We have purchased in Stage 8 last year and are still awaiting for the land to title. Was told it could be end of June or early July. Considering we were told it was meant to title back in January, we're not holding our breath! I was wanting to ask roughly how much you all had to pay for site costs. I know that the basic formula is $10K per 1m fall. Does that sound roughly how much you all ended up paying also? Our land has a little over 3m in fall so we've been told to budget about $30K in site costs. I just want to make sure that sounds right. Also, what class slab seems to be the go in the estate? We had to have a class P slab which required 19 Bored Piers for a total of $11,400 so all up it was a little over $22K for the site costs. As for site costs, I am similar to Eskay. We had just under 1m of fall, and we required a P class slab and extra concrete in one area as well as a retaining wall. Our site costs ended up around $30k. OUCH! Hopefully you won't need the retaining wall or extra concrete though. Have you picked a builder yet? xdc351 - How exciting for you! I can't wait to check out your progress tomorrow. We're in the same boat with the retaining walls.. then if you can pass on the details of the people who you ask the quote would be fantastic.. We do have one (masonry wall 10k) but we would like to have at least 2 or 3 more.. wood style. Although while I am typing this she has just gone to bed after an epic meltdown. Mind you that rarely ever happens. She has just started solids so I am wondering if this is causing her to have a few tummy pains as she learns to digest it all. That it absurd that the builder won't fix the porch. I don't understand why they don't think they're responsible for it? natmai - OMG $35k, that is CRAZY! We are going to give the 'landscaping' a crack on our own. Obviously we will need someone to do the retaining walls, but apart from that we are flying solo. No money left anyway even if we wanted to get it professionaly done anyway. Eskay - Tradies were working on your house today, nice to know that even though it's a Sunday they will still come to finish off a few things. AFM, well we have all of the electrical and plumbing completed, including our bath, so they should start the plastering this week.... they better! Things are starting to get very hard at the in-laws. Both parties have had enough We love each other but after 18 months of living together it's starting to wear thin.............. They want me to pay the framing stage this week and I told them I would do that AFTER I inspected it. Amazing how that works... You'd think after paying a small fortune one would be entitled to a porch that doesnt like. Apparently mine was designed to leak. Go figure!! Natmai - I'm thinking of using Matt from Total Decking for our retaining walls. His quote was the most reasonable for our decking and I am happy with the quality of his work. His number is 0413 606 906. His quote for our walls came in heaps cheaper than anyone else too. Say Karen recommended him and ask him for a good price. Housemouse, hope Maddie is better now. New food sometimes can have that effect, I used gripe water for relief. I know exactly what you mean. Staying with anyone for an extended period of time is quite likely to put a fair strain no matter how much you love each other - thats just from experience. But I saw so many have started building already. We are still waiting fro the builder to finish eh drafts so we can get the developers approval and the permits. Any idea how long that might take? So mad with our builder for wasting more than 2 months just doing the drawings. Karmaz, I hope you get your porch fixed without too much trouble. One of the lawyers that we know advised getting an independent supervisor so the builders do their job well. We might get one of them to save us from any trouble. Nat, I saw your house the other day. Apparently telstra have now refused to lay copper cable in the estate, yes that's right, if we build we will not have a phone or Internet besides crappy crappy wireless or satellite and the big bills that go with it. And some time in the next 9 years when the nbn is complete we can get a fibre network. This is not good enough! Be warned, if u dont have titles yet u may not get a phone! In other estates around Melbourne, they are already running fibre to the home throughout. It does mean a little extra expense at the beginning to get the terminal in the house but then it's there and the NBN will able to be connected whenever... The developer is usually in charge of making that happen so Australand should really pull their finger out and get that sorted out for all the residents. From what I read, you poor folks in the later stages are already suffering enough hassles as it is. Happy long weekend everyone Hi Catlover and Nezza, what eskay says is true, I have a friend working in this famous NBN and he told me that form 1 january 2011 Telstra is not putting cooper anymore, all the new states are required to pay a bit more to telstra to put the fiber cabling. and as far as he told me every new title needs to pay around 1000k for this service to be connected. It seems to me that Australand doesn't want to pay the extra money and leave you with wireless broadband. I think if you all get together you can do something about it. Go to those layers... no win no pay!!!! Our house is coming along well our PM says that he is expecting to finish by oct!!!! yeah!!! I'm not happy yet!!! ... Have a nice weekend everyone.!!!! Fingers crossed for a roof this week, I shouldn't see why not if the weather stays fine. Our house is going slowly (IMO), we should have the plaster starting at the end of this week. I want to see progress, but it feels like everything is moving at a snails pace. The house is supposed to be finished by September, but they will really have to haul arse to get it finished by then I would think. I want to see my kitchen, I want to see my tiles, I want to see the wall paint colour I chose (mainly cause I can't remember what that was now!), it doesn't help that I am a very impatient person. Can't they just domestic bliss my house and get it done in a weekend? Haven't posted for a while as we've been tearing our hair out at the delays on our build. Long story short, missed our Easter handover, previous home settled, moved in with in-laws, both kids sick the entire time, dog got hit by car, I had a car accident myself, finally moved in on Saturday!! It's been a loooong journey, having purchased our land in Aug 09! I think we've aged somewhat through the process and can't say right now if we'd ever build again. BUT, it is amazing living in our new home. We are still surrounded by boxes and I don't know when I'd finish unpacking but everything is as we like it and it's a home we can see our kids growing up in Not trying to rub it in. Just want to say 'hang in there'. It's all worth it in the end.
