Browse Forums Building A New House Re: South @ Seaford Meadows 603Feb 25, 2014 2:34 pm Hi all it's been a while since we moved in and life hasn't stopped after that!!! just chances to escape the corporate treadmill became much slimmer. Guess I am here with a fence/neighbors question. Has anyone who had a vacant land on a neighboring lot and who has built their house first succeeded with sharing fence costs with vacant land's new owners? If yes how did you find them and what was the process? It's just I read some info about 30days notice that if you didn't display a sign on their land about you going to put up a fence then you may not get the money as those neighbors may not agree with costs etc. Hope to find some answers. For us it would seem that there is little chance of recouping anything under the current state laws (which seem to me to be rather lacking in fairness) because the developer has included in the sales contract that they are not responsible for fencing costs and the blocks both sides of us have not been sold. The developer did pay full cost of the back fence--cost I suppose is included in the purchase price of the land. We don't expect to recoup any of the costs for the sides because there was no one on whom we could serve the 30 days notice. We had to go ahead and have fences put in because of our little dog. We do expect however rectification costs to be paid by new owners if they wish to build on the boundary and thus need to remove some of the side fencing; and to supply temporary fencing for our dog while the permanent fencing is not in place. But the outcome is not yet clear. I remember when our neighbors who built their house first sent us a quote straight away and no one displayed a sign or anything like this, they simply sent a notice/quotation and we paid 50% just because we thought it's fair, not sure if we can do the same to newbies, I guess it is a lotto where chances are 50/50 Re: South @ Seaford Meadows 607Feb 25, 2014 8:46 pm With regards to our boundary build, we sent the paperwork to Realty SA and they sent it to the neighbouring owners (something about privacy and not giving out their address - funny because they'll be next door soon enough!). It might depend on whether that block is sold, or just on hold. If it is sold, council should be able to give you their current contact details, but you actually have to go into the office, they won't give it out over the phone - we had to do this for an issue at our current house. Someone must be giving out contact details because we were served a notice directly by the builder behind us before we had settled on the block. The woolies will be massive as big if not bigger than woolworths seaford. It will have the hot pizzas too. No cafe though. Still scheduled to start in 13 days. I never usually shop at Woolies, I'm a Foodland girl, but am looking forward to having somewhere I can walk to or quickly duck into on the way home etc. Tristam, the plan is to keep both. Woolies are never going to give in to the competition that easily lol! I want to know when all the other stores are opening! Tristam Woolworths want a store in every suburb. If you have spent a lot of time at Woolworths Seaford it is already packed no matter what time you are there, I personally can't go there anymore just way too busy. There are a fair few Coles around - one in aldinga, Mclaren Vale and Christies Beach so no need for another one. There is a Foodland in the same mall. It is where I always shop and I get far better service and value for money there than Woolies...and it's quieter! Plus I am supporting SA...but anyway lol There is also a smaller Foodland on Seaford Rd as you head towards the beach from Commercial Rd. I might head to the new SM Woolies tonight after the gym and see if they have any opening specials. I think they have 5% off tonight for locals. The only other shops ready to trade are Reject Shop and a hairdresser. I really thought more shops would have been ready to go for the 'big' opening.
