Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I've added the deck onto the front and around the side. Thought the deck overhang could replace the roof bit that covers Bed2 and bathroom jutty-out-bits (technical terms, if you please). Maybe put a couple of nice windows or doors in the eastern wall? Doc, you may not like having to go through the study to get to the WC, or going to the study off the kitchen. . . I thought it was a good way of tucking the study and WC away from it all, making the most of the open plan area (you'd have a truly open staircase. . . with balustrades on two sides instead of just one). As the WC is now on the western side, means we won't have to have frosted glass in any of the front top windows. As the living space has grown towards the south, I've decreased the size a bit from the west, to allow me to put the pantry in behind the kitchen (with space for your freezer. .. yay!) I put your freezer in the centre of the shelves to maximize on shelf space. Your previous kitchen island was 1.35m wide. . . I've reduced it to 900mm. Standard cupboards are 600mm deep, so this gives you a standard cupboard on the kitchen side, and room for bar stools on the other side. I've extended the meals area into the deck by about a metre (i.e. extended to the east), and I've taken off the jutty-in bit which was in the kitchen, to give you a bit more pantry space. If you would like a huge pantry and smaller study, I can put the WC in at the back of the stairs. . . hmmmm. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ - I've extended the theatre room out at the front to give you the 4m (plus a little bit more) in Bed2. - I thought it might be nice to do a bit of a flip at the front and have a balcony up above the front of the theatre room with a large eave over the top and some nice glass doors (french doors, sliding, stacka or bifold). - We've lost a bit of master bed wardrobe space in this one as I've had to add the corridor. . . but I've put in a built-in cupboard to make up for it a bit. . . you could fill it with shelves and it might be a nice way to tuck all of your wife's shoes away. - The laundry has benchtop one side and linen cupboard the other. . . though I've added a walk-in-linen so you may want to change the laundry linen into another benchtop. - The store has an entry from both inside and outside the house. . . you may decide to delete either of these. - WC and linen can be switched if you prefer. - I've put a toilet in the bathroom, if you decide you don't want one, we can get rid of it. Also, if you decide to have a single basin we can put it in between the bath and shower and make a clear walkway. We can also delete the door to outside if you prefer and re-organise the bathroom. - Bed3 is a little on the small side. . . though you'll still be able to fit either a queen bed and bedside table in there - You can switch Bed3 and the retreat if you wish, and steal from one to give to the other too. I was thinking it might be really cool if you could tile the retreat and make it into an access room to the pool. . . make the exterior door childproof and have it going straight outside to the pool. . . bringing the outside inside, if you know what I mean (don't know what the laws are up there, but I'm sure pool people would be able to tell you. . . one of my neighbours has a pool and a poolhouse, there's no fence in between the two. . . he says that the glass doors in between the two are the equivalent of having a fence). This may save you some money on the pool fence outside, as you could terminate it earlier, against the house. (and you'd extend your outdoor poolside area). This would mean moving the kid's retreat upstairs, but there may be enough room up there now to tuck it out of the way. so much about this we like!! couple things not sure of/changes: sacrifice some room from master and maybe other beds to make retreat bigger. laundry location no access to rear now to top floor.... Plus no point for decl at front as semi busy road. Also the large island is not negotiable for mrszim. what about putting study where media room was originally ( only smaller) and putting pantry back how it was. space between end of study and stairs could be reading/study area or just a small play area/ thought maybe wc could go there but that probably doesn't work. thanks for all the ideas and input btw, really appreciate it. Will be looking for some areas to squeeze a bit out of but do far so good. Still coming in cheaper than original Renos and that's with taking into account demolition cost also. I'd sacrifice some from main bed and maybe some from 3rd bed to get a bit more into retreat. Lose the WC in bath and keep separate WC. Just seems waste if good space My Knock down and Rebuild thread viewtopic.php?f=31&t=54685 Our Building Blog