If this is the case then no one at Elara will be exempted and it does not matter even if this is not in the contract. It is best to clarify this with anyone in the Sales Team assigned at the Elara Site Office. I found it was a much smoother process and it confirmed your priority number on the spot as well as appointment time! Stockland should look into aligning their process to this somewhat. No anxious wait for a phone call and less stress haha. She said there is currently no community fee, but says it is common and likely with these developments for one to be imposed upon completion of the neighbourhood. She was simply saying that is is likely to happen and about $300 a quarter is expected. Sorry to freak everyone out. Do you think they will impose one? Unfortunately the reply was that this couldn't be done. I (still) have difficulty understanding the reasons for this. She mentioned something structural but I couldn't get to the bottom of it. I mean, we haven't started building yet - I'm sure the land isn't ready yet either! I then asked it to be put on the side of the house but again got told the request couldn't be met. Now I know there are restrictions on visibility of the tank (can't be visible from street), but if the garage blocks the entire width of the tank, shouldn't that be ok? Anyone else facing this as well? I've also contacted Stockland to find out if there is anything they block, but unfortunately the question was a bit too detailed for the sales rep on site and I will be contacted in the new year.
