You should pop over this weekend while you are doing your usual trip to Pt Cook Lisa - The oven is divine... I keep looking at it going "Wow..." I don't want to use it though, as I dont want it to get dirty! Hels - It was the blind place that suggested the 25/75 split for the bifolds... otherwise I wouldn't have thought of it either! Glad we did get it like that though... it's already coming in handy being the main door out the back at the moment! (Max has claimed the laundry as his bedroom!) MM - The dining suite came from Hardly Normals. It is called Soho, and we got it together with the ent unit, buffet and the coffee & lamp tables. It's hot. We love it cos its all really thick, heavy and solid... Oh, and Bill... It is carpet under the auqarium! It was the one thing I completely forgot about during the build. I wanted to have tiles in a square section against that side, with carpet through the remainder of the room... I will now have to get drop sheets for water changes!!! Doh! LOTS of PICS!!!!! 566Aug 19, 2009 5:09 pm beejay We thought about the extra bedroom, but really, how many bedrooms can two boys and a dog really need! You'd be surprised! Us two boys and the cat (who I think is bigger then Max) will use all 4 bedrooms. Of course there is the love shack, guest bedroom, Marty's office and the IT/Junk room (yes we're nerds and have a lot of IT equipment). I'll be out at PC this Sunday afternoon meeting the Independent Inspector we've hired (god bless contra deals - saving us a bucket) so I might swing past and say hi for 5 mins. LOTS of PICS!!!!! 567Aug 20, 2009 12:51 pm Hi All, I am having a HUGE drama with our air con.... Ducted heating was included in our build, right... and we paid to upgrade the heating unit and add an 18kw Brivis add-on refrig cooling unit. This past week, the air con guy rang me and advised that the unit he quoted for required 3 phase power, but as my house only has single phase, it cannot be connected. It has all been installed, but just not hooked up. He gave me two options, either downgrade the unit to the 15kw unit, which will function on the single phase set up, or upgrade my now existing single phase set up to 3 phase. He said it will cost around $1500 to downgrade due to changes in wiring, removing the unit, installing the new one etc etc etc, and I also have a quote to upgrade to 3 phase power, which will be around $2000. In the quote, he included the notation " 3 phase power". But as I am not an electrician, nor an aircon specialist, how would I possibly have known that this meant my elec set up was not going ot be enough? Shouldn't he, as the provider of the air con quote, advised me that the unit would require non standard electricals??? I feel that I should not have to be slugged 1500 to 2000 to fix this issue, since I don't believe it is my error, but his for failing to discuss the requirements with me. My question is - should I be responsible for paying for either the upgraded power, or the removal and reinstallation of a smaller unit? Would the downgrade really cost that much to do? Or shoudl I tell them to downgrade the unit at their own cost? Building with PD - Regent 23 in Point Cook WE'RE IN!!! Landscaping! Re: BJ's Regent23 - AIRCON DRAMA!!!! HELP!!! 568Aug 20, 2009 12:57 pm Hi Beejay - that's a tuff one. Was the Air-cond optioned thru your builder? or arranged separatley by yourself? Re: BJ's Regent23 - Moved in & unpacking! LOTS of PICS!!!!! 569Aug 20, 2009 12:58 pm beejay My question is - should I be responsible for paying for either the upgraded power, or the removal and reinstallation of a smaller unit? Would the downgrade really cost that much to do? Or shoudl I tell them to downgrade the unit at their own cost? Personally I'd be fighting it. Will the downgrade still cool the house? Will your power bills be more with 3 phase power? You shouldn't have to pay because they sold you the wrong thing!! Is this something you did on your own or through PD? If it was through PD I'd be cracking it at them.. Building the Regent 23 by Porter Davis in Point Cook Follow our progress: http://www.projectregent.com Re: BJ's Regent23 - AIRCON DRAMA!!!! HELP!!! 570Aug 20, 2009 12:59 pm How annoying BJ! I think it is very poor form from your aircon guy to have not mentioned this to you to make sure you were aware of what was required, however because it was on the quote I think that you will be stuck with it 'A bottle of wine contains more philosophy than all the books in the world.' I think there is fault on both sides here, which will make it difficult for you to be compensated for the changes required. He possibly should have discussed the requirements with you, but I dont believe he has failed you in anyway as these requirements were specified in the quote. BJ I think you might struggle to be compensated as you accepted the quote without seeking clarification on some of the requirements. As a result there is now additional work required to set up your system. Not what you want to hear, but I think the error made is not by the air con installer, but by the purchaser. Re: BJ's Regent23 - AIRCON DRAMA!!!! HELP!!! 572Aug 20, 2009 1:29 pm Not sure who you crack it with but if both the downgrade in a/c and the upgrade to 3 phase are around the same price I would go for the 3 phase power. That way you have a big a/c unit that should have no issues cooling your home and should only need to work as 75% compared to a smaller unit running at 100% and With 3 phase power you will never have an issue where you would need to upgrade the service coming into the home. If you do this I would ask the sparky to balance you light & power circuits over the 3 phases and in the event of a blackout you maybe lucky and only drop a phase and still have some services powered up. HELP!!! 574Aug 20, 2009 2:38 pm I had a little mini heart attack when i read your post and quickly ran to get my documents. We have also upgraded to use refridgerated cooling...Brivis as well. In my plumbing and heating variations ....I found these words "price includes upgrade to heating unit, zone controls, duct work, upgrade to three phase power supply and fittings. Brivis ME35i gas ducted heating unit with Brivis 21kw add on air conditioning up to 17 outlets." Maybe check your tender docs to see if those words are there? You probably already have....but thought I would just try to help.
