Our builder had attempted on over 15 occasions during the full week to get hold of him regarding our plans and the issues he described prior to breakup in December, having submitted updates since then. One person only to approve in the estate with the workload he seems to have should mean that this requires reviewing, On Friday our builder left a complaint regarding him, as we have met all the conditions he required our plans to show with him stating in December, fix these things up and I will be able sign them off. I sent an email off today to David at LL, copying my builder, received an email back from my builder stating she is on the phone with him, They had called him and he just got out of a meeting and picked the phone up, so they both saw my email. LL ask our builder if we were going through council or CDC, and for us they are going CDC, as LL mentioned to them there are some issues with Council and setbacks at the moment that they are attempting to work through, as we have heard. Bottom line is LL told them he will have our approval back this afternoon, assuming everything up to date as LL required, which our builder has made sure to cover all his concerns. So I hope to hear back from builder this afternoon with good news. If your Builders follow the CDC rules they should be able to submit to CDC instead of council, is what I've been told by two different builders now, and that should sort out most setback issues as CDC guides list setbacks I think very close to LL setback guides. If your builder is going council instead of CDC at first I be asking them why, as my current builder states there should be nothing of a plan that doesn't allow you to send to CDC in the first instance, unless they haven't followed CDC's information fully. It should be only if CDC decline approval for whatever reason that you then need to go through council Hope this info helps others. Rear distance now 8m odd rather than 9. Hopefully Certifier takes less than 2 weeks. We may have a slab down in Feb after all.
