Cheers. Re: Spring Farm Riverside *Stage 42 - Ridgeview* 571Mar 11, 2015 4:44 pm Mat87 Could someone please paste in the contents of the update. I never seem to get updates, though if I message them and they reply it comes through, think they have put my email down wrong yet have asked them 3 times to check and same issue every time lol. Cheers. Hey Mat87, The update reads, I can confirm that the VPA with Camden Council has been executed and subdivision works for stages 40-44 are nearing completion on site. The registration of stages 40-44 is expected in April. As you may have observed, some of the associated VPA / open space works are not yet complete. For the purposes of clarity, the VPA allows us to provide bank guarantees for those incomplete works in order to satisfy the requirements for council to release the subdivision certificates for stages 40-44. The guarantees are in the process of being procured and sent to council. Notwithstanding, work is continuing in earnest in the open space areas. I will provide a further update when the subdivision certificate is out of council and the plans have been lodged at the LPI for registration. Re: Spring Farm Riverside *Stage 42 - Ridgeview* 572Mar 11, 2015 4:52 pm Thank you. It does sort of make sense for them to throw down money as a security for the unfinished works as then they will be getting all the money from our blocks plus that money back from council once works are complete, they have nothing to lose by doing that. But as history shows not much has gone to plan, fingers, legs and testicles are crossed. Re: Spring Farm Riverside *Stage 42 - Ridgeview* 573Mar 11, 2015 5:04 pm Mat87 Thank you. But as history shows not much has gone to plan, fingers, legs and testicles are crossed. It makes sense Mat87 when it is simplified, as you just did. The scary bit is the history of delays of previous stages, but we can only hope all will go to plan. I too will be crossing my fingers and legs, but the latter will be impossible for me........hahaha if you know what I mean. Re: Spring Farm Riverside *Stage 42 - Ridgeview* 574Mar 12, 2015 10:50 am I wonder how long we need to wait for this bank guarantee to go through? and then how long will it be till we hear from the LPI and our solicitors. i want to get excited but i am so scared to let myself Re: Spring Farm Riverside *Stage 42 - Ridgeview* 575Mar 12, 2015 1:04 pm I know how you feel Parkview_rs, every time I get excited about the prospect of progress, something else happens which breaks my confidence. I might see my conveyancer (who also is a friend) tonight and I will be asking her to contact Cornish solicitors, though I don't know if we will find out any different from what Colin has already stated in his email. Re: Spring Farm Riverside *Stage 42 - Ridgeview* 576Mar 12, 2015 2:28 pm Please let us know race to stage 43 i asked our solicitor yesterday and they said they had no update. my fingers and toes are crossed though.. only 20 days till April Re: Spring Farm Riverside *Stage 42 - Ridgeview* 577Mar 12, 2015 2:37 pm and then 30 days of April up_springfarm_creek without a paddle Re: Spring Farm Riverside *Stage 42 - Ridgeview* 578Mar 12, 2015 3:12 pm I think the time will go quick considering we are 3 and a half months out from Christmas already, and it feels like it was only yesterday. I know it's hard and people don't want to be disappointed, but don't deny yourself of the excitement of it all x
