Browse Forums Building A New House Re: Building the Waterfall by Clarendon in Sydney 781Dec 18, 2010 12:33 pm Hi all, Havent been on here for a while so thought id give a bit of an update... - Kitchen - finished - tiling Finished - toilets accessories (bowl, sink, bath, shower acc. etc) -completed last week - light points and power points - completed last week - plumbing - completed last week - Garage door - Still waiting but will be installed by Christmas - Site will be cleaned next week ready for handover in Jan - External Painting still hasnt been finshed but the painters are not closing over the christmas break and will be finsihing it then. Has anyone heard about this before Depends what the fail is, we had a small fail or two, nothing too bad to worry about. the carpenter came back and move some bits up and along and nailed etc, and it passed. Was yours something a bit more involved? Apparently the coucil wants all engineers specs for all steel beams and joists . SS said there's nothing major at all . because of this our water proofing , insu;ation ,gyprocking had to be post poned . But the speed is picking up, today cornices went in and painters due tomorrow. I have a question for anyone building the Contemporary facade. I have asked C to put a drainage pipe for the porch awning as I believe water would just sit with no escape. First I was told it's no problem. $50 for a "pisser pipe" including water proofing. They have now said that it would require guttering. I believe the quote is $85 for that. I have a photo of a porch roof on the Contemp. facade. Is this standard? If it is then I don't see the need for drainage. I always thought that the roof had a front panel (so to speak) creating a "pool" when wet hence why I asked for drainage. If the below photos are standard then the water would just run off the roof everywhere. I have had a bit of good news - a Kitchen and Vanities were put in today!!. Mel Re: Building the Waterfall by Clarendon in Sydney 794Dec 28, 2010 1:15 pm Hi All, Clarendon seems to think that we need to get 2 water tanks with a total capacity of 7400litres. Have questioned them about it and they said that its because of BASIX/Hydraulics. After reading through the BASIX report it indicates that I needed a tank of only 2500litres as a minimium. Contacted Clarendon about it and they changed their mind saying it was all to do with Hydraulics and nothing to do with BASIX. Extra tank, extended slab, extra piping to interconnect tanks and overflow pipe to kerb = $7000. Re: Building the Waterfall by Clarendon in Sydney 796Dec 28, 2010 2:17 pm hi gav did you modify your land? as putting drop edge beam or anything to alter the FFL for any reason? hydraulic people design water flow to prevent flooding to your land and neighbours too. i think C use Ibrahim's hydraulic company. may need to ask them what is the reason it is needed. often there is logical explanation. your CSO often are messenger who often dont know whats happening and more often than not, they dont relay the message properly. it happen with us in regards to the window sill and the brick courses above the window. they give us incorrect explanation and when we talk to the department who is in charge of the construction then we get it why it cannot be done. it is better to get straight from the horse's mouth but having said that it is very hard to get thru them unless you go to their office straight. the CSO often try to force you to accept their explanation but it is hard to accept it when it doesnt make sense! mp Re: Building the Waterfall by Clarendon in Sydney 797Dec 28, 2010 3:00 pm Hi Again, No we did'nt modify the land, however our origional tender was for a soakage pit in the back lawn area at a cost of $8000. Was advised to try and get the over flow to the street and hopefully save some money. Clarendon advised me to go and see the council if I wanted the stormwater to overflow onto the street and then I would'nt have to spend the $8000. Went twice to council and spoke directy to their hydraulics engineer who agreed that the overflow could go onto the street. However Ibrahim's seems to think that I need the extra tank which, surprise surprise costs about the same as the soakage pit. I am very suspisious of the whole process. Also after DA was issued Clarendon claimed that there was some council requirments needed which they unfortunatly needed to charge for. Went back to council and spoke to the council officer who approved the DA. He looked over the PCV from Clarendon and informed me that none of them were council requirments. Like I said before very disappointed with Clarendon and sorry I ever walked into their office. Also, why would they propose a soak pit at the back and not to street - is your land maybe sloping to the back and maybe the street gutter is also higher than the pipes at the front of the house ?
