Re: Who is building at Harrington Grove? 84Jun 10, 2013 8:11 pm Hi, this is my first post being a long time lurker, we bought our block earlier on in the year in the Lomandra Precinct the main reason we bought in Harrington grove was the good sized blocks and you are not on top of your neighbours We didn't think there were to many rules that were difficult on the facades, for example we didn't need to bag and paint or render any part of the house like some estates in the area require. Our house just went to the developer(Harrington Estates) for approval last week, they approved it in two days and now our builder-Mc Donald Jones, submitted our plans for approval to camden council late last week, hopefully it all gets approved without a hitch. What a lovely induction HG has! My concern was the facade we choose was more traditional and it doesnt have a massive portico just a small porch area, and its nice to hear that unlike the other estates that we have looked at you dont need to have render etc as we really didnt want that look. The rule book says you have to have an entry feature which I'm hoping this porch area is suffice! The thing I am having difficulty locating is actual details about the Community Levy. Could anyone already living there please enlighten me on what it actually covers? I believe it includes access to the club and for paying the security company. But what I am trying to find out is exactly what other services/amenities that it is used to pay for. eg in some other areas, that I have spoken with people about, the levy covers everything there up to and including the roads. Is there anything in your contract/title deed that somehow limits the potential costs/increases over any period of time? What are your thoughts on value for money from anyone that lives there? I live in Gregory Hills which is on the other side of the tracks so to speak and we enjoy the Harrington Grove club house facilities through friends that already live there. We bought one of the 702m blocks in Magnolia (Foley Cct). We cancelled our gym memberships and the money we save there just about covers the levy. We now use the gym at HG. The blocks are spacious and we love using the facilities. Our cert 149 certificate states BAL 19. Has anyone bothered to get a private certifier to confirm this? I'm really concerned about how much extra the build is going to cost to accommodate this BAL19 rating. Re: Who is building at Harrington Grove? 96Nov 22, 2013 7:13 pm Hi memyselfandi, we are building in Foley Cct- initially we were told that our BAL was 19- however when we got council approval Camden Council downgraded it to 12.5, so hopefully it will be the same for you. We are building a double storey and we had a provision of 15 grand, but it should be considerably less now. Still waiting for estimating to get back to us with a final figure. We are Lot 9, if that helps at all.
