well disregard my previous post! we are not starting today... why? because our plans haven't been approved yet, they say we might be in the flame zone... if we are, I'm not building, that's it, I'm over this BS... first we ended up being bushfire zone between buying land and settling, our first door neighbour on the right has built in the previous stage and has NO bushfire protection... our neighbour to the left started building about 2 weeks ago, which means his report has been uploaded and he apparently isn't a flame zone... oh and the houses across the street that are being built are not in the bushfire zone either... I guess our lot is cursed...

Im in a bushfire prone area too BUT the people across the road arent in the bushfire prone area - very annoying and it is all at an extra cost! Ours was $4,700!!!!!!!! I was not aware of this cost before i bought the land unfortunately.

For those of you checking out the blog, my basins have been installed and i LOVE them!

There are 6 bushfire attack levels in total, these are;

◾BAL Flame Zone
◾BAL 40
◾BAL 29
◾BAL 19
◾BAL 12.5
◾BAL Low

The one you paid for is BAL 12.5

I have never heard of a "Flame Zone"!

Yes, it does state BAL 12.5. I have never notice that or realised there are different bushfire levels. How much will this set you back?

if it's flame zone I'm selling the land and not building... apparently that kind of level can set you back anywhere between 100 k and 200 k... so they better not put me in that zone

I've just been doing a bit of reading on this and someone else on here was downgraded from BAL-FZ to a BL-40 - they got an officer from their local CFA to come out and assess the land and presented the arguments they found to the builder. Take a look here: viewtopic.php?f=31&t=50521

thanks, I've seen that as well but it's still to high of a lever for us to go through with the build, as I said, if it's anything above 12.5 we will probably just sell the land and move on

Does any one know how long it will take from land settle to the construction process??

Hi Charlene,

after we gave our BC all the paperwork (settlement and loan approval) the site start date was set at 3 weeks... which is today!!!!!

Congratulations!! I just send all the documents to her, hopefully it will start earlier, cuz Christmas is coming....

Sorry to hear that, I just realized you got the issue with the land. Don't worry about it. It won't be flame zone, ur neighbours are not flame zones and there is no way to classified u to the flame zone.

I hope you are right, but they got their approvals and started building and we haven't yet ... so as they say, preparing for the worst and hoping for the best

what a scam this bushfire and flame zones is, all different names to rip off people who are trying to build first home in outer suburbs. they catch arsonists, and let them go (always underage kids or mentally disturbed person).

we had issue with block we bought in start, and pushed stockland to take it back or we going to todays tonight. all sorted in one day.

if you can return block of land, better save the whole headache.

OK people, here are some stacker door photos. Looking closely at it, I can't see any reason to think the screen door rails were a bolt-on, but it's not impossible if they were a very well made modular frame I suppose.

For reference, the stackers are 2100 high, 3000 wide, and are the double-glazed units. They are as heavy as any door I've ever opened, but slide smoothly and quietly, sealing very cleanly. The tracks are still full of dust from the builders, but I'll clean them out sooner or later.

The screens themselves include a horizontal bar, as they're quite large. Installation was carried out by an A&L representative, and took about 15 minutes.

Stacker upgrade was $1688, wire screens were $1320 but that included two other doors.

I have that stacker door myself, $1320 seems a bit pricey for the wire screens, I will hunt them down now I know what I am looking for.. cheers and thanks again
