They should be able to send you latest price list with block sizes if you request them on FB. One of the release which I am in is expected to title in Dec'13. Hey, yep, what Macmaz says is true - Stage 1 to release Dec '13, not sure about Stage 2. Land prices in stage 1 were $210+, for your size block around $225 from memory. Best to email or call and ask for them to email you the list of available blocks and prices. Hi again, We are building with Henley. Fixed site costs for us on a block with 600mm fall (including estate guidelines) was $13K ish. Add $4-5K for bushfire regs. Site costs obviously depend on a lot of factors. Which house are you looking at? BTW we have done colours, tender, contract signing etc. with Henley and it has all been great so far. We aren't in a rush so that might help take the stress off things, but I can honestly say so far so good! Yes neither did I. However, I contacted MF sales for this and they have provided me new sight engineering which is significantly different (has to be as north facing block's boundaries have shifted now) from what was provided before. I cannot make out if this is positive or negative change for us. Presently, reviewing our decision to go with bigM's, so did not really take it to them. BigM' had told us there are council charges along with separate 12.5 Bushfire rating protection. Fairview is saying he could get his soit tests done. I wonder if other personnel than the estate developer will be allowed in to do this unless the roads and soil itselft is settled. BTW, how's SJD been in communications? Yes, we have had soil tests done. I have copies of them. Yes we are in a BAL 12.5 zone, you can look this up on the Bushfire map. No you don't need recycled water, but yes to NBN. We got the updated engineering report from our conveyance lawyer. Provided to them by Minta. Not sure why your conveyance people haven't passed this info on. Obviously it is a personal preference but I am very glad we fixed site costs. I think they would like title by the end of the year because it would affect the land tax they have to pay if they continue to hold title into 2014. Who knows though, there are so many variables. We bought a block approx 2 months ago that backs to O'Shea rd extention. (which by the way was not informed at the contract signing - that's another topic by itself) We visited the farm a few days ago and all the heavy machinery has disappeared now, because of the past bad weather conditions. Titles most probably wont be released in Dec, probably Jan/Feb. That's the vibe at the sales centre. we are now contemplating whether to pull out or not as we wanted to move in to our new house by May 2014. Any honest opinion's much appreciated. I had a very frank conversation with the Stockdale Leggo office last week about land titles, and you are correct, they are delayed and will not happen until Jan at the earliest. Obviously this is one of those things that happens and much of the delay has been beyond their control. However I believe there are some inexperienced staff who have contributed to their poor communication and management of the delays. I guess my thoughts on pulling out of your contract would be: 1. I assume since you say you purchased 2 months ago that you are under contract - you will be liable for breaking contract which has a significant financial impact. 2. Have you chosen a builder and started the quote/contract process? If so you may (depending on what stage you are at) be hit for fees again. 3. Do you think you can find land that is already titled (I wouldn't suggest you go with an untitled block as they may have the same delays as MF) that you will be happy with? Similar size blocks in the immediate area seem to have a lot more fall on them and will increase your site costs. Depending on which builder you are going with you may want to find out from them if they can have you in by May if you choose a block in the next couple of weeks... some builders are busier than others. So there you go - that is my 2c. Is there any reason you wanted to be in by May? If you get everything sorted and ready to go (contracts signed/finance/soil tests) and the land does title Jan/Feb you should be in end of May/June (assuming you are building a one story with a volume builder). Hope it all works out! Colours - 6/13 Tender & Contract - 7/13 Title - 12/5/14 Scrape - 29/5/14 Frame complete - 20/6/14 Re: Minta Farm Berwick 74Nov 02, 2013 12:52 am I received a letter from Three pillars saying that titles postponed till feb 2014.I think this will go on.A friend of mine told that for him it took 2 years to settle land and done the loan paper work 4 times(not in Minta farm.,in another estate).Mortgage loan offer is valid for 6 months only.Sometimes I think.,buying untitled land was a stupid idea.Anyway we can wait and probably occupy house before 2014 christmas. They rarely title when expected and are usually at least 2 months late. Stage 1 is supposed to title Feb so Stage 2 will be some time after that, you would be best to check with Minta Farm directly. Its exciting to see guys working there on the weekends. It seems like they really want to speed this up. There were trucks ready to do something major not sure what. Whatever it was, have you taken any pics? if yes can you share?
