Browse Forums Building A New House Re: Builder Reviews - Perth WA 841Sep 07, 2009 8:18 pm OMG thats shocking. Surely its their responsibility to fix it?? Isn't there some sort of 6months thing. Their ** work and they should definitely be called in to fix it. Re: Builder Reviews - Perth WA 842Sep 07, 2009 8:32 pm I am not sure I understand,. if you haven't paid the final payment yet how can insurance be your problem? if you haven't had handover and the keys then it's not your property yet? Re: Builder Reviews - Perth WA 843Sep 07, 2009 9:38 pm kexkez I am not sure I understand,. if you haven't paid the final payment yet how can insurance be your problem? if you haven't had handover and the keys then it's not your property yet? the building contract says that after PCI, the responsibility shifts to the owner and as such the owner needs an insurance policy. I created an insurance policy after PCI, thinking that we'd be moving in in 2-3 weeks. When the house sat empty for almost 2 months while they finished it off, the insurance policy became void. But the issue is, I suspect the damage was caused by a tradesperson, Homestart say it was caused by vandals. Homestart are responsible for the former, we are responsible for the latter. No photos were taken of the initial damage, and no police report was filed by Homestart. So it's their word against ours, ours just makes more sense. We'll see how it turns out infront of the tribunal, but as first homebuyers it really shouldn't have to end up infront of a tribunal. The magic is gone! Re: Builder Reviews - Perth WA 844Sep 08, 2009 10:34 am I am shocked.. I am so sorry this happened to you and for your first house.. wow. I am also shocked to hear that homestart have a policy saying after PCI the house insurance is yours.. Our builder homebuyers take responsibility until key handover. Home Group WA Monte Carlo Timeline on Page 1 Re: Builder Reviews - Perth WA 845Sep 08, 2009 12:30 pm Wow. I'm completely stunned at that! Its disgraceful!! I hope you get a win at the tribunal. viewtopic.php?f=31&t=22766 - my build thread! Time waits for no man. Unless that man is Chuck Norris. Re: Builder Reviews - Perth WA 846Sep 08, 2009 3:45 pm I noticed fellow Keystart-ians that as of 4th sept Keystart have changed their policies and now its 4% deposit and 2% genuine savings. I would so hate to be waiting on final approval now for end of Sept.. that would of put a lot of people out. But they are saying that it only applies to new applicants not those of us waiting for final approval. When are you expecting final approval?? any day now?? Yes, My broker says Friday at the latest, with settlement 3 weeks after that. Delays in getting the contract out of SPH meant it was only 2 weeks ago that we signed, and with Keystart of course you have to have both the land and the build signed at the same time. Logically they can't reassess all of their outstanding applications but when has logic been part of the building process. His son is also a broker specialising in first timers and put in nearly 40 applications last week to beat the deadline. I think if all the other brokers do the same Keystart are going to be on a go slow for a few months! I'm not surprised they changed the rules, they were $800 million over budget last year! So roll on even bigger State Budget cuts to pay for our nice houses. Yeah, the FHOG application went to Treasury today, and they were doing the valuation today. Home Group WA Monte Carlo Timeline on Page 1 Re: Builder Reviews - Perth WA 854Sep 09, 2009 1:16 pm yeah, our tap's right next to next door's, it only went up last week, after the site works were done. Apparently we're getting slabbed in about 2 weeks, or maybe it's a week and a half now. It would normally be sooner, but there's supposed to be a backlog. So it looks like me and Chedasha will be racing, with different versions of the entertainer.
