Does anyone know if any internal wall insulation is included in the standard package without upgrade? Thanks. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6982Apr 15, 2016 4:07 pm Hi All, Just a general question regarding house design selection before color appointment. We initially signed up with radisson 29 (single storey affinity range) and paid a deposit late Jan'16 to lock the design, price and promotion. After much deliberation, we want to change that to a double storey design in t-range. We haven't had any color appointment or other dates booked in yet so just wondering if Carlisle would have an issue changing the design at this stage? We are yet to let the CLE know about our change in mind but was wondering if anyone's been in this situation before? Cheers, K. Not sure about the details of how to do it probably you need to talk to your salesperson and the CLE. I did ask the sales person when I signed up a few months back, as I was not sure about which of the 2 T-range double designs I wanted. He tell me, you can change it if you want right up till the tender stage. He said that they will not welcome it of course at the later stage but it can be done for the $1500 deposit paid. You should definitely let them know straight away if that's what you really want to do as the earlier the better. We changed design however mine was during Sales before I paid my deposit. There should be no issues since you haven't got as far as color appointment yet. Most likely your CLE will advise you to contact your Sales Consultant and then go through the details all over again as apparently all upgrades, any extras or changes needs to go through sales not CLE. Our Sales was awesome we had a last minute change to our facade, about a week from color appointment lol! Second Build, this time with Carlisle 2016, can't wait! We changed our house design one month after we paid the deposit. Our sales didn't make any fuss about it. He did another price quotation for our second house design choice. I think it shouldn't be an issue for you to change either. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6986Apr 18, 2016 3:02 am Hi all For those that have already built or know, what garage system do Carlisle use? They never specify the model in any of the plans so assuming its standard. What brand/model is it - can anyone answer this? Thanks Re: The CARLISLE HOMES & SPECTRA General Information Thread 6987Apr 19, 2016 1:44 pm Hi All, A quick question:- We have had our frame stage inspection yesterday and defects were highlighted, So do we continue to pay the invoice raised for the Frame stage and hope Carlisle will fix all these defects or once the defects are fixed then only make a payment for that stage. I spoke to Carlisle and they said according to HIA we need to make the payment. Kindly advise folks Thanks Re: The CARLISLE HOMES & SPECTRA General Information Thread 6988Apr 19, 2016 1:48 pm kumargaurav83 Hi All, A quick question:- We have had our frame stage inspection yesterday and defects were highlighted, So do we continue to pay the invoice raised for the Frame stage and hope Carlisle will fix all these defects or once the defects are fixed then only make a payment for that stage. I think it's in there in one of the sections which says you need to pay but they have a certain timeframe in order to have all the rectification work done. What sort of defects were found? Curious to know... Re: The CARLISLE HOMES & SPECTRA General Information Thread 6989Apr 19, 2016 2:59 pm Defects related to wrong nails and bolts, frame over hang, slab humps and dips, missing noggins etc. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6990Apr 19, 2016 3:10 pm Kumar we had the same Defects! We did pay but we also had 2 more pre plaster inspection. They rectified the mentioned points as well as doing more than necessary because our independent inspector was pushing our SS. Builders seem to forget that asking for payment for work not completed may constitute unjust enrichment... also known by a more succinct legal term. Thanks a lot MrsSummer, My next stage for inspection is Pre Plaster/Lock up. Can you please let me know what do you mean by 2 more pre plaster inspection? (did you pay extra for that?) Regards Re: The CARLISLE HOMES & SPECTRA General Information Thread 6993Apr 20, 2016 4:51 pm Hi to those using private inspectors, Do your inspectors help you to negotiate or push CH to rectify defects when CH don't want to rectify some of the defects? Thanks. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6994Apr 20, 2016 7:09 pm MrsSummer Kumar we had the same Defects! We did pay but we also had 2 more pre plaster inspection. Hi MrsSummer, can you please tell me which company you used for independent inspections ? Seems they are on top of their game. Cheers. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6995Apr 22, 2016 1:05 am Hi! I am just wondering for those who upgraded to high ceiling of 2740, was it actually measuring exactly 2740 or lower? We upgraded to high ceiling of 2740 but when we measured it was only 2690? Thats 50 mm difference thats why i am not happy and we paid $5k. Thanks in advance! Re: The CARLISLE HOMES & SPECTRA General Information Thread 6997Apr 26, 2016 4:03 am Dear all, Do I need to hire independent inspector for Carlisle Homes building? I saw that they provide independent surveyor already. Regards, Re: The CARLISLE HOMES & SPECTRA General Information Thread 6998Apr 26, 2016 8:51 am WilliamKHLai Dear all, Do I need to hire independent inspector for Carlisle Homes building? I saw that they provide independent surveyor already. Regards, I really up to you and how comfortable you are with it. I think all the major builders has 'independent' inspector as part of the sell. However, you (the customer) will have no access to the report and no say to it. Some would say that it is an 'independent' inspection, some would say that it is just an 'outsourced' business function. Re: The CARLISLE HOMES & SPECTRA General Information Thread 6999Apr 26, 2016 9:57 am Apparently Carlisle do use an independent inspector once their own people goes through. One of our guys from work gets called in from carlisle to actually check the quality etc and he says he usually picks up a lot of stuff their own supervisor miss. In saying that I would still get your own inspector as well for peace of mind. Whats an extra 2-$3k for houses that costs $300-500k to build?! Second Build, this time with Carlisle 2016, can't wait! We've contacted CLE as suggested and they referred us back to sales for re-work on the quote and designs. They've been really professional with the changes and haven't complained a bit. There are other scenarios which might warrant a house design change at a later stage and they would normally accept that on a case by case basis it seems. Build prices on the other hand increased 5k between the time we signed up and changed our minds but we still get the Jan prices/promotion on t-range as indicated by the sales consultant. Thanks for your feedback ericaust23, pearz, mellily. 0 5302 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6686 You should check your detail drawings, it may show downpipe within brick pier. 14 14807 |
