Re: Grantham Estate, Riverstone 583May 07, 2015 9:07 am Hi All, For those of you who had dirt/rubbish dumped on your block did you have to get that cleaned up or did your builder look after it for you? A friend of mine went past and took some pics for me the other day and there appears to be a mound of dirt in the middle of our block (198). Our site start was supposed to be this week but has been pushed back to next week and I just don't want this pile of dirt to push things back any further. Thanks Re: Grantham Estate, Riverstone 584May 07, 2015 9:22 am Hi Ange, you are better off doing it your self. I had to remove 24 tons in my case. But if you know the date you are getting your excavation done have a chat to builder's excavator as they might be able to do it cheaper. Just get them move it on to the side and when they are done for the day they''ll be able to pick it up. Just a thought . In my case I got the dirt removed 3 wks before the excavation but I should have waited as the guys who worked my site were pretty decent. cost me $850 Re: Grantham Estate, Riverstone 585May 07, 2015 9:22 pm Hi guys, we are currently building in Grantham with Edgewater and have been keeping an eye on this forum. We are lot 232 Rueben St and would like to get in contact with our neighbours if possible. The houses around us seem to be popping up over night. Its great to see. Look forward to meeting everyone in the near future. Thanks Hi Ange I am building in Baldivis and drove past today and same thing the back neighbours have put all their sand on our block! I am ringing their builders to remove otherwise we have a bobcat and it will be going straight back on their side! Re: Grantham Estate, Riverstone 587May 08, 2015 7:24 pm Hi Ange sorry me again.. I called the neighbours builder and she advised me that they are so sorry and it will be removed by next Friday. Very easy fixed but hopefully they actually do it. Our builder would have charged more site works of sand remained there Re: Grantham Estate, Riverstone 588May 10, 2015 8:20 am ![]() Has anyone building with ICHIJO heard any news about their closure. We were visiting some other builders and were informed that ICHIJO are closing down. I havent got any confirmation but can smell it as most of the people have left the company. they have removed all the designs from the website and one of my friend just took back the tender application as they were unable to produce the initial tender in 3 months. I am wondering if some how they complete my build and then vanish then who will fulfill the warranties. If anyone know anything please share so that we can change the builder. And if they are closing what will happen to our 5% deposit. Thanks This post worried us so we went to Ichijo at Kellyville at 10.00am Sat 9/5 and yes - the display homes are closed. Paper sign in window saying "This office is currently closed. Sorry for the inconvenience". Asked a man at Meridian Homes if he knew what the situation was - he could probably claim the title of Ichijo spokesperson due to his proximity to the closed office! He said Ichijo were selling their display homes and withdrawing from the project home market to concentrate on commercial property developments. He understood that they were completing all contracted home builds and if you have signed a HIA contract, then all should be good. This is not confirmed but simply what he told us. We will be following up on Monday with the Ichijo office. After discussing this for years and years, we are doing KDRB with Ichijo and our consultant left recently after dragging the chain for some time. We are now in the hands of a woman at HO who seems to know her stuff. Have signed HIA contract 2 weeks ago, paid 5% and have done internal/external colours. We are about to submit demolition application to council. Have sold all our worldly possessions and moving into a rental property right now. Life is utter chaos. We wanted to build with Ichijo because of their pricing, construction quality, their energy efficient options and initially, their client service. Very few project builders would even discuss double glazing with us let alone cost it in. We hope that they complete their current home builds with care and on time. Our biggest concern is that they are not informing their clients of the change in their direction and leaving it to the rumour mill to do the communicating for them. It's disappointing to us that a quality, progressive, smaller builder has not only left this market segment, but also they can't find the time to issue a statement to reassure existing clients. We feel kind of OK now but very nervous that Ichijo now doesn't have anything to lose in this market. What incentive do they have to do a quality job, reasonably on time and within budget? Talk about bunnies... Re: Grantham Estate, Riverstone 589May 11, 2015 5:51 am Hi friends I am also building with Ichijo. I know, this is very frustrating when our builders are slower than others, when they don't answer our phone calls and don't even reply of our emails for a week. Hopefully, after all this stress, I Believe that we will also come on track soon. Moreover, the closure of kellyville display homes also surprised me but on the other hand, they informed me via email regarding these changes. That's why, I hope that they wouldn't do any stupidy with us. I hope, this post will help to keep my friends calm those who are building with Ichijo. Best of luck. Re: Grantham Estate, Riverstone 590May 11, 2015 11:30 am Hi Everyone, Does anyone know what is happening with the old House that is on Grantham street? the one behind the petrol station? are new homes going there or will that old house stay there and an eye sore to us all? Re: Grantham Estate, Riverstone 591May 11, 2015 11:37 am That is all owned by The people that live there now I highly doubt that it will be going anywhere unfortunately I think we all need to get a petition going to sort out the half dirt road and some new street signs and some stop or give way signs at the intersection of princess and Grantham st as I think it is a accident waiting to happen what is everyone else's thoughts ??? I fully support the Petition. It is unacceptable to only have half a round completed. Surely the council will complete the other half of the road soon? Re: Grantham Estate, Riverstone 594May 11, 2015 12:12 pm ![]() Council will not complete the other half of the road until other surrounding development takes place I've been told That is a little silly of them considering the roads we need completed are for the safety of all house owners in Grantham estate and for that reason it should be a priority. What surrounding developments are taking place soon? That old house on Grantham street is a real pain also as i thought the land there was for sale also? I seen for sale signs early last year on that land. Re: Grantham Estate, Riverstone 596May 11, 2015 12:41 pm Personally I don't think anything will happen until people are actually living in the completed houses. You would need a factor of 25% inhabitants to get them to even look at a petition or have them lay down new roads or put in new street signs - most of which will get stolen or have more burnouts done on them. There's only around 20 - 30 people in this forum that are building in the Estate and there's over 300 dwellings. All of what was advertised was on the sales materials about parks, fields, nature areas etc was "proposed" - not guaranteed. The surrounding land and houses have not been sold off yet - this can take months if not years. How long has it been for the Estate itself to get off the ground running ...
