Browse Forums Building A New House Re: Sarah Lands Estate - Keysborough 62Jul 24, 2015 1:53 pm Hi, I believe many of u having this same issue that the council refuse to disclose the house number as they don't registered under our name. Does anyone know why they are not under our name yet? Who should I check with regarding this? Is there any other source that we can find out the house number? Much appreciated. Re: Sarah Lands Estate - Keysborough 67Jul 27, 2015 7:21 pm The 173 agreement has been lodged at the titles office. The plan of subdivision will be lodged by the end of the week. We are looking at a 10 - 15 working day turn around from there. Then it should be about 1 week till your conveyencers and the bank can settle. I spoke to the titles office and I have had my conveyencer write a letter on my behalf asking for them to fast track the titling due to the issues we have already had. The titles office should get this letter tomorrow for their consideration. Cross our fingers they are in a good mood when they read it. You can ask your conveyencers to do the same if you want - it needs to be addressed to Subdivision Branch Manager and state exactly why you need it fast tracked. I said due to our finance running out soon. Your conveyencer will need to include the Plan of Subdivision Number in your letter. It can be sent to level 23/ 570 Burke St Melbourne. I assume the more of these they get the more they might realise they need to speed the titling for our estate up. Re: Sarah Lands Estate - Keysborough 68Jul 28, 2015 7:46 pm Think I wa given the wrong advice. I know believe that they only consider applications for fast tracking from the developer themselves so I am in the process of trying to get this done. Will see if they will play ball or not. Re: Sarah Lands Estate - Keysborough 71Jul 29, 2015 9:30 pm Thanks for the updates Suzier! Much appreciated. On another topic - We are building with Metricon and they quoted us a price for fixing our site costs ($15,797 plus OH&S requirements $1,301 and council requirements of $190 = total of $17,288). They've apparently done the soil test already for our lot in Sarah Lands, but still need to wait to see the sewage plan and check for easements. Has anyone else been quoted fixed site cost that they are happy to share? We are trying to decide whether to fix or not. We were quoted $10k initially, so it's a big price difference to fix. Thanks. Re: Sarah Lands Estate - Keysborough 72Jul 29, 2015 9:54 pm I thought all the easements etc are outlined in the land contract. The fixed site costs you have been quoted is not much different to ours. On a side note I spoke to Janine and she is going to try and help with the fast tracking of the titling. I will let you know when I know more. Re: Sarah Lands Estate - Keysborough 74Jul 30, 2015 8:09 am We have a similar reply from our builder too, they are still waiting on detailed sewer/easement information which they claim will only be available when titles are out. Anyone got the same spill from their builder too? We did not fix out site cost, as even with fixed there are quite a lot of excluded items and builders usually will add on a bit more on fix site costs anyway as they don't want to be short. but anyway that's just my view Re: Sarah Lands Estate - Keysborough 79Aug 01, 2015 3:04 pm We are in the middle section building a double story. We have been quoted less then 7.5k fixed site costs (m class slab). The middle section has pretty much flat land whereas on the outer sections they are not as flat, we did ask our builders if the site costs for other lots have been the same out of interest and they said it has been a range of different costs depending on the lot and the size. A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time. If the… 1 3074 |
