however we did get a win, the price has come down to $2100 from $4500 However they stung us in many other areas which to my cynical mind is them covering it off by charging extra elsewhere. examples. We are getting timber bi fold doors, they are $4800 for 3 sets, they want an addtional $2600 to go up to the taller door. bloody highway robbery for sure. over $6k to extend B1 out by 600 under the eaves on 2 walls rotate the existing double shower and extend 200mm into laundry, make WC door slightly smaller. nothing strudtural. $2300 to do that if you please I'm absolutely livid! You said in your other thread about AV Jen that M3tricon wanted $1100 to put soundproofing in the home theatre then yesterday on this thread you said it was $3500. Then today $4500.
I'm just struggling to follow. Have you created two seperate theatres with different types of soundproofing? Am I missing something? Or have I misunderstood something? Jo different issue $4500 was orginal price for the boral soundstop gyprock sheeting. this came down to $3500, now it is down to $2100. $1100 is for the acoustic wall batts tothe HT room walls only, that is 2 walls & ceiling as others are glass doors and windows. hope that clarifies oops snags are burning!! Our next door neighbour built with M...their experience put us off building with them. (very similar to yours but it extended into nearly 12 months of build time too! Sometimes there was no work done for over a month!)..but after our experiences with our builder of choice in the early stages...I am starting to wonder if it is across the board... And I haven't been on the forum much lately but in answer to your question about eating mess food in another post..hmmmm...frontline food is bad enough and after hearing stories about chicken parmigana... You are correct they charge like bloody wounded bulls and basically pluck numbers out thee backside with no substatiation at all. I am pushing back on every single item that looks not quite right and I can tel lyou there are plenty of them. Oh I remember mess food well, at least then it was RAAF cooks but chicken was always to be avoided as it was never cooked properly and many cases of food poisoning were the result. We nearly have our house ready to list, just waiting on the sparky to come back to complete the install of the new kitchen applicances. He had to get some SS surrounds made up for the oven and stove top. We got brand new end of line Westinghouse Stainless steel oven, range hood and ceramic stove top for under $1500 and it has really made a difference to the kitchen. We thought spend afew bob to maximise our chances i na very competitive marketplace. New job is interesting, busy and should work out well though they are very short staffed in the s/w developer areas which has blown timelines out the window on 2 projects I was given to deliver. cheers Peter Re: Thinking of of building with M3tricon? There tradies have been using our block as aprivat e burnout area, rubbish tip and general parking lot, chewing up all the front turf in the process. I rang AVJabout this several times and also emailed them. took them 2 weeks to respond. Now I did also advise that we had not yet dsigned a contract for a house and may consider AVJ for that. Eventually got a phone call in response and was assured they would stay off the block and keep all rubish off as well. I visted our block yesterday and low and behold the tradies have been having fun doing donuts on the block and throwing all the building scraps onto our block. Ontothe phone gets I, eventually spoke to somebody and told her this will stop aor further action will be taken Their site supervisor rang me about an hour later. What an arogant, agressive pig of a man. Basically told me to F off then hung up on me. So for anybody considering AVJ forget it - they are pigs. Absolutely disgusted by them. Oh and tool lots of pics today of the damage and rubbish on the block. They will be talking to my solicitor next. They may have a differerent tone with him. No more progress with the pricing. Look elsewhere!!!! 93Aug 30, 2008 6:36 pm We actually had the same experience with M who was building next door. they used our site to mix concrete, cut all their wood, site access, during heavy rain they got bogged and wrecked our block, they left rubbish, bits of roof iron, you name it they left it.
We threatened them with emails containing photos, legal action, phonecalls and finally got it cleaned up months later! I find this behaviour so rude, and inexcusable - don't they get the word tresspass. We actually placed barriers on our block so they couldn't use it! Let alone we are on an acre so what the hell did they need to use our block for anyway!??! I hope it doesn't resort to legal action for you... sounds like you are not having much fun lately I hope things improve for you... you named it! Whatever happened to common courtesy. I told AVJ that if they needed to access the site that all it took was a phone call and for them to indemnify us in writing beforehand. They seem to think they can use it as they please. I'm going to get some of that orange barrier stuff and sting it accross the front with a big sign. F OFF! Tresspassers will be EATEN! Well words to that effect anyway. These clowns just don't seem to get the notion that they are commiting tresspass and can be charged with such. I know a couple of high ranking BIBs so might have a word tothem about this. The arrogant SOB from AVJ who rang me yesteday had the nerve to tell me they that were not leaving rubbish etc, I exploded. I have seen them doing it. Bloody wankers are just sooo arrogant. Sounds like M gave you the right royal treatment as well. Maybe we need to guard our blocks with loaded 12 guage in hand, step over the line and BANG backside full of birdshot! He snapped and actually took a chain saw to a couple of trees on our block and placed them over the access point and then he got bright yellow tape (DO Not Enter) and strung it across the entire front of our block. Then he demanded M put up a sign that said "no one to drive on the block left of ours etc"
In hindsight his neanderthal behaviour was funny but at the time he literally spent a week on the phone/email (lucky he works for the RAAF that work soooo hard)!!! It was so annoying and we were treated like s***. One of the M people actually said something to the effect that he hoped our building experience would be horrible. Couldn't have been any worse than our next door neighbours! It is so frustrating...it is OUR land not theirs and they should actually be asking us to step foot on it and even pay us for the access and the time they have used our land. I am sure they would do it to us if the situation is reversed! We wish you the best and fingers crossed that the only way is up from here... - Patience as in chinese torture where pain is your friend. - Understanding as in understand that as a customer you have no rights and your place is to swallow as much crap as you can take and the when you are about to crack swallow some more. Don't worry it will get better once you start building. Actually no it won't. But seriously a few things I've come to accept is that: 1. Until your block has a house under construction other builders will consider it a given that they can use it as a tip or parking lot in whatever way they see fit. It happens to everyone and when your house is being built if there is an empty block next door your builder will do the same thing to your neighours. 2. Builders big or small talk the talk to get a sale and it means very little. It's whats in the contract that matters. Reputation with big builders can also be missleading. 3. Builders will use the full extent of what is allowed in the contract for pre-construction time and build time. They will only be faster if they aren't busy. If a builder is taking a long time to supply you with a tender then that may be a reflection of how busy they are. 4. Volume builders do not supply the customer with perfection. If you want perfection then instead of paying 7k per square go to a smaller custom builder and pay 14k per square. Your role as a customer is to negotiate with the builder to get the job to the highest standard possible and use every justification you can think of. 5. Service comes in many forms: Sales service, admin/pre construction service, service during construction and service/maintenance after construction. Some builders are good at most but not all. I'm not trying to say I know it all or that any of this is acceptable but this is the way I see it. I find it impossible to not take it personally because there is so much on the line. All I can do is take it in good humour and not give in.
