But I was wondering if people could give advice as to how flexible Clarendon were in customising the designs slightly? I asked this question today after going through some displays and got a rather abrupt no- "if you want to do things like that you go to a custom builder"- perhpas it was that I asked at 4.55!! Anyway we are considering building the maitland but would like to extend the entire rear wall by 1500-2000mm to make the building deeper by that amount. The reason being that we felt the kitchen/meals area was kind of cramped- but we loved the rest of the house. Does anyone have any experience in these matters with C? Widened square set openings, moved/deleted/added walls etc, but did not change the footprint of the house so cannot comment on altering the external wall like mentioned. As MP said, the main non allowable changes are wet areas, stairs and any load bearing walls. Must have had a consultant who was having a bad day or who was keen for after work drinks and coudn't be bothered with your enquiry. I ve got 3 stackers and all of them have a gap of 1-2 inches between the frame and the beam . Just wondering whether they use a cut brick or a steal cap ? Thanks for your help RB Re: Building the Waterfall by Clarendon in Sydney 752Dec 12, 2010 10:07 pm We don't have ours yet but we do have a blank copy which I am sending to my solicitor this week to go over. Our concern is our tender expired on 1st December. As our land was not rego'd at the time they have a clause in the tender stating we owe 0.5% of the contract price per month for 4 months from expiry or until Authority to Commence from lender plus council and waterboard approved plans are given. After the 4 months if they don't have those mentioned, they will review the price which since we signed has risen $18,900 in 4 separate price hikes. We would be out of council before the 4 months expires but now they are referring to the contract (clause 45) which says they require more than what the tender asks plus they basically require ready for site start to cease the fee and avoid the reviewed price. Basically, at first, C said they require "x" to stop the fee and/or price rise....now they require "x" plus "y'' which they never mentioned. We are pi%*ed off to say the least and are fuming that this was not explained earlier. Hence why we are sending it to the solicitor to see if we can do anything. While it is there we asked he go over the whole contract. This whole problem has already gone through their legal department numorous times...they must really love us. Thanks Moving doors is virtually free, we did quite a bit of modification, we made the 5th bedroom ( the one in the opposite corner to the rumpus) into two Walk in wardrobes, one for the main bedroom 1 and the other for the bedroom 3. We moved the original door from our Walk in wardrobe in the master bedroom 1 to be the the walk in wardrobe for bedroom 2( the nursery), and that funny library nook we made into a walk in for bedroom 4. Ask electrician to put in "drop conduits", pipes with a draw strings to pull cables into the roof at a later date if needed. 2. Wire speakers up for surround sound before gyprock is installed. 3. Sarking roof and walls, Insulation & soundproofing to floors and internal walls, Clarendon don't do that as standard. 4. Extra drainage points around the house where your likely to concrete. 5. Larger manhole for extra storage in roof space. 6. Flyscreens are not standard with Clarendon. 7. Solar power/solar hotwater, Clarendon can do the HW, depends on electrician if they do Solar power. 8. Check you frame when put up, we found a couple of doors in the wrong place, its easier if picked up early. 9. We didn't get a cupboard above the fridge, that is apparently an extra when you upgrade!!. Thats all I can think of! . Hi The alfresco was put on that side because of the awkward slope on our block, it would have had quite a drop otherwise, we already have a 500mm step down just past the garage to the back of the house (split level) but we get 3m high ceilings for the study,media and kitchen areas... I thought I just swapped the double sink from our ensuite to the main bathroom, but it turns out it cost me $800 for the extra sink and cupboard. ~Faulty memory... How did you get rid of the library Nook??, that was the only thing that bugged me about the design.. Thought I'd upload our plan to show what we did. Easier then explaining. We wanted to get rid of the library as it would have been a waste for us so like you turned it into a robe for bed 4. But as we upgraded our built in doors to mirrors for free (with a lot of arguing), we didn't want to lose them in bed 4 so opted for this design. Other things we did: Remove bed 5 and make the WIR larger and have a study nook upstairs for the kids to keep them away from my office downstairs. Utilise the droppers in Bed 1 by adding a bulkhead above. I will build a dresser in between. Widened the square set opening to meals to 1800mm and wrapped the first 2 steps around. Also moved the stack waste in the pantry to just outide it. Gives an extra foot or so in the Pantry. Plus other bits and pieces. It's hard to stop when you just keep finding things you'd like to do.
