Signs were delivered and left and on the 21st our lot got fenced. Visited the lot tonight and it seems like they've started excavating so it's been about 15 days? I reckon it's all too hard too but $4k is worth it!! ![]() ![]() Hi Redwynne, we are noobs too, but thanks to this forum, we I have been looking at way to many plans which have factored in the 40mm extra for gyprock and tiles, and we specifically asked for 2700 high ceiling from floor covering to roof. We specifically asked for 2700 high ceilings too, hence the tender says it, however the plans don't. The problem is M doesn't work for us, they work for themselves. Someone there should've noticed what we asked in the tender hadn't been translated into the plans but maybe they have no time to do that, don't care or are understaffed. Whatever the reason we're not getting what we asked/paid for and if only this topic had been brought up 12 months ago I wouldn't be so miffed at losing so much money for no reason… but more so, we're not getting something that means a lot to us. From memory the process was to be that first you have to formally notify M of the problem and then try to resolve. Failing that it goes to arbitration and if that doesnt work you are looking at some sort of official judgement. We wrote to M to tell them we had spoken to Fair Trading, outlined our issues etc. They started to move from there and to be honest we went no further as we just wanted our house built - as it was the buid went a month over contract. I reckon our husband is right, and unfortunately we are one of the ones that didnt go further as it was "all too hard". We called Fair Trading too, who said we could apply for our case to be heard through mediation, but when I mentioned to M that I thought we should get them involved since they refused to meet with me to discuss/negotiate, the response I got was : if you keep complaining, we will pocket your $25k and refuse to build for you. If you continue to argue with your PCC (who retracted her verbal agreement that we would not have to pay the $11k fee increase after finding out M did not commission an acoustic report and in fact filed a non-related one with certifier for CDC) we will pursue you for bullying our employees and break contract and pursue you for additional costs. I believe that their total refusal to meet and negotiate, the above ultimatum, means I would have a good case lodging a complaint with fair trading when building is complete. To date we are out of pocket for the following: $11k price increase (despite M not fulfilling their contractual obligations by non-commissioning of report) about an extra $10k on windows, when, despite everything, they actually failed to provide the windows listed in our contract and contacted me in the 20 day count down to say it could only be a double window system. About $10k in rent while they refused to put us into construction while we argued. $1.5k for the acoustic report I commissioned to get them to refile for CDC. Not to mention the fact that they had $15k provision for Acoustic requirements (based on the report they didn't do!) which ended up being closer to $50k, with no assistance from them to look at how to reduce this (for instance smaller windows!).... Oh, and the lovely kicker - the aggressive and demeaning manner of the senior management member who was meant to deal with my complaint but failed to talk or meet with me and refused to admit any liability despite my sales consultant agreeing that they had stuffed up! Coupled with the only thing I know about him - that he likes to pull women's tops down and photograph their breast and post to facebook, while linking himself publicly to M! I hope that you have that in writing, even better! No onus of responsibility by M is there and pity that they treat consumers this way. We need regulatory bodies for builders as this behaviour is horrible Redwynne that one was handing in the shop in a cluster of various sizes and looked great! I'd even engage a solicitor for our issues, if he's confident in us winning. If I may ask, why do you need an acoustic report and special windows? Where are you building? I suspect you won't be recommending M to anyone even if they build you the near perfect house? That's what hubby has been saying from the beginning and that's why M get away with blue murder and bleeding us dry even after we sign contracts. ElizabethHills2013 - We tried to change the built in bath to a freestanding one but were told that it would cost us $2500. Apparently the variation fees will cost anything from $1000 to $5000. Personally I'm not that eager to part with any more money for M as they have already charged us about $7500 for going over tender, even though they had as much to do with the delay as we had, and $4000 for 2700 ceiling but... don't get me started on that again LOL Re: Masterton Homes - The next thread 4.0 5015May 26, 2015 1:10 pm Bleaky, we changed tiles mid construction but M waived the admin fee, Don's waived their fee, at my request after all the issues we had had. Plus we had some of our choices discontinued, so since we had to rechoose some, they let us do all, otherwise it is the $2500 M fee AND the $300 Don's fee. Redwynne, we are near the airport so fall under the Aircraft noise legislation that provides maximum acceptable decibel levels for various living spaces. I note however large developers are not subject to the same legislation so all the new highrises going up round the station do not meet the acoustic tests! Yes, I have a file full of screen shots, there are multiple boobies and even one of someone licking some (not sure if it is him or a friend!) Can't believe M doesn't have a social media policy about that sort of thing! PCI finished and went pretty well, will post photos and an update later! What has been everyone's experience with the 20 day period...how long did it take for Masterton to start? I've also just realised that masterton doesn't paint the architraves white as standard. Has anyone got any pictures to share of their architraves painted the same as the walls? I'm hoping it will still look ok or we will be repainting them ourselves ![]() Welcome, MarkP, and congrats on getting to the construction phase! Everyone's experience with "what happens next during the 20 days" is different, but generally you won't see any actual action on your block till about 3 weeks in. Around the 3 week mark (give or take) you will see your fence & port-a-loo appear, then by the end of the month you will hopefully see some scraping, pegging, plumbing, and preparation for your slab. Hopefully it will all start to happen soon! I think a lot (maybe most?) of the display homes have the architraves painted the same colour as the walls. I guess they feel that it creates more of a neutral feel? We also wanted our skirtings & architraves painted white, as well as all the internal doors. We did think of it at colours and we paid the extra $260 to have all the skirtings & architraves done in white, although wouldn't pay the $30 per door they wanted to charge...... adding up all the doors including wardrobe doors, that would have been getting close to $1000! I think its ridiculous to charge for either, considering its not like it will cost them more to paint in colour X vs colour Y. So I just figured that sometime after handover, I would repaint the doors white. Anyway, when it came to the time when the painters were at our house, we went to visit, had a chat to them, and they said they didn't mind/care what colour we wanted the doors vs what it said on their paperwork. They said if we preferred white doors throughout the house, then white doors we could have...... and for free! Well worth having the conversation when the time comes! I spoke with the SS this morning and he said everything is fine and that it will be done a different way, with others in the same boat it puts my mind at ease a little but still confusing at the same time.
