Sooooooo frustrated we had enough money and equity to buy the block, we could have taken our time to get the money we wanted for our house, as opposed to selling it off quick. Re: [SA] Building in Field River Estate, Trott Park 82Sep 30, 2010 3:34 pm Surely the council approval process would have to be considered part of building, so I don't think it would be any issue if the plans were in at council and took months - you could easily show that you were going to build on the block and it wasn't your fault that actual construction wasn't started inside 12 months. If it's in the encumbrance, I guess I skimmed over that bit We didn't plan to sit on the land anyway so it's not a concern for us. Besides in our case, we bought the land fair and square so it's not like they can take it away again Edit: I posted this prior to the previous post being edited.. I'm going to lodge an official complaint to RealtySA management, that a staff memeber * to me about the procurement of the block. Which she did, straight out lie. This forum is proof of that. I think its the same person you are dealing with Vortex. Our guy was on holiday until the 8th of September as well. I think the best thing about building is there is room for negotiations in dates. Where as if you are buying a house, if the bank doesnt say yes by a date, that it... Games Over. No idea what's going on there, our emails to our contact in the Council are going un-answered and strangely also to our salesperson at Fairmont... They told us the re-submission would be approved weeks ago, but nothing yet. It's like we've gone to the back of the queue again. Frustration is creeping in, we're planning on having our wedding there in 12 months. If they don't get on with it we'll have to move the location of the wedding (again). If you consult your build contract they state a home of your size should be complete 130 Days after laying slab. So as long as they lay your slab on their new year return, fingers crossed you'll be alright. But yeah that does leave you in the boat of "do we or do we not, take the risk, and not relocate the wedding" Also you'd need to get a rocket up the landscapers etc etc to ensure it was all ready I'm sure it will work out. RealtySA/Fairmont are all hands on deck at the moment as Nottage Rise is having delay after delay, and the Onkapringa Council just rejected Seaford Heights. I guess Trott Park is old news. House and front yard take up the first 28, so 21 meters from back door to back fence. Block slopes 1m in the first 30, (diagonially left to right towards back of block) then kinda flat for 5 meters, then over the last 15 meters a 3m slope lol. Gonna be chaos trying to deal with it. Thinking best option might be to dig it out a bit more and put a pool in there. Otherwise half of my back yard is going to be retaining stairs with big drops. Not a very safe idea for the kiddies, then again, a pool isnt the safest idea either.... ohh well. Will be a project. Little worried about stuffing up decisions that will hurt the bank later on. Basically just wanted to know what peoples thoughts/opinions on when selecting colors of doors/gutters/facias etc We were thinking of grey tile roof, woodland grey gutters, downpipe and window frames. Then having Paperbark facias, front door & roller door. Just biggest query is what is the rule of thumb when it comes to selecting downpipe colors. Should I be matching the gutter or the facias? I just don't want my house to look silly. Also not sute with a dark grey tile roof if Woodland Grey is going to be dark enough or look a little amatuer hour... No pics as we are only at frame stage. I think either colour would be fine although perhaps Woodland Grey for you to match your windows. Re: [SA] Building in Field River Estate, Trott Park 96Oct 11, 2010 8:52 am We went for a lighter shade of grey for the roof and lighter bricks, with a contrasting darker colour for the gutters. Don't ask me what the specific colours were, but we saw basically these colours on some other houses and it looks quite nice. I think. I hope. I'm not a graphics or colours person and we don't care about fashions or trends, so we just chose something that looks OK. It's been way too long since we actually did our selections I don't even remember the specific colours anymore (Glaring at the Council as I say that...) The Colourbond website has some excellent colour choosers so you can pick the individual colours from the Colourbond range and see what they look like on A house, but not your house.. I think Fairmont use the Colourbond range of colours on the houses so that should all match up. Also, have a drive around Flagstaff Pines, as it's a newer estate some of the colours used there are more up to date with what's available now, and there's quite a range of different colours and styles there to get a bit of an idea from. But we are going for the Sandstone rock face. And we were getting worried that the front of our house would look like a giant sandbox unless we made the windows and gutters pop out a bit. Oh well I guess we'll go for the woodland grey down pipe, if it doesnt suit, its only a downpipe, we can just got get 1L of outdoor colorbond paperbark and paint over it. Thanks for the idea Vortex, my partner and I take a trek down to seaford meadows and drive around there. As Flagstaff pines is a bit "too full on" with colors and architechture for us. We prefer the standard-ness (I believe thats not a word) of Seaford Meadows. People seem to be a lot more sensible with there schemes. But we are just trying to be sensible to try and make the house ageless. That Block in the estate has slab layed and timber frame already arriving to the block..... WOW!!! They would have had to have the plans in at the council prior to settlement to be this far along, surely.. Unless Rossdale simply don't have that much on at the moment? We bought our block relatively late and I assumed we would be miles behind most of the people in the estate, but I guess that's not the case afterall G'Day Vortex. I think we (2 storey owners) got through the approval process quick because our block is very wide at the front and the footprint of the house is quite small being two storey and hence no need for substantial retaining walls. We were initially considering single storey but to get the space we need (to get away from the teenage kids!) there was always going to be siginificant retaining wall issues with single storey that would have been rejected by council. When we considered the cost of the splits and the backyard loss with a big house footprint we decided to go up (and borrow more! ouch). Marion council would not accept any BA/DA until certificates of titles were issued which the developer seemed to drag the chain on. Rossdale are making great progress but i expect they would prioritise construction of the bigger houses as the progress claims are always higher. Cheers. The council are REALLY dragging their feet on everyone else, but it seems to only be the Fairmont homes they're doing it to. I guess there's some bad blood there, perhaps. So anyway, we found out the builder actually still hasn't submitted our updated plans to the Council. Even though we were told by the Council they had updated plans, and the builder told us they had submitted them. Really unhappy with this at the moment... Also we got a letter about removing all the weeds from our block of land.. I don't want to spend a cent doing that if it's all going to be pulled up sometime in the next few months anyway. Hi Simp I'm your next door neighbour to the South side. My query for you was how did you get away with your driveway on the non-encumbarance side? I can totally see why you did it. Makes it so Bailey Circuit head lights don't shine through your windows. Just wondering if you had to pull some magic or whether you got away with it purely because you weren't building on the boundry? A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time. If the… 1 3097 |
