Hope you had a good Christmas too Re: Hickinbotham Torquay Mod 543Jan 01, 2018 5:30 pm no change as of friday as expected when a friend went past. never got there today so will go for a drive either tomorrow or Wednesday after work edit after reading your post today im thinking i might go for a drive after dinner Re: Hickinbotham Torquay Mod 547Jan 03, 2018 5:49 pm well during this quiet time i have been thinking of post handover plans again and what i intend to do for a pergola etc Looking at the estate and also council private open space requirements of no more than 20 to 25% covered which restricts me to a pergola of only about half what was planning (rear yard is 45.7m2 and planned pergola is 21.3m2) originally looking at a 7.1x3m flat roof pergola running entire length of back of house ( have seen plenty that exceed this so i dont think they are that strict on it or at least used to be) Have rethought my entire design in a way that suits me and solves a few issues if what i am thinking of works Instead of a fully covered pergola i am now looking at one of the following Timber Pergola with no roof cover and then planting a deciduous climber (such as Glory Vine) to provide shade in summer and sun in winter Or possible covering half the pergola and using the climber for the remaining half - would then have a small area for winter use and allow more light and warmth in during winter I feel this last idea kills a lot the concerns i have had over the last 6 months about natural lighting and passive heating and cooling, etc time to start doing some more research etc to see if this is feasible. I also have a bad history of not maintaining climbers in my last house Some of the following look promising guess ill need to go to a nursury to check them out for more information http://www.plantmark.com.au/Content/Ima ... ntmark.pdf just want to keep it as a low maintenance garden Re: Hickinbotham Torquay Mod 548Jan 03, 2018 6:53 pm Entilzha well during this quiet time i have been thinking of post handover plans again and what i intend to do for a pergola etc Looking at the estate and also council private open space requirements of no more than 20 to 25% covered which restricts me to a pergola of only about half what was planning (rear yard is 45.7m2 and planned pergola is 21.3m2) originally looking at a 7.1x3m flat roof pergola running entire length of back of house ( have seen plenty that exceed this so i dont think they are that strict on it or at least used to be) Have rethought my entire design in a way that suits me and solves a few issues if what i am thinking of works Instead of a fully covered pergola i am now looking at one of the following Timber Pergola with no roof cover and then planting a deciduous climber (such as Glory Vine) to provide shade in summer and sun in winter Or possible covering half the pergola and using the climber for the remaining half - would then have a small area for winter use and allow more light and warmth in during winter I feel this last idea kills a lot the concerns i have had over the last 6 months about natural lighting and passive heating and cooling, etc time to start doing some more research etc to see if this is feasible. As needed? We have same size backyard and have the alfresco but want to do one half fake lawn and other across from alfresco with pavers. Thinking of raised garden bed at sides and back of the fence for herbs/vegies at lawn side and climbers at pavers/firepit side (1m h and 50cm wide) Re: Hickinbotham Torquay Mod 549Jan 03, 2018 6:59 pm looked into them briefly but $$$ no point in a cheap one if it stops working after a couple of years the little lawn i do will be fake firepit in middle of pavers is a good idea Just trying to approach my yard as low maintenance and environmentally friendly as i can be Keep reminding myself i want to embrace minimalism Re: Hickinbotham Torquay Mod 550Jan 03, 2018 7:26 pm Entilzha looked into them briefly but $$$ no point in a cheap one if it stops working after a couple of years the little lawn i do will be fake firepit in middle of pavers is a good idea Just trying to approach my yard as low maintenance and environmentally friendly as i can be Keep reminding myself i want to embrace minimalism Yes we are the same Least amount of work more time to enjoy it Re: Hickinbotham Torquay Mod 551Jan 05, 2018 10:53 am well no action on site this week - wasn't expecting any due to the stage my build is at.
marked out the sizes for both pergola sizes i have in mind to get an idea of space in my yard. Also rethinking instead of concrete all round doing concrete for the front of the house and paving for the side and rear of the house (all charcoal) - thinking the front path should match the driveway hence it not being paved Re: Hickinbotham Torquay Mod 553Jan 06, 2018 10:10 pm haven't been out there since friday morning but from what i just read no problems - sounds like it was well over a km from me. disgusting that someone would torch a car in this weather in scrubland. if it had crossed andrews road i'm sure it would have been documented in the article https://www.facebook.com/countryfireservice/posts/1355884801111060 Re: Hickinbotham Torquay Mod 554Jan 09, 2018 9:58 am Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ well have a quote for the full width pergola due today and someone going on site this afternoon to provide me a quote for laying paving for the side, rear and pergola area and they have started up again with my shower recess having its flooring done this morning. and my fittings timber certainly hasnt fared well and its been relatively dry as well Re: Hickinbotham Torquay Mod 555Jan 09, 2018 10:08 am Wow we had some rain this said on and off over the weeks, Your bin is back! Wonder if ours will be there today! People around the corner is building and their bin was left there the whole lot is full of junk and bin over flowing! Our sheets for eaves was stolen over new years. But consultant said they will let supervisor know and will replace it Getting nervous 😬 they have to fit in so much over next couple of weeks to finish by months end! Hopefully everything will go smooth now for both of us! Re: Hickinbotham Torquay Mod 556Jan 10, 2018 1:35 am Pretty sure thats eaves and not 2nd fix. Im building with statesman homes signed on the 31st, file hasn't even been accepted as yet. Re: Hickinbotham Torquay Mod 557Jan 10, 2018 5:47 am gloomshade Pretty sure thats eaves and not 2nd fix. Im building with statesman homes signed on the 31st, file hasn't even been accepted as yet. Sime of our things are bit stretched out and switched around due to breakins. It took bout 4 weeks for our file to be excepted. 2 weeks cool off and then 2 weeks to process/check and accept it Re: Hickinbotham Torquay Mod 559Jan 11, 2018 1:06 pm Im actually super glad i read this post re solar papanels neld. Our master plans havent even been drawn up yet and it doesnt cost anything extra to have a roof suited for solar panels, but if we hadn't thought of it down the track it would have cost money. Re: Hickinbotham Torquay Mod 560Jan 11, 2018 1:39 pm well was an extra $200 for me just cost me a little more than that due to not mentioning it at my Selections i discussed pre contract so my mistake not getting it documented then Shouldn't be a problem either way as plenty of people add them to existing roof structures I just wanted to re-assurance of the roof being certified for the extra load up front. if my post about has helped remind even one person to get it documented early on then its worth it. if you havent already seen it i recommend the things you forget thread for further ideas - its why i put a tap behind my fridge cavity viewtopic.php?f=31&t=5823 Hi, I'll be starting on my verandah repair soon - replace ledger, rafters, roofing iron, flashing etc. (fascia board already done). My question is about the timber ledger… 0 7904 1 10916 |
