Lot 9 was originally offered as a H&L package from Jandson Homes for $729K; 2 separate contracts $379K for land $350K for the house. Lot 205 was on sale for $425K back in March 2015. These figures are provided so you can see how much the prices have moved. I can see banners from Jandson, Clarendon, Rawson, McDonald Jones, Mojo, Bellmarch, and Ichijo popping up in Oaklands. I started this thread back in March 2015 and to date we have had over 800 posts, 42500 views and 41 pages. A big thank you to everyone who has participated along the way. Have you signed the contract and have you talked to your solicitor? That will be the first thing I'd do. Also read your contract of sale carefully. In our land contract from Crownland, clause 36.3 stipulates that there could be a minor variation on the unregistered Plan of up to 5% that would be considered acceptable. Anything larger than 5% may trigger grounds for the contract to be rescinded. 17m2 is 5% of a land 340m2 in size. Re: Oaklands Schofields 814Jan 11, 2017 12:39 pm Jaymark Hi Morning Star, Thanks for responding. We put the deposit down 18months ago in a rushed manner as Crownland required. This was on the basis of the original documents and website containing the block size at 353m3. The website had recently been updated to quote 336m2 . we were never advised of the drastic change in block size of 17m2 and the overall dimensions had also changed showing a 12.5m frontage now being 13.53m which is useless in todays standards as the length of block is what is required. I have emailed Crownland developments / Rhiannon / Andrew W. to contact me as I have tried calling them 20 times today. I want to see their stance on the matter prior to seeking legal advice and not being limited to ACA / media outlets. I feel totally disgusted at the manipulation , deception and total lack of disregard for consumers that has occurred to us, we cannot build our dream home on the block given and have paid overs (approx 20k ) for land we have not received. We hope they contact us soon. If anyone else has had this happen please inbox me. This is completely unacceptable. Hi jaymark, have you read what MorningStar posted? Have you read your contract or talked to your solicitor? During the settlement, your unregistered land size may be reduced up to 5% due to various reasons. It is not illegal and not a rip off. Why do they wait until the bitter end to do this shlt with the prerequisite to shave the block sizes 5%, Small developer = greedy prlcks. The sqm2 rate increases the price and devalues the property by means of sizing changes. Crownland had the dimensions reduced on 29m depth 5m that makes any normal home abnormal. The people behind the scenes who are the face of this debarkle are just puppets and relay bullshlt information. Hopefully we can sell the land and turn a profit but what a waste of time due to the time it took these spastics to develop the area. You d be plssed off too. Jerks. Well honestly I dislike that too, but unfortunately the “5% thing” is kind of a “standard practice”. My solicitor advised me that it wouldn’t be known until the last minute (very close to the settlement). By then it would have been difficult to back out especially after an exchange (10%) has been previously done. I was hoping that at a very least your solicitor would have advised you about the possibility of this to happen. At least I’m quite sure the lands within Oaklands are strategically positioned. Yes, Altrove and train station are next door (and potentially the future station of extended NW rail link will be just across the road in Altrove side). It’s located half way in between two “rising” suburbs (Rouse Hill – booming residential and commercial, and Marsden Park – commercial area and potentially would have a strong industry growth) which are likely to grow at a fast rate. The new Schofields Rd right across the Oaklands will make the connectivity between these 2 suburbs much better. I think the land price can easily rise in the near future. I also have settled for one lot there.
