Browse Forums Building A New House Re: Rawson Homes - General Thread 561Jul 10, 2018 6:26 pm I *was* very happy with Rawson, and I still might be, but I haven't heard anything from the site supervisor in a month. I only know what I've deduced driving past and paying attention to what trades are there, and hypothetically if I had gone onsite I might have a better idea. My sources tell me the ensuite basins aren't the ones we wanted - rectangular instead of round - and the subtle hints we tried to give the SS ("are the basins the round ones we ordered?") was too subtle, so they've put them and the benchtop and the tiles in without telling us anything. There might be a couple of power points that weren't cut out before tiling so the tiles go straight over. Not a big deal but now needs two trades to fix instead of one. They are also short of tiles to finish off the powder room and laundry. I am happy with the quality of work, but I'm annoyed at the total lack of communication. We have 7 weeks left in our contract and I have no idea how likely it is that it will be finished by then. Yeah that sux. Really expensive for a zone controller. During the walkthrough discuss your expectation of regular updates. A month is way too long....... Re: Rawson Homes - General Thread 565Jul 12, 2018 2:08 am We had a walkthrough today after my partner firmly advised the SS that we were not happy. Looks pretty great and the SS is going to change the basins that were wrong. We had the chance to point out a few other little things, like missing power points and highlighting that the tiling wasn't finished - apparently the tiler told him it was? We also discussed handover dates for the first time, looking like it will go right to the end of the 33 week build time once they add on the rain days and supplier delay. All in all I'm happy and I feel reassured that things are on track. Knowing how defensive/dismissive Rawson can be, we somehow managed to come to an agreement/understanding with our SS in regards to getting the house finished the way we want it. How can you tell if the paint job has only two coats as opposed to 3 coats? I can only guess that $6k was the cost of the 40mm and not taking into account the price of your deal with the 20mm (ie, the difference between the two). Bear Does that include the waterfall edge or just the bench top? We don’t have an island we have a u shape kitchen so Rawson wouldn’t do it. Even if you have an island you will need to pay the extra for 40mm for all your benches to match. If you're still at brick build stage, there is a loooooooong way to go with different facets of your house. Hey mate, our large window near the staircase was installed about 10cm lower than all other windows and as a result it didn’t line up with the grooves in the matrix board. Sounds pedantic but I couldn’t unsee it once I noticed it. The plans had it lining up perfectly. As it wasn’t built ‘to the plan’ we had them raise it to the correct level. My example might be a bit easier than yours because my window wasn’t bricked in. But if you’re unhappy raise it now and don’t wait or it could be too late and hold up other progress. Be firm but understanding with your SS. I found that 9 times out of 10 they will want to rectify the situation to ensure everyone is happy. Good luck. How can you tell if the paint job has only two coats as opposed to 3 coats? Because they watered down the paint, some areas of walls and ceilings were quite thin. Our paint colour was a warm white and in some areas we could see the grey colour coming thru from the Gyprock sheet underneath. Also streak marks and uneven edges. What you can do to be sure: get 2 sample pieces of Gyprock and paint one with 2 coats (primer + paint) and the other with 3 coats (primer + 2 paint). Then compare the pair. Absolutely not recommendable. They have rendered the façade on our house in such a poor way, that it looks horrible when we switch on normal façade lighting in the evening. See images below. They have used fairly bright paint, and the front façade is on the southwestern side. As the facade is in the shade most of the time, it looks half decent during the day. The Department of Fair Trading considers this acceptable (!) - the fact that our façade looks good in the shade only. Once we switch on the lights in the evening, we wish we have not done it. The purpose of the façade and its lighting is purely the aesthetics, but if it doesn't look good, bad luck according to Rawson and DOFT. I think that this is inacceptable and, quite frankly, legally not correct. In reference to Home Building Act 1989: (1) The following warranties by the holder of a contractor licence, or a person required to hold a contractor licence before entering into a contract, are implied in every contract to do residential building work: ... Home Building Act 1989 - 18B Warranties as to residential building work In summary, my understanding is that regardless of what your builder or DOFT considers acceptable, they are not above the law, which clearly states building elements are to be "reasonably fit for purpose that the owner desires to achieve".
