We paid 950 dollars to Rossdale today for the preliminary sketch and contour plan and soil tests etc. Once this has been done will we be given a price on our footings, or will that not come through until the fixed price contract stage. Our block slopes aaproximately 3 metres from top to bottom so about 1 metre every 15 metres. Is this a massive slope to have to deal with. When we were originally building with Statesman they increased the footings quote from 17000 to 30000 because of the amount of fill we our now deisgning a house with rossdale that has three level the top level and then a 300mm split the middle level and then another 300mm split so all up the bottom of the house will be 600mm lower than the top. Will this help decrease the amount of fill and the footing cost. Rossdale have seen our footings report from statesman and said they can not understand where they have pulled the 30000 dollar figure from. They have quoted 18000 for footings. Our block doesnt look that steep and 1 metre drop every 15 doesnt seem excessive to me, any thoughts. Re: Building in SA! 623Jun 28, 2009 6:05 pm Thats not a very dramatic slope at all - we're looking at building a house with Rendition on land that has about a 1 in 10 slope, which still isn't particularly troublesome - just using splits to minimise cut and fill. Re: Building in SA! 624Jun 29, 2009 6:47 pm we have a 1 in 8 slope providing a 2.6m fall over the building footprint. I'd love to have your 1 in 15. Our plan was always to split this between a 1.2m cut at the rear and a 1.4m fill at the front. So not split level the house, just the retaining (sleepers at rear teared 2 x 600mm, and moss rocks at front). The first engineering report came back with a 2.6m cut at the rear and no fill at the front. That resulted in $16,000 extra for soil removal. The problem was the maximum driveway slope was 1 in 5 which meant we could have no fill at the front or else the slope would be more than 1 in 5. So we have now split the garage to sit 1.4m lower than the house. That will allow us to do the 1.2m cut / 1.4m fill for the rest of the house while still maintaining the max 1 in 5 slope for the driveway. Still waiting for revised costs from builder. This will no doubt push up footings costs (due to the fill) but reduce soil removal and also avoid having a 2.6m high retaining wall at the rear. As I wrote previously we are waiting for estimation and plans have gone to council now and it should be ready in 2 weeks, but they have given us no indication how much the footings will be from the report apart from in the very begining one consultant said around $15,000...abit confused? Did anyone go through their footings report when it first came in? Also woodvillesouth do you know the company's that Rossdale use for their kitchens? Hi Becstar We got our footings costs as part of our fixed price quote so it sounds like that should be far away for you. It was frustrating having to wait to find out that very significant cost but at least you know it is fixed at that time unlike some of the horror stories that you hear on this forum. Rossdale use 2 different cabinetmakers (they do the kitchen, vanities, laundry cupboards, linen cupboards and walk-in pantry shelves) and you just get allocated 1 of them when you get to selection stage. We had Walls Brothers. We were very unimpressed with them at 1st because their consultant was quite rude and didn't like the fact that we didn't want to just pick the standard items and make her job easy. They then took 9 weeks to provide the price for the variations which held held things up alot. They have redeemed themselves somewhat now though because Danny who we met with to go over our final selections & 3D pictures of what we are having was really good and he also worked with our SS to help to get a couple of internal wall problems in the kitchen area fixed really quickly. Our kitchen should be in within the next week (fingers crossed) and hopefully it all goes smoothly. Sounds like we had the same consultant! We thought it was just us but she was very abrupt and kept telling us we "wouldn't want to choose that - it's waaaay too expensive!" They looked absolutely enormous when on the truck but it only took three of us to roll them down to the back of the block in the rain. Welcome =) That's a really nice house!! I love all the storage room. And the huge laundry - you have plenty of room in there by the looks if you want to add more cabinetry for storage on the outside wall opposite the cabinets already there. One recommendation from the land agent and another recommendation from of this forum. From the land agent: Anthony Scott - Pinnacle Inspections http://pinnaclehousingsolutions.com.au/index.html We rang him, and he said that Statesman /Hickinbotham where pretty good builders and not to worry about doing an inspection on the footings, just to have an inspection done on the timber, brick and pre handover. From the forums we got Kris Jones http://www.bluesq.com.au He suggested 1. Completion of footings 2. Completion of timber framing 3. Completion of brickwork and roof cover 4. Pre handover (prior to your handover meeting with site supervisor) There prices are both pretty much the same. I rang Telstra and they told ME to wrap the cable up and hang it from the stobie pole until the new house is built, where by it can be connected again. This just doesn't sound quite right to me. I don't know how to remove it from the box it's connected to - let alone the safety of it hanging on the stobie pole. Or will the demolition company organise this for me? Advise will be greatly appreciated. Thanks We didn't do anything the demo company may have done something with it but I'm not sure, we just arranged for Telstra to disconnect the phone and now we have paid for the electricians to lay the appropriate cables etc. *** by the way I noticed someone's blog images showed the gas pipes in the house when (or just after) the slab, our frame is up and the roof just about to go on and nothing to do with gas anywhere to be seen, does anyone know when this usually happens here?
