I also know that Burbank has a social media person/s who monitor these sites. At the end of the day I hope I can assist other Burbank builders and tell it as it is. I am sure Burbank would like to build its reputation to be positive, as one of the leading builders in Victoria. Hmm if I had read this before signing I would have definitely questioned them about it From the research I did, I found that although admin phase could be painful the building phase was fast and good quality. We have seen other volume builders display homes finished poorly, even one where an inch of the slab was visible between the flooring of hall and powder room (if they can't get their even get their display right that surely means run away fast! ) Yes I think with most of these builders like Burbank you will need to re-paint at some stage, we found this with our first home because it's sprayed it's so thin and two coats is just not enough. I don't know if the one complaining about the water pipes only being 10cms deeps is taking about water pipes or maybe I'm thinking drainage PVC??? I hope my driveway is not patchy or anything, I am expecting a certain level of quality, not and award wining custom build, but I wouldn't except under any circumstances poorly laid bricks, mortar falling off etc, etc. We have had good and bad so far through our admin process, they have not convinced me yet as the real test will begin next year. My fingers (and toes) are crossed that they do a good job. Had it in my head to inquire about an independent inspector to visit at each stage, now maybe is a good time to ask about one before our build starts next year? Who has used one or knows how much they cost? Get one. My experience with Burbank is extremely painful...9 months down the track after moving in there are things still remain unfix and the overall quality feels like I am just a joke to them... so get one investigator (which I did not), pick up problems beofre is too late... I believe the price is around $300-$500 per stage. But on a side note, I guess it really depend on who is your building supervisor... one of my neighbour who is stressing about his block said his supervisor always smelled of alcohol even early in the morning.... It has just come up that we are going to need to dig trenches ourselves (or pay a contractor) to connect the phone line. Of course our driveway is already laid so this means we have to bore through it. Our neighbours who built with GJ.G had trenches and conduits laid as part of their build so all they had to do was pay connection once they moved in. Given we are not allowed to have work done on site until handover, I can't believe there is no provision for Burbank to address this themself? As it is dealing with Telstra to get anything done is time consuming, let alone having to dig the trenches through god knows what beforehand! I should note we have underground power at our house. At our electrical app I asked and and they said they had just recently been able to offer this service. So we are paying them $225 (rough guess) to trench phone line from Telstra pit. Does this help? Hope they can include this part to my build without the huge variation fee. I am pretty sure we still need to pay $299 to telstra to connect? (Confirm?) But if Burbank do all the other stuff first you don't have to deal with Telstra velocity and it's cheaper. (Our last build we paid our sparky directly to do it) Off subject, we have gone a bit backwards with our build. We aren't getting a bigger alfresco as we have just been told they can't extended it as much as they first said, so now it isn't worth the variation fees and upgrade cost as we wouldnt gain enough usable space. I'll fill you in on whats been happening . . . First I thought they'd have a lot more choices. With some things I was very dissapointed (example: to have our garage door in colourbond Dune they charge you an extra $500, no other reason than to make more money off you ). Some things were better than expected, we were able to make the windows in the meals and family larger to 2057x2650 still at a cost, $1218. This could of been an issue as we are building a Future home and they don't like changing anything structural so that was a win for us. Our sales guy told us some incorrect information. He said you get the Westinghouse dishwasher, but you get a cheapy dishlex and have to pay xtra for others. More than once we asked what was the engery rating of the ducted heating is and he told us 5 star, when I queried that he said 'don't worry, they have to be 5 star due to being a Future home'. Well found out at Edge that he was miss-informed they are 3 star units. You pay $700 for 4 star and $450 extra per zone. Also our sales guy said those window changes and a doorway we wanted to close off were to be done at Edge appointment. Lucky I mentioned to our Admin lady our plans the day before Edge and she told me that all has to go through her and be approved by the drafters. (kiddies are in daycare in Geelong so cant be getting home after 5) Has anyone got any tips on what to expect and what can I do now so that it makes our appointment easier and quiker? Due to the size of the doors, there is a small gap between the top of the door and the brick infill. This is common. However my question is: 1. Timber infill painted 2. Aluminium Coated infill to match the Sliding door frames. I am leaning towards Aluminium so it is not visible and looks part of the doorframe. However, BB has put timber infill and they said it would be painted.
