We paid a broker who said to go with Homestart...and it was a construction loan, not a land loan so without the approved house plans, we couldn't get the land. We hadn't bought or built a house before so we made sure we had alot of people involved to make sure things worked out...which they didn't. Knowing what we do now, if we went for a straight land loan, everything would have gone through. Ahh I see.. Sorry to hear that... Or Nottage Rise is getting realesed by the end of the month there is always hope. Key is not to give up. Just remember building is a pain. But if you do it right it pays off. It also helps you only have to pay stamp duty on the block. The only reason why they have been working with us, is because we've been doing everything in our power. As long as you can show them that, they are really easy to work with. Speaking of though. We discovered today that even if we were ready to go, our settlement would have been pushed out. 3 months into having the block in our name, and the soil report is still not back But we are not complaining as it works perfectly for our situation. But thats because I'm not dealing with them directly (developer), the people I've talked with at RealtySA weren't very friendly so I decided to not bother dealing with them anymore lol. We are going thru our builder (Fairmont - same company) By going thru the builder for the extention on the block. Means we have the sales guy debating for us (he is an awesome guy), that the company will lose a big sale, and that if the land goes available again, there is no garentee that the next people will build with Fairmont. We don't wanna mess around with this build as my wife and I are only mid to late 20's but never want to move again, so we are building a ridiculous large house, especially since we don't have any kids yet. Trying to over plan. And as such, ends up costing a lot (build is more than the block). So its only around the corner, i go for drives past about 2 times a week lol. I did notice the weeds. There was couple there on their block with hedge trimmers and a whipper snipper. Made my wife and I giggle a little bit. Went to the builder yesterday, have an extention to November set in stone (which is great for us), also found out we stand about a 95% chance of getting away, without the house needing to be split. we have 1.5m from the fence on our non-garage side. which we are retaining at 200mm then a second retain 50cm closer to the house at 500mm. According to the builder, he stated he's worked on a lot of the submissions to the council, and final figures getting worked out today. He said soil report came back, saying footings are going to be great. Also our slab will only be 25cm below the curb. Which is higher than we were expecting. We allowed 20k for excavation and footings, he said footings are that good that we should get away with it for around 12.5k, meaning we'll have 7.5k to put towards the retaining, which he thinks we should get away with for around 5k. So there are smiles all around at our place. was pretty angry when I posted this. We were instructed of official extention. Then today I was called told that if I didnt present finance approval by the end of today we would lose our block. The person working for the developer was not open for discussion, and would not listen to me when I told them we already had the extention approved. Found her to be very insulting and demanding. But I was wrong to defame her reputation in anyway. I think the biggest difference is the builder has compasion because he is dealing with helping you build your "home" however the developer, like the Ol Dirty Bastard song, they just wanna here "Hey!! Realty!! Baby I got ya money, don't you want it" On a non ridiculous side, we got the extention official. We were trying a ** way around it by doing a 20cm retaining wall on the fence, then another 50cm retaining wall 50cm closer to the house (on the non garage side). Getting nervous, really want it to work For the finance for the house itself, we've been dealing with our bank but gone as far as we can for now - we can't do anything more until we have had our final builders interview and we know a final, total cost for everything. That implies that the house will be approved by the Council and we will have a final price - plus our other quotes we have for paving, verandahs, concreting the driveway, flooring, window furnashings etc etc. Our guy at the bank has verbally said we 'should' get through OK, but then again he says the progress payment department at the bank want us to contribute $30k or something before they will release the first progress payment. No idea what that's all about, but if they continue to play that game - they will lose our business. Totally seperate from any other dealings with developers etc etc. We then made the choice to build with Fairmont - but as far as we're concerned our block of land is ours (with one interested party, the bank) to do with as we please (abiding by the encumbrance of the estate, of course) - we don't have to build or do anything yet if we don't want to, but we're itching to get our house built so we can move! We are now speaking with the bank to organise the finance for building the house - currently a seperate mortgage to the one covering our current house and the land; this will be tidied up later on. We are dealing with a salesperson at Fairmont directly for the building of the house. No developer middle-man as it appears you have in your case. As for your situation, I'm not sure what your arrangements with RealtySA and Developers are so I'm not sure what your options are. I'm working on the assumption that basically everyone would have done the same thing, bought the land first then organised a house to go on it later. Perhaps ours is different though because apparently it fell through previously, we were offered this block in April. 1stBuildFR What happens if your finance for the build falls over, would you have to onsell the block? From the affordability perspective, no. Certainly not aware of any other issues that would force us to, either. If the finance did fall through then we may have to sell the house we're in earlier than we would like, because the plan at the moment is to keep it and live in it (and complete it's renovations) then sell it (or rent it out, but this depends on a number of factors) when we have moved into the new one at Trott Park. I did end up choosing to build with Fairmont's, but I already have my Land Loan. I am currently paying it off, the land has settled and is in my name! The house however will be put onto the same loan, but I cannot gain finance until after the building contract has been 100% set in stone (i.e after the final builders interview). Not sure why you just couldnt buy the block seperately, sounds like they might have taken you for a ride? A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time. If the… 1 2784 |
