Browse Forums Building A New House Re: building in casuarina nsw 61Mar 01, 2015 2:18 pm Really 2m is a bit harsh. Ok will pop back up to the block today. I was a bit surprised as i thought with the contract i would get an itemised listing of prices for everything. They have only listed the upgrades. Is that correct. The bank wants a full list so i will have to ask for one. Ok will have another look over the contracts now. Thanks for that Re: building in casuarina nsw 63Mar 01, 2015 2:44 pm Yes, there's usually a base price that includes the basics and are not separately listed. Listed are PCI's and upgrades. The bank should be fine with that, careful of your valuation and needing mortgage insurance with the upgrades. 20% seems pretty standard, apparently it can be up to 30%! We wont need mortgage insurance i dont think as we own the land outright. So we are only borrowing cost of the house. did u negotiate ur contract much. My dad is telling me to read it and if it sounds unreasonable negotiate changes etc. Re: building in casuarina nsw 65Mar 01, 2015 5:55 pm Excellent about the mortgage insurance, there have been a few comments about this on the forum and wanted to give you a heads up just in case, doesn't affect us either. Absolutely read it well, get professional advice if unsure about anything. There was nothing we needed to negotiate, all seemed reasonable, there has been some improvement on making these docs easier to follow Bet you're getting excited, when do they think they'll start?? I have a meeting with them tomorrow to discuss the contracts so im sure i will find out. Im anticipating april by the time it goes to council etc. Re: Building with GJ Gardner northern nsw-colour selections 67Mar 03, 2015 8:44 pm Yay, you've changed your thread title, good job Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: Building with GJ Gardner northern nsw-small kitchen dram 69Mar 19, 2015 4:12 pm Im very frustrated atm. when we met with the cabinet maker he assured me he understood what i wanted for the kitchen cabinets. I explained it as best as i could. Now drawings have come back wrong. Argh!!! This probably set back all plans going to council etc. Grrrr!! Sorry rant over. Back to searching for pics to show what im after. Re: Building with GJ Gardner northern nsw-small kitchen dram 70Mar 19, 2015 8:28 pm Hi livpal, Sorry to read about your kitchen issue, just get it corrected to what you want, it's your house. Don't see why it should stop the plans, we haven't thought about our kitchen at all yet really, council don't need wet room specifics at all, only the builder and you Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: Building with GJ Gardner northern nsw-small kitchen dram 71Mar 19, 2015 9:34 pm Hey livpal, I just stumbled across your thread and everything looks great, love your bathroom colours the grey tiles are really fancy. Good looking subway tiles too. Clever floor plan for your house, what a shame about your kitchen design it's hard to get the picture across sometimes. Have a look on Pinterest it that's what I did when explaining what I was after for our bathroom tiling. Beautiful spot your building in, love the beach down there is so quite and the whales come past really close to the beach when they migrate. Re: Building with GJ Gardner northern nsw-small kitchen dram 72Mar 20, 2015 6:31 am Thanks traceywayne and tribe7. It was only miner so im having a meltdown over nothing really. Haha. I guess im just frustrated because we met with him twice just to explain this particular shelving that i want. He said he understands and now we are not even in the same state. I have redrawn his plans to hopefully explain it better. But i have a feeling he will say that he cant do it for some reason. Anyway wait and see we will ring him today. This is what he drew up. And while i think it looks good from the back. The panels look terrible at the front of the island. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So this is what i wanted. Can you see from my pic i just wanted shelving in the overhang not the entire side of my island. Anyway we will see if gets it today. Fingers crossed. Re: Building with GJ Gardner northern nsw-small kitchen dram 75Mar 20, 2015 7:26 am The kitchen and scullery look great livpal5. It's a little bit hard to tell from the drawing of the island exactly how far back you want the shelves to go. I actually don't think what the GJ guy drew up looks bad, and once you've filled them with cookbooks or knick-knacks they'll probably look great! But if you do just want them in the overhang, just let him know that, hopefully that will make it clear. Good luck! I basically just wanted to finish off the back area a bit better. So didnt want to affect the depth of the drawers just a small shelf behind it. Yeah i will def speak to him and get it changed. Re: Building with GJ Gardner northern nsw-small kitchen dram 77Mar 20, 2015 3:31 pm So hissy fit melt down over. Haha. The cabinet maker has finally got what i wanted. Yay!!! I am actually amazed how quickly he corrected it. Here i was thinking i would have to wait another couple of weeks, as this is what has happened throughout the whole admin stage. Someone in this business actually works quick. Haha. Very happy today, at least until the next hiccup. Can't wait to see the finished product I have serious scullery envy - we have a walk in pantry which is HUGE compared to the tiny pokey space I've been living with, but I dream about a proper separate scullery...one day! I love it too. Im very much one to leave the dishes to the end of the day. At least this way i can shut the door and the kitchen is clean.
