The council guy seemed genuinely sorry for the mistake and is trying to get the permit ready so that it can be mailed out the day after the 14 days is over. Doing a happy dance for you A quick tip, when you submit your plans and colour selection make sure your roof and gutter colour is the same. The downpipe and brick colour has to be the same as well. I've submitted everything to Australand now. The roof tile and guttering is the same - black. Now we also went with Black downpipes whereas the brick obviously isn't. I had showed the colour board to Mervin before so I hope that isn't an issue this time around. One never knows though... Would you believe that my bank manager, who had basically pre-approved everything before we went through the council fiasco has left the bank?? Great. You know what that means - all new applications for pre-approval with a new lending manager. We have an interview on Friday so we'll start the loan application process again... Still Smiling... I've been doing a lot of travel for work recently but we received pre-approval from the bank, and have spent the last couple of hours signing the biggest building contract I've ever seen... We can now submit that to the bank tomorrow for final approval. That may still take a couple of weeks but after that - assuming approval - we will be able to set a start date with the builder. Cross fingers for a speedy approval process. It's been right on about 15 months since we put a deposit down on the land... I had pre-approval but they re-checked valuations and didn't like the valuation on the plans for the new house. They said they have "adjusted" their Loan to Value Ratio formula and now we are asking for too much to build the house we want. The builder is ready to go with permits and everything but now I don't have a loan They've taken 3 weeks to get to this decision. Now I need to start again with finance. The bank has said no, as mentioned. I have gone to a broker who is also finding it hard to make work. Apparently the banks changed the way they check serviceability a couple of months ago. They now assess your ability to pay if the interest rate is 1.5% higher than the current retail rate. We are on a discounted rate as we have a couple of loans with them but that doesn't matter. There is also an equity issue as Croydon valuations are fairly low, ie, no million dollar homes there but we want to put in a reasonably big house. The broker is going to come back to me in a day or two but it all looks bad. 16 months of design work and council and developer approvals seem to be going down the drain.... SK.
