Ask electrician to put in "drop conduits", pipes with a draw strings to pull cables into the roof at a later date if needed. 2. Wire speakers up for surround sound before gyprock is installed. 3. Sarking roof and walls, Insulation & soundproofing to floors and internal walls, Clarendon don't do that as standard. 4. Extra drainage points around the house where your likely to concrete. 5. Larger manhole for extra storage in roof space. 6. Flyscreens are not standard with Clarendon. 7. Solar power/solar hotwater, Clarendon can do the HW, depends on electrician if they do Solar power. 8. Check you frame when put up, we found a couple of doors in the wrong place, its easier if picked up early. 9. We didn't get a cupboard above the fridge, that is apparently an extra when you upgrade!!. Thats all I can think of!. 10. Bathroom glass as standard from Clarendon is clear and not frosted, Frosted is an extra charge... Seems my memory may be faulty, it was an $800 charge in the contract, I'm was sure one bathroom came with a double sink as standard. I'll check the variations and promotions and see if I've been had.. lol Cheers John Deposit paid 1/12/2009 Contracts signed 28/4/2010 Slab laid 25/7 Frame started 16/8 Plumbing 26/8 Brickwork finished 11/10 Roof tiled 20/10 Guttering 28/10 Wet Areas 30/11 Electrical roughing in 31/11 Insulation 8/12 Gyprock 9/12 Stairs installed 14/12 Doors and architraves installed 16/12 Lockup 17/12 Re: Building the Waterfall by Clarendon in Sydney 768Dec 13, 2010 10:33 pm hi gfdo
the vanity was installed before tiling and so i guess they are not floating by your definition? the tiles was added on and therefore we lose 4cm vanity height. i think the gap between tiles give the illussion of floating. once it is grouted i am sure the illusion will disappear Re: Building the Waterfall by Clarendon in Sydney 770Dec 14, 2010 9:37 pm Stairs installed today!!. But the cupboard under the stairs is a bit small, theres heaps of space behind it, has anyone done anything about it? Re: Building the Waterfall by Clarendon in Sydney 774Dec 14, 2010 10:32 pm hi kel yes good ss and we have issues abt the house but most of the time it get sorted out quickly. yes full timber staircase. it just slipped my mind the type of wood it is. mp mp Re: Building the Waterfall by Clarendon in Sydney 775Dec 15, 2010 2:37 am we did the same as you MP. Just deleted the linen cabinet to have full acces to under the stairs for more storage. Got a credit of $110 for it. We'll also put a light in there. For all your joinery needs, we custom build kitchens, office, wardrobes, garage, laundry fit outs plus TV units, pantry, linen and everything in between. PM me for more info or details. Re: Building the Waterfall by Clarendon in Sydney 776Dec 16, 2010 3:38 pm Hi All, Yes we also got rid of the under stairs linen area and hopefully will open it up a bit, but did'nt put any lights there, will have to carry a torch. I don't think the $110 that we saved really covered the cost of putting it in. Does any else here have a drop edge beam on there waterfall, Clarendon are trying to put one around about 50% of our house and its costing us a fortune. The block is very very flat but they say its to retain the fill. Cheers gav2233 Hi gav i have drop edge beam around the house. not cheap but better off than retainers wall as they cost more 16.5k for DEB, 7K for landfill. total about 23k, retainers wall cost is 30k upward. we choose DEB anytime of the day. my current landlord (the house we are living at the moment has retainers wall and cost them 50k!) for DEB at least you know the cost is fixed. while retainers wall is not. ours is around the house and so yours should be much cheaper Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ mp Re: Building the Waterfall by Clarendon in Sydney 778Dec 16, 2010 8:03 pm We have a "small" dropped edge. About one foot I've been told. Just down one side of the house. Cost about $3000.
