The council was supposed to go there yesterday for the final approval. Metricon charges a standard price of $16 000 for everything necessary with site costs. Why did you ask? Where are you gonna build? Whch house? I got an email the other day from stocklands saying the same thing, waiting for council to give approval for titles and then 2 weeks after that for settlement. Was asking site costs as that area is known to have alot of rock, and was wondering how metricon site costs compare to PD. My site costs after the first soil test have come in at 11k and 13k to upgrade the slab. waiting on the final soil test after settlement to get the final fixed cost. My site cost and slab upgrades are probably alot more than yours due to my house being 48Sq double story (Waldorf 48) Re: Building in Eucalypt Estate - Wollert 64May 08, 2014 10:13 am Hi Whocares I work in the city also, i drive to work and I'm finding it fairly easy. I just take the ring road all the way around and get off at the Craigieburn exit it takes me about 35-40min. The roads are not too bad, they are a bit clogged at the moment as they are working on the next estate so have blocked off Epping Road to 1 lane, that should be finished soon i would assume. Otherwise you have the choice of train at either Epping Station/South Morang or Craigieburn Station, both much of a muchness, take about 40min to the city. Buses wont be far off i would assume either. Honestly saying I have serahced around west side too (Point Cook, Truggnina & Tarneit) but wife does not wanna go there as west will always be west. Property prices are rising more in west as compared to north. Poor infrastructure is almost same at both ends. I drove around euacylupt and found roads are very narrow, no schools, no shops or child care. Any other suburb you would recommend. My wife does not drive so will be reliable on Public Transport. what are your views sommerhill, lyndarum, meranda and dooreen ? So building a new home suited us best for now. There is a proposed school being built in Eucalypt as well as some shops across the road. We looked at land in Mernda and Sommerhill but there were no good size blocks available at the time and the price they were asking was ridiculous for a small block. Also the infrastructure is worse than the North. Even I am not willing to move further in west even though property can be sold on a high price later in the future. I hope the same thing happen with wollert so i can make some profit selling it after 10years. Thank you for sharing your views, really appreciate that. There was often a terrible smell however - that I do remember! Though whether it was related to this issue or not I don't know. I'm no expert at all but it may depend on upgrades or facade choice. Has the bank advised what made the valuation come in less at all to give you an idea at all? I was really paranoid about this issue myself. We didn't upgrade much and what we did was only minimal so it didn't add too much to the house cost. We also didn't do LED lights / downlights although I have no idea if that makes any difference at all. I'd make enquiries with the bank to see if they have any suggestions on getting the valuation the down. Good luck! Re: Building in Eucalypt Estate - Wollert 76May 17, 2014 10:01 am Yes that's why we are so shocked because we really didn't upgrade anything and stuck with standard. I didn't even realise this could happen with a house and land package. The bank are just saying homes in the area on similar sized blocks are valued at that amount. I'm confused because in our package there are $25,000 site costs but obviously the bank aren't looking at that when they value land so that leads me to believe that is why it's come out short but if that was the case then everyone doing house and land package with included site costs would have this problem. I know we should have done our research in hind site but our broker never even mentioned this was a possibility. That valuation was with CBA and our broker is now going through Bank of Melbourne. Does anyone have experience with these two banks in regards to valuation? Re: Building in Eucalypt Estate - Wollert 77May 18, 2014 10:38 pm I had an issue with the land valuation that was coming lower as well. The broker was requesting the valuations and they were coming lower than the market value several times, so I decided to go directly to the bank and request it. Paid $49 for it and if it came back on the market value I get the money back. That's what happened... I requested it and on the first and only one, it came back on the market value. So I took it to the broker to see what was going wrong and he compared them and saw that the CBA bank were doing the valuation with 2 different companies (OPHECA and CBRE). Broker got with CBRE and I had the OPHECA one. So my meaning is about the person and company that see's the plan and the location is going wrong...
