Must have been just in time because most if the plastering is done. Really appreciated the work of our SS and CSO making it happen, altering the plans and quoting in less than one day! It's stuff like this that makes me happy I chose them! Best its corrected or it will forever be an annoyance to you as you live there. At this stage we have only changed a few items - the garage has been enlarged to cater for storage adding an extra 2m to the width (plans to store/use for tools/lawnmower etc instead of constructing a shed in the garden) and in the upstairs toilet we have added a sink - with teens in the house we figured the bathroom could be engaged so if the other uses the toilet all hell will break loose if they cant wash their hands! It meant we lost the void next to the linen cupboard. Oh and we also added a laundry chute - yeah baby!! Can you tell Im excited about that addition?!! Wish we thought of that one. I'm loving the laundry chute idea too! I really can't wait until the house is ready. Seeing it complete externally, bar paint, is such a tease. The cabinet maker was there today putting in the kitchen frames. Not sure what happened to the contract variation for moving linen cupboard. It's all signed off but no changes yet. Might give the SS a call next week and check. I contacted Jim's for home inspections, ended up being $480 for lockup inspection and $520 for handover.. from memory that sounds like more than what you were quoted. A bit more yes, I think we got a bit of a discount because we planned to do 4 inspections with them. The price probably depends on a few factors like distance to travel to job, type of property being inspected, etc. Still sounds like a fair price based on the original quotes we got from ABIS and another company whom I forget. We decided on engineered flooring because the warranties are 10+ years, and frankly I don't mind replacing the wooden floor if it lasts that long with something new and fresh, much like I do with carpet every 10 years. The one thing of interest to me is how the lounge room corner feature opening would look - very hard to imagine it from the floor plans. I like it - sort of makes a feature of the stairs as well as making the room seem roomier (if it was enclosed with just a door it may seem a small room) You must be pleased with the speed of build. One thing I must ask is what facade did you choose for the home? - I cant work it out from the images on the website? And the colour scheme bricks etc look great - has the brick colour grown on you yet? Cant wait to see more pictures. The lounge corner feature thing is actually really cool, and you're right that it makes the stairs a bit of a feature and more open. Somehow it makes the hallway seem more integrated with the rest of the space? The facade is Plymouth which is one of the standard/free ones. Ours varies a bit because we shrunk the balcony depth a bit to make master bed bigger. I actually really like the facade, and I feel that once the white-ish blinds go up it will break up the bricks and look stunning The bricks have grown on me a little but not a lot. My partner thinks they look great so I guess I just have to let it go And yeah, they are screaming along with the build. The kitchen carcus was in yesterday, but since house is locked up I couldn't get a proper photo. I think we got really lucky with our SS, CSO and subcontractors do far - very happy with what Simonds have produced. I didn't dare sneak in on Sunday for fear of messing up their work, but I did see that the kitchen seems to have been installed. I also noticed skirting boards have been installed, but not the timber floor yet. I seriously hope they will be running the floor under them and not using that horrible bubble dowel edge stuff instead, because it looks nasty. Not being able to go inside is killing me. Fantastic progress... I am dreading the lock out stage... I need to see what happens! Unfortunately most of them do install it with the beading around the edge, unless specified in the contract. They do the skirtings so much earlier that when they do the flooring. Its a common sh*tfight between clients and builders in regards to doing the flooring without the beading, just due to the order in which it's all done. Seems so unfair since you have already paid for what's already there. I agree with the beading too -BUT think about what would your beautiful new expensive flooring look like if installed now - these tradesmen (generalising) come in and do their job, they don't clean their feet, they don't care about anything around them except doing their trade - SO mud, stones and crap get walked into the house. I can remember my first build 20yrs ago (yes Im that old) someone put their tools or toolbox on the bathroom counter whilst they stood in the bath - dont ask me what they were doing but it was clear they had been there with scratch marks on the counter and bath (oh and muddy boot marks in the bath too)! SO back to the floors - its a shame but probably a good thing they dont put the floor down til last (then Id be at the door telling workers to take their shoes off and handing them soft socks to walk around in - joking!) He estimates the house will be finished in 1 month!! Everything's gone so smoothly so far I don't even doubt this! He gave me a quick tour inside while we were there. I think I might have gone a bit overboard with the kitchen servery bench - it is so big it's ridiculous. At least we had planned to rip off the melamine benchtops after handover and change to stone... So if it really is too big we kind if get a second chance lol. Sorry no pics, I was just too in shock this morning to think of it. I had never thought about changing the kitchen benches later - is it cost effective to do so (I am assuming yes cos the builders cant add too much extra costs to a basic kitchen bench compared to caesarstone etc) More photos next time - need to make sure it passes our forum inspection I second taking your plans elsewhere.
