Gutter and fascia are on too i believe. Bricks have been completed. Incase your all wondering - its Espresso brick the white bricks will be a "taubmans ice princess" moroka at some point. I am new to this thread and am currently in the long process of getting ready for submitting to council. We are building a duplex and have done the internal and external colour selections etc. We started this process back in October and almost have the 'go ahead' but have been told that the hydrolics are holding things up. We also just found out that the cost of getting the hydrolics ready could be up to $80000!!! We obviously have not done enough research being first time builders and have been told that this was quite a detailed process and a pricey one due to it being a duplex build rather than a house. Has anyone else experienced a huge bill with getting the hydrolics done for their land and what price margin were you looking at? Our place is still slowly getting there. More bricks and tiles deliveried today, so many deliveries the gates can't be closed. I think, have to go back and check the colour sheets funny how I have forgotten all he names of things now and just before Christmas it was doing my head in. Our block is busting at the seams, they did some more bricks today, spoke to a brick layer today and he says they will be done this week as it is planned to be cleaned next week. Or at least we are getting frames I was pessimistic that they were actually happening this week but it looks like full steam ahead! Brick are being delivered tomorrow and both the brickies and plumbers will commence on Monday. Thehoffs, kurmond use austral, Boral and PGH bricks. They have a range at each company and we found that the choice was good and our main bricks are standard but our feature brick was an upgrade. Each company knows the range when you get there. Re: Building with Kurmond Homes 630May 16, 2014 9:26 am Hi All, Great to see your progress and welcome to the newcomers. We are now into our 4th month in council, but it is not council causing the delay. Ses78 - the hydraulic engineer calculates how much water is going to run off your property, where it will be stored and flooding details. Back in the old days, the stormwater would run off your roof into the sewer system but now this is an environmental impact. Many councils now have rules where new homes need to store this stormwater onsite, which means excavating an underground pit. Some of the stormwater will go into your rainwater tank but not all of it. With a duplex, the hydraulic engineer needs to calculate the amount of stormwater running off two homes so it is possible you need to dig two storage pits, which need to be designed by the hydraulic engineer. Depending on the size required, each one could cost up to $30,000 then there is a fee to connect to the pits (approx. $7,000 each) plus the Engineer's fees (minimum $6,000). Things will cost more if you have a sloping block so it does look like the extra $80,000 is pretty close. Check with your council if they require "onsite stormwater detention" but my guess is they will say yes. Re: Building with Kurmond Homes 631May 16, 2014 4:42 pm Thanks big mama! That is a huge help... Just wish that our land wasn't needing this extremely expensive addition. We have been told that they are doing as much as they can now to be prepared before everything goes to council, so hopefully by the time we lodge the plans it will be all smooth sailing from there?! I was just wondering if anyone is willing to advise how much above the base price they spent oh upgrades etc. We have a flat block so hoping there won't be any unexpected site costs however just trying to get some information? And what kind of things we're upgrades. But, it is up to you to choose them if you want. There are heaps of you want with heaps of $$$. I was very cautious as to what I added and said no to heaps of things. Upgrades are in the following areas: - externals - internals - data - electrical - carpet - tiles/flooring Ours was about $2000 in each area give or take. Pricing has obviously shifted a bit now but $30K would be ample. Siri333, too early to really comment on the quality but so far it's been very good. It really depends on someones taste & complexity of upgrades. There is nothing wrong with the 'basic' package inclusions, but really the sky is the limit on how much you can add in $$$. I am building the Glenleigh (which is 2 storey) and if there is anything in particular that you want to know the price of (it may differ from the design you select), I may be able to help, as I have added a LOT to my tender, which is in current prices. The biggest hit was going to 600x600 tiles ($4100). Electricals was ~2000 and the rest a bunch of upgrades in colours. Cool! Site supervisor thinks we will be ready for our inspector end of next week which means that will be lock up stage. It's a long process of second guessing everything which is what I am doing at the moment. We have done our internal and external etc choices but all of this waiting is driving me crazy!! I am dreaming about bathrooms, kitchen and even power point positions building a house causes lots of lost sleep! Can I ask how long everyone was at council and if it was a smooth process?
