It's the foil wrapping to go with insulation. Your engineering drawings would clearly say which areas will be wrapped and which will not be. Usually the external garage walls aren't wrapped. I would be surprised if yours haven't been wrapped Re: Building a Sunnydale with Clarendon 67Oct 13, 2011 9:05 pm Had a meeting with my Site Supervisor today, and infact that was one of the questions I asked, "what is the role of the wrap". It is for insulation. Clarendon also have R2.0 batts to all external walls including the party wall between house and garage. Which seems to be standard with all builders now (helps attain the 6 star rating). Most of the frame is pretty good. It is not quite finished, and the framers are due back on Monday to complete the job. There was one area of concern: there is a bit of a bow on the right window of the leasure room. You might be able to make out the right top plate has the bow and the bottom of the window is about 1cm lower. I know that the wrapping isn't there as I can see large sections from the inside of the house where I can see the wood, and then the brick. I presume it would be between these? BTW; I didn't get sarking either though - I nkow they 'sarked' sections where the downspouts joined tiles though - I guess this was a freebie or already part of the house. I don't know, however, if there is insulation above the garage, the section that is underneath the first floor area....need to sort something out if there isn't...unless anyone has any strong suggestions here. When you say 'large sections', do you mean just particular areas or throughout your house? The foil wrapping goes between your bricks and frame. Check your contract drawings. it should be mentioned on one of the pages after the Elevations, a small box named Insulation. As katman said, sarking is not really necessary, your roof insulation should take care of it. Met with the site supervisor....that went well. Had some bricks delivered...well they are still sitting there (tanning since it has been nice weather this week). The gutters and fascias have been installed around the family room. Not a good idea to cut through a roof truss, so I am expecting a phone call from my SS as to alternatives. There is a possibility for two return air vents upstairs, which then gives me an empty void downstairs. Need to think about I could do with the void if that is the case! While the installers were on site, I managed to negotiate another duct. I realised I didn’t have one in the laundry, so a quick phone call later, its all settled! (Sorry for not doing a week 9 update!) I spoke with the heating/cooling guys who put in an extra air pipe for the laundry (at a cost, but directly to the heating/cooling company rather than the builders!). All is good, but they tried to put the extra pipe into a hole through the floorboards with another pipe which is not quite big enough. Great blokes! The were more than happy to move some bricks around for us. Even allowed me to lay a brick!! That’s building your own house. We also had a chat about the side of the garage. He mentioned that it would be more labour putting brick over brick so they didn’t have to go over the neighbour’s property. I said that it wasn’t an issue because I am already paying for it! I happened to have my contract at hand and showed him the line item. Quite impressed he was! We did get some blue wrapping in sections. Mianly where we had the cladding placed. Our bricks were all done before roof tiling started. Makes more sense I think. Mine wasn't allowed as we have the 2nd storey short of the 1st floor on one side. Hope that makes sense. have a few optiosn but all were expensive. Went with cladding. Re: Building a Sunnydale with Clarendon 80Nov 05, 2011 4:56 pm I would have liked brick all the way, however, we have cladding on the first floor across the front, on the side above the garage and half of the back - above the family room area. As rjg wrote, the garage section is above thin air! So, to provide the reinforcing steel that would be able to support the bricks we were told would be cost inhibitive and change the feel of the façade (which is why the rest of the front has cladding). Instead of the horizontal cladding that was offered, we went with blue-board and a rendered look. I notice Clarendon now have a special on that....oh well, swings and round-abouts! Insulation wrapping seems to be standard here in Victoria. I don’t know if there is a building reason as to whether you should do the roof or the walls first…but, in my amateur opinion, it is the frame that holds the roof, not the bricks. The frame and trusses may have a little bit of movement once the roof tiles are put on, so bricking after the roof is on may be easier to then make adjustments if required. Back to the build… Confirmed some insulations between the garage room and the first floor.
