Re: Building in Spring Farm anyone??? 864Apr 23, 2013 6:08 pm Hi all, My wife and I are new to the site and are the soon to be owner of lot 5126 Danvers road in riverside. Just thought we would say hello and use this as a platform for finding useful information on the building process, since this is our first home. Re: Building in Spring Farm anyone??? 865Apr 23, 2013 6:11 pm sparta01 probably doesn't help you, as you are thinking about East Village. Riverside estate our is "M" . "M" class? Really? We are in stage 51 with Eden brae and I am pretty sure they charged us an arm and a leg more to have a "H" class (H is the saline affected slab isn't it?) Re: Building in Spring Farm anyone??? 867Apr 23, 2013 7:58 pm H is means the soil is highly reactive, your Neighbour could be an M class, less reactive, but obviously the same salinity. In the camden area the council have a salinity policy that all slabs need to be 32mpa concrete which is an upgrade of about $1000-$1500 depending on the slab size. 2 Re: Building in Spring Farm anyone??? 868Apr 23, 2013 10:58 pm Thanks for the info guys, might have to do a little more digging to make sure we aren't being overcharged. Re: Building in Spring Farm anyone??? 869Apr 24, 2013 11:30 pm Hi guys I just bought a block of land in Spring Farm on Marshall Ave. Someone asked me the other day if I knew about the odour problems from the nearby garbage tip. I never knew about that. Has anyone got any information on this? Cheers. Re: Building in Spring Farm anyone??? 870Apr 24, 2013 11:34 pm Hey Springfarm4th, The tip is not that close really, it's closer to Mt Annan. Either way, not knowing where Marshall Street is exactly, I can still confidently say you wouldnt smell the tip. I have been down there countless times and never ever had an issue. Re: Building in Spring Farm anyone??? 871Apr 24, 2013 11:46 pm You are in Riverside? Marshall Ave is off Richardson away from Riverside where the double storey established houses are. If Riverside is safe I think we should be fine where we are. Re: Building in Spring Farm anyone??? 872Apr 25, 2013 3:14 pm I'm also in Stage 51 and have been told we need a H class slab as well...also building with EB.. Building a Drysdale 27 with Eden Brae! Re: Building in Spring Farm anyone??? 873Apr 25, 2013 7:07 pm Yeah riverside, but we have friends living in east village and also in Ayre currently and they have not been able to smell it either. Re: Building in Spring Farm anyone??? 874May 07, 2013 12:44 pm So we took a visit to Riverside on the weekend and saw that a bunch of people have moved into their homes!! How exciting for you all and congratulations!! What's it like so far? So much progress has been made! We are still waiting for registration!! The developers have picked up the Linen Plan from council and now waiting for it to go into LPI. What was the time that most of you had to wait from the time the plans went into LPI until you settled? Building a Drysdale 27 with Eden Brae! Re: Building in Spring Farm anyone??? 875May 08, 2013 10:05 pm I have been told LPI are about 3 weeks waiting time if the plans are good and don't need further info/amendments. You can settle as soon as ready after that but it would normally be another 2-3 weeks. Thankfully we can lodge to council prior to settlement. Re: Building in Spring Farm anyone??? 876May 18, 2013 10:39 am We just bought in stage 33. I dont want to wait much longer than August registration We are currently renting so would love to just get our home started and move our family down there asap. Our builder has a 16week contract to completion so be awesome to be in for christmas!!! Im not holding my breath!! Re: Building in Spring Farm anyone??? 877May 21, 2013 10:39 am i honestly wouldnt hold your breath. we are in stage 31 and should have been in our house at xmas last year anddont move in for a few more weeks. i hope for yoyr sake that cornish dont hold you up like they did us Re: Building in Spring Farm anyone??? 878May 21, 2013 2:38 pm Sorry but you will not make Xmas, your plans will take 4-6 weeks to be approved via council or CDC. Then the builder has to finish the contract. My land was registered in the last week of June 2012 and my builder was finished a week prior to Xmas and then had to for my own flooring etc. Earliest I would have been in with the Xmas close down would have been the Australia Day weekend. 2 Re: Building in Spring Farm anyone??? 880May 22, 2013 9:02 am Thanks sparta.....should be very soon! We took a drive out there the other weekend and noticed that you have moved in?!?! Congrats! What's it's like living in your lovely new home in Riverside?? Building a Drysdale 27 with Eden Brae!