http://ourknockdownrebuild.blogspot.com.au/ Re: KCC's Knock Down and Rebuild - Concept plans are here 71Mar 06, 2012 10:10 pm How does this one look? http://i815.photobucket.com/albums/zz75/jodge/GROUNDV3.jpg - Bed1 is smaller to add 0.8m onto retreat - Laundry and bath have been switched - lost the walk-in-linen, but now have 3.85m linen in laundry - Laundry has 3.85m wall - can have fitted cupboards with benchtop, broom cupboard, washing machine space etc. - walk-through from carport is just a corridor with room for 300mm deep shelves on the east wall (if you want them, otherwise you can add this space to the ensuite or bath) - gained 0.15m length on theatre room from laundry - moved WC door so its almost in line with laundry - door in store removed - actually, I'd rotate basin in bathroom by 90 degrees to give swinging room for shower door. . . one thing I like about these bathrooms is that you can have a bathmat outside the shower door without the main door catching on it. . . can't with my ensuite. . . grrrrrrrrrr! - room for 2.23m long custom double vanity in the ensuite, if you want one (or you can just fit a standard 1800mm, or maybe 2m). - I didn't take any room from bed 3, but can do to either give to retreat or back to bed1 (I have displayed a kingsize bed in bed 1 - we can extend bed 2's wardrobe if you like. Toilet door can easily be moved to face retreat. . . I put it facing the laundry for easy access through the laundry. . . also, I think it's a little more private this way, if the kids are playing x-box in the retreat. We can certainly jiggle around a bit with the bathroom / ensuite / laundry / store layouts. . . I can make the WC smaller (with just a mini wall-hung basin) if you like, and knock out the small linen cupboard next to it, squeeze the store along to give you extra room for the bath and ensuite. . . or get rid of the store altogether, which would mean I could jig around the bath, ensuite and WIR to give you a separate toilet in the ensuite and hopefully some more WIR space. Can you list all your preferences with these spaces? I.e. I go through a door to our WIR and then the ensuite is accessed from the WIR. .. this is so that one of us can shower and get ready, going backwards and forwards between the two rooms without waking the other if required. .. though a lot of people are scared of the ensuite steam getting in the wardrobe, so don't like it (though I love it). Obviously you'd prefer a contained toilet in the ensuite. Double vanity in ensuite? Double vanity in main? Corner bath? Normal bath? Smaller bath (1500mm). . .bath in the ensuite? Double shower in the ensuite? How much WIR space? I think I have to leave the horizontal wall between bed 1 and ensuite etc. in place, as that looks like it's a supporting wall for upstairs. (Ooh. .. just a thought. .. make sure that you have adequate soundproofing underneath the kitchen floor!!!) Do you want to keep the cupboard next to the stairs, or would you rather delete it to make things more open plan (I think it would make a good coat cupboard). Might be an idea to have a door in the corridor between the theatre room and the laundry. . . so sound doesn't travel down from upstairs when your son's in bed. Not huge fans of going through wit to ensuite. No need for bath in ensuite. Was giving first floor some more thought and if we place study upstairs but don't utilize all the space that the media room was taking up then will be a chance to cut down sqm slightly. After talking to builder if we could lose 10 or so sqm then we'd have a nice buffer in the budget for some more upgrades and contingencies. We want to stay@ 12m long but figure we should be able to drop a bit of we just place a reasonable sized study up but not use all the space we had when we had the media room up. Oooh. . . whereabouts are you in Sydney? Are you here for long? In your original design you had the study at the front with the overhang of the theatre above. . . I had to extend the theatre room into this area to make it 5m long and your son's bedroom 4m long. . . I figured the builder would have to brick up a support at the front there anyway, so extending into it with the theatre wouldn't cost much extra, if anything at all. (???) I think we can definitely rationalize on upstairs. I just had an idea, you might not like it. Thinking of resale in the future. . . we could make the study into a future guest room. . . this would make it ok to put the toilet, small shower and basin in the corner. . .as an ensuite (and save on having extra hallway). Basically you'd only be adding a shower to your current design. 3 bed, 2.5 bath goes to 4 bed, 3.5 bath? no??? silly idea? Anyway. . .bedtime! Would also put cavity slider to ensuite to avoid swinging door onto vanity-we did that in our last house and forgot to here..
