The clause that got me worried is the section that stipulates that i need to sign the building contract within a specified time otherwise they can change the price and or promo inclusion. If their subbie damages my neighbours fence or house you bet they are responsible. I doubt that would hold up legally if $h!t did hit the fan... Anyhow they obviously need to protect themselves but there is a middle ground! The LDs (liquidated damages) for running over are so small... in commercial on 400K contracts we get 5-7K PER DAY!!!! HIA we get $30 odd bucks, this needs to be adjusted soon as the cost of renting is far more than $210 per week. can't even get a storage shed in sydney for that! Theres someone doing a zumba + granny flat behind us in hill view. Coastal fascade 2 enigmas 41+ side by side on barry rd.. Sheike and Modern fascade.. those poeplebought blocks in 2013!!! WTF thats painful. here i am whinging about 4 months of no build action.. hoping plans go to council in november! Anyone shed some light in hills shire... For those thats doing the flooring yourself, how does it affect the installation of the skirting? So Mojo is doing my flooring but i would thought they would do the flooring first before installing the skirting so theres no gap underneath??or it makes no difference whether skirting goes on first or after? Hi jay What kind of flooring are you doing? From my limited understanding its normally flooring first then skirting. And even if youre doing the flooring yourself they actually have a document that you need to sign stating that they are going to leave the skirting off amd that its your responsibility to keep the ceiling height amd put the skirting on. I'm unsure if I should use them for floors or not and my biggest concern was that flooring needs to go down before skirting. So if they don't do that makes me wonder if I should use them, particularly assuming there is a builders margin (as with everything else!) For floating floors - definitely floring first, then skirting goes on top to hide the 10mm gap they leave for expansion. Otherwise you end up with scotia around the edges to hide the gap. For carpet, the skirting goes in first, and then the carpet is stretched into it on the edges. Being that MH are pushing people to do their own flooring, i would think that their profit margin wasn't that big. However - I think we should be getting a rebate for having to paint, cut , install, bog, sand, paint the skirting after handover. Anyone pushed for this??? Any tradies like to comment on what a house full of skirting install would cost? plus paint etc... I understand they will leave the skirting on site.
