We don't have that we have the land price plus the base house price with any extras we want and what not. Plus all site costs are not fixed. It's just that the land was given to that builder whether they make you do a "package " or just do it the normal way is up to them. Mjh were advertising house and land packages I just thought that was the go. That may work out better. The good thing about having a contact for land & house means stamp duty is only paid for the land costs! Brettbert our quote has got an added $15000 towards fences, landscaping & driveway but it's up to us to organise it all 19 May 2014 165 NSW Bronze Member Re: Lynden Views Estate Kembla Grange 2526. 65Jun 22, 2014 9:04 pm Yeah the ones they advertise have basix fixed site costs and usually some freebies and floor coverings and driveways but there's no way to see a breakdown of these costs in the package. We already had our name down for the block before they made it into a package and we wanted a different house to that that was in the package anyway so mjh said they could do up a package price for the house we wanted with all the inclusions or we could just do it as if the land and house were seperate base cost of house plus then all the other stuff we want and we can do floors driveways ourselves Re: Lynden Views Estate Kembla Grange 2526. 66Jun 22, 2014 9:37 pm Stamp duty is only paid in the land even in a house and land package. I can see a breakdown cost advantage and probably a saving for you guys doing it that way. I'm happy to have ours priced with the inclusions and having the ability to ask for that allowance to be credited back for the things we don't want. Like floors, driveway and lawn. Squib I like that you could add in $15000 for future works. Is this just for your bank so it is included in your loan allowance? We are all having the same fence so that should be ok. Slow slow process. We have actually sold our house and are moving back in with the parents to save extra money so the sooner the better for me aswell! So we get NBN but not NG at the moment. And with haywards bay, Brooks reach and the new MMJ stuff all going in they may have trouble getting someone to if it. Wollongong city council also said that the DA was lodged in May and could take some time. Looks like we could be with the inlaws or renting for a while. Surely there has to be something happening! The real shame is there are no other estates ready to go, with Brooks Reach north still not for sale! I guess we are in for the long haul. Some good news The trees from your blocks will be removed at no cost to you as they prepare the land. NBN is happening and pipe gas has now been applied for from agility. We need to wait 3 weeks for a reply. The DA has mostly gone through. Just a few changes to be made to retaining wall heights. They are talking about being on site in August. All sounds promising now. Our block only has a slight fall and I believe we will need to build our own retaining walls. It's only the steeper block that get the retaining walls built by the developer.
