So at what point to I have to remove as soon they do a site scrape? And the temporary fencing goes up?

Hi everyone! We're getting Canterbury 39 and we're wondering what type of cooling and zoning options should we go for. Evap cooling is reasonably priced but only works on the first floor. I think we will have issues with this as we are converting the study into a guest bedroom. So we would need cooling in the guest bedroom and theatre room as well. Ref cooling is much more expensive and we were advised by our sales representative that we can only use it either on the ground floor or first floor, but not at the same time, which does not solve our issue with the guest bedroom and theatre room. Just want to know how you set up cooling for your double storey house. Thanks!

i know a lot about the Brivis systems and zoning. Ignore the sales rep comment that you can only cool on either floor - thats rubbish as you can open both areas - you may need another controller but all zones can def be opened at one time - or they specify a unit that is too small to have all zones open - we upgraded to biggest unit but have a bigger home.

The best and most expensive set up is to go zoneplus with 4 zones and 4 network controllers (this is what i have) you could split your zones to:
Ground A - Living, Kitchen, meals, Home Theatre (place controller in living - note the controller senses the temp so will shut off air con and heating when the temp is reached in the location of the controller - its actually best to place conroller in a room that can be zoned off)
Ground B - Lounge, Guest Bed, Entry (place controller in guest bed)
Upstairs C - Master, BR2, BR3 (controller in Master)
Upstairs D - BR4, activity (controller in Activity)

Try to have at least 4 duct outlets to each zone - add more if required - this allows you to run only one zone in air con mode to avoid freeze - any less the unit can freeze. Not a problem with Heating.

You can have the above with 2 or 3 zones also to lower cost of set up - but will mean you have to heat or cool more of the house.

have a good think about what zones you would use on most days - over summer I have to say that we never used more than 2 zones on at any point of time - this may change in the future as kids grow up - but i reckon even then we would never be cooling the entire house at any one time - hence we probably didnt have to go the bigger unit.

If you want to stick with evap cooling for upstairs then look at getting split systems for rooms downstairs that you wish to cool. But then think of the ducted heating and zoning - i know our zoning has significantly reduced our gas and electricity cost as we are only heating or cooling one or 2 zones at any point of time. If you have to pay for zoning for gas heating consider the extra inmvestment in ref cooling which is pumpued through the gas ducts anyway.

You also get upgraded to 5 star heater with the add on cooling . That will help with running costs , especially with gas prices tipped to dramatically increase over the next few years .

I looked at getting heating and cooling through cold flow and the entire install of both was only 13 k on a 35 sq home . If mine wasn't included in the initial offer I would be getting it done later and saving . ( that was on a single story , bit harder if your building a double as you really need to have the ductwork installed during the build for the ground floor ) .

Great taste with your selections there , very similar taste to ours , just waiting on our finance approval to go through now before I go getting too excited and posting all of our selections .

We are trying to decide which side to put our house on the block. I made up a little sketch below.

The right image is what it currently is and the left is what we are thinking of changing it to.
If we make it so the larger side yard is on the right we can utilise the driveway to allow for a double gate to park a camper trailer etc!

Just can't decide if we should change it or not. Has anyone had a similar issue?

Yeah we did think of maybe pushing it all the way over (My measurements are probably off a bit too so dont take them too concrete. In the left image i think it's actually like 2m on the side and then it would be 4m on the right side instead of 5.3. But yeah we did think maybe we should push it to the 1.2 so we get more on the side. But then i guess the bedrooms have a view of just a fence and you wouldn't have room for a garden bed or skinny trees?

I would definitely push the house over to the left as far as you can go. Gives you much more side yard on the right. The left side of the house is the dead side which could have some screening landscaping down the side.

Have you considered a French door where the meals window is? It would give you direct access into the side yard and you don't have to walk out from the alfresco. We should have done this with our meals window as we have a 6 metre wide side yard that is 36 metres long. We thought about it too late to include.
