We used "Demolition Depot" they were OK. But they did come up with additional cost of 2K in middle of demolition saying they found hidden concrete foundations. Like you said our main focus was staircase, kitchen and bathroom. Those are the 3 places want everything perfect. We did most upgrades on those areas. We went with standard tiles. Change stairs to timber instead of carpets. I'm building a T-range house in a estate, so I was able to get a fixed site cost at pre-sales. I might not have issues with traffic management cost, need to wait for tender to see the actual picture. Thanks Orangebottles Hi raj2015, Im sure you can challenge prices they give you if they come in too high according to your research. With the costings we were given though, we were quite happy and didnt really challenge anything as we saw them as reasonable. Except for the traffic management plan cost. Im going to try make that provisional so we can get the cost back if it doesnt end up being necessary or that expensive. Ill tell you how i go when i raise it with my cle as I havent yet. At tender we ended up scaling back a lot on the overboard upgrades and stayed in the standard range for things we could change after handover in the future, like carpet for example. We upgraded the facade to the classique facade and extended it to full render, so we chose cat 1 bricks... so we saved on cost like that. You really have to think about what you need and don't need, and what you can change later. Our non negotiables were kitchen, bathroom and porcelain tiles downstairs, and the staircase. A lot of our pricey upgrades were in those areas, but because we were upfront with those at the quote stage, generous allowances were given for those in our quote and so our tender price was actually not that bad. Our quote was 472000, our tender came to 505000 and during our tender appointment we scaled back on all the unecessary upgrades outside of our non negotiables and brought it down to 482000 which was great because we still got everything included that we really wanted. If you approached your quote and colour appointment in a similar manner, you shoulnt cop too much of a shock at tender. And if you do, just dont sign off on it, go home and think about every cost, and just scale it back until you are happy. A lot of the standard category 1 items are quite nice and they tempt you with the upgrades at colour selection, but a lot are uneccesary upgrades when you really think about it. You said you didnt add many upgrades at your quote stage, so your cost increases will be in any upgrades you added at colour selection and the additional electrical items you added. You can get an idea for electrical price from the rough amounts i wrote up in one of my other posts (which im sure you already have done), caesarstone tends to be about 1000 per category upgrade, for eg. Cat 3 caesarstone costs approx 3000 per surface... so island = 3000, other bench 3000 and waterfall edges 3000 (3000 is an overestimation. For ours it came a bit less but it is good as a rough guide) cat 2 = 2000 etc... I hope this helps... if you would like our cost for comparisons sake, just ask and ill see if i have it on my tender. Hi Robert78, I opted to delete the flooring to the entire house (except for the wet areas) and I got a credit of around 8-8.5k. I can't remember exact number off the top of my head. It's for a 41sq house. The current promotions are always advertised online on their website and at the displays on big posters, but there were no current promos being advertised online when i looked, so if you wait a bit there might be one coming up. Or you can ask the sales consultants at the displays if they know of any coming up? The first thing you should do if you want to get a rough idea of how much a house will cost for you to build is to book an appointment with the sales consultant at the displays and get them to walk you through the house you like, point out what's included and what's extra and they will then write you up a quote. They will make allowances in the quote for site costs and council fees and all up you should get a rough idea of what the final cost should be for you. Our tender amount turned out to be 10k over the quote we initially got so our sales consultant was quite accurate with his allowances. Hope this helps. Colour appointment and tender come after you pay your first deposit and this money goes towards your first soil test and site survey which will determine your site costs at tender (the quote you get only states an allowance. Better they overestimate than underestimate in this instance.) Good luck! What is the average cost of site survey and soil test ? Thanks I dont know if you can really set an average cost in this area. The site survey and soil test all depends on your block and soil quality. If its a new estate you tend to have less expenses in the area of accessibility, oh&s with overhead powerlines and traffic management i would assume, as most new estates have their electricity underground, you might not have neighbours yet and not much traffic. In estabished areas you have to take these things into account and they charge you for it. We are paying 1000 just for two council dispensation permits from our neighbours as we will block midday sun into one of their habitable windows and block solar panel sun access evwn though they have no solar panels. Its ridiculous as these permits only cost like 200 bucks each to register with council but we are going through carlisle because we assume the process will be speedier and we just wanna get started already. And we are going to pay the 5200 for traffic management too. We got a response back from carlisle that made sense to us and even though we think they wont use it and it will just add to their profit from us, we aren't gonna split hairs about it. As soon as you have a fence around your block, the price rises. if you have neighbours, the price rises. If your neighbours have built anything close to their boundary, the price rises. If your soil is problematic, the price rises. If you have a significant slope, the price rises. Electricity lines in front of your house overhead? You guesses it... price rises. Ive read on this forum peoples costs ranging from 10k to 70k. It all depends on your block and you wont know how much until your tender appointment.
