[/quote] In the design standards book it says "Matt finished powder coated metal roofing or similar" or "Matt finished shingle style terracotta or concrete tiles" or "Matt finished low profile or slimline terracotta or concrete tiles". It does not say flat tiles. So maybe curved tiles are ok as long as they are slimline. A balanced diet is chocolate in both hands. I think I read somewhere that they have 8 weeks to install fencing. We did the PCI today and estimate the settlement in 3 weeks. We just don't want to stay in too long without the fencing. Did any of you see the prices for land on Lukis Ave in Sundays paper. Up to $300k I think we were all lucky with our prices. A balanced diet is chocolate in both hands. They stated that they do not intend to build but wait for 6 months and look at selling the land for profit. 2 of our other neighbours have not started works and there is no sign of a tap on their land. Reading the 'Contract of Sale' it sounds like they may have some issues. Quote: 15 Resale ________________________________________________________________________________________________________________ 15.1 Until Settlement, the Purchaser must not without the consent of the Vendor, sell, transfer, assign, mortgage or otherwise encumber or in any way other way deal with the land or any part thereof or the Purchaser's rights or interest in or under this Contract. 15.2 After Suttlement, and until the dwelling-hose and landscaping are complete the Purchaser must not without the consent of the Vendor resell or transfer the Property. If consent is given by the Vendor under Special Conditions 15.1 or 15.2, the Vendor may require conditions to be complied with, and the Purchaser must comply will all conditions of the consent which may include in relation to a sale or transfer a requirement for the Purchaser to first procure the execution of an Assumption Deed by the purchaser or transferee. Quote: DEVELOPMENT OF PROPERTY 9.3 Timing of Development The purchaser must (a) carry out the following works on the property within the following time frames (or such longer period as is agreed to in writing by the Vendor in relation to either or both of those frames, in the Vendor's absolute discretion) (i) commence the construction of a dwelling-house within a period of 12 months from the Settlement Date: (ii) complete the construction of a dwelling-house (such completion being deemed to have occured on the Occupancy Permit Date) within a period of 24 months from the Settlement Date; Re: williams landing 799Mar 19, 2010 10:29 pm yeh that sounds right tornado. We purchased our block from a reseller in stage 3 and we were told by RPM that the reseller was only allowed to advertise/sell the block at the same price they purchased it for originally. This was to avoid the situation of your neighbours i guess from cashing in an easy capital gain on holding the land for a short period of time. so i think they may have some trouble, although a good idea?
