Could I ask how we go about selecting what to render? Is this discussed after we select bricks etc as of yet we have heard nothing about render or costs to render. Also a few houses we have looked at seem to be rendered on the front and then just painted over the bricks everywhere else, is this common? We are building a ville a elite with trend facade. You have to tell them what you want rendered and they will cost it for you in the PA. we did it at initial tender stage and M don't help you as they simply don't care. You gotta do it yourself in terms of the design of the facade that is different from standard like ours. i found this hard as we also had design covenants in our estate so things had to be different percentages of brick vs 2 other textures. It's up to you what you want to pay for. I think one of the members rendered the front and finished the rest after hand over as it was cheaper. We are lucky we don't have any design covenants but it's getting so hard to find bricks we like for a reasonable cost. Then again we don't know how much render costs so it could be a double edged sword!!! Here I was thinking internal selections would be hard but I seriously think the external selections are much harder!!! Externals were my hardest choice, picking render placement and colours! You can't really change it later like you can a bathroom or kitchen that's why we just upgraded to the brick we both loved All the colour choices are so hard as visualising them all together based on little samples is harder too! I still stress about whether my choices are going to look good together as I can't afford the admin fee to change it after m hit us with a price increase for things taking so long beyond the tender period. good luck with it all! You know your house better than anyone else so visit as often as possible and let them know now if something is not right. Gyprock is complete, front door is on and kitchen and bathroom cabinets are in. Not happy about losing access though, now resorting to photographing through windows!! We are in a coastal area of the illawarra and looking for grey colour bricks etc but cant seem to work it out ourselves (we are by no means designers). Has anyone got any photos or ideas? Also alot of the places we have seen seem to be rendered and/or painted. Does anyone know the approx cost of this for a two storey home. If we cant get nice enough grey bricks or agree on the colours then this might be our only choice. Any tips or photos would be greatly appreciated. Thanks Michelle Welcome to the forum, Michelle! Can't really help on this one, as we didn't do any rendering...... we did consider it, but figured we would do it after handover (if at all) due to costs to do it through M. As it turns out, we are quite happy with our bricks, and probably won't render at all! Plus there are sooooo many other things to spend money on now that thinking about render is waaaayyyyyyy down the list! lol!! If no one on here can help with an idea of costs, maybe a phone call to a builder can give you an idea? I completely understand how hard the exterior colour choices are...... such little samples don't give enough of an idea of what something as large as a house will eventually look like!
