We plan to demolish & rebuild current house in the SE suburb of Melb. I have come up with a rough plan of what we want in the new house, and would appreciate if all the experts on this forum can provide feedbacks, etc We are still at the initial stage with a self drawn conceptual plan. I would need some advice as to the next steps to take of the building process. I am in a dilemma here, as I don't want to simply draw up a plan that I like to build but find that on quotation, couldn't afford the build. Any info that all can share would be much appreciated. Also appreciate any contacts/ info for a good draftsman & small scale builder in the SE Melb. Please provide feedback on plan. My only suggestion would be to lose a bit of the master bedroom to get a bit more WIR space ie another hanging rail or shelving on the blank walls. Personally - I'd rather be building this on an acre in New Zealand or Queensland with some fantastic views - but the extended family is all in Melbourne and you know how it goes with kids. The building permit says 633m2 - but I don't know how they get there because I only calculate around 450m2 of flooring that I need to lay indoors. The plans took 2 years to get to this stage, and we've just finished tweaking the basement - I still need to post the updated basement plan on my blog. The plans were a challenge - 7M drop is quite a bit to deal with, and we wanted to fit a lot in on a small block without overcrowding the block. We also went through 4 different builders before we settled on this one....If I were to do it over again, the one thing I'd change is that I'd hire an architect from the start, instead of dealing with builders & their designers/drafties. There were a lot of problems we had doing it our way. We're doing a combination owner build with a builder. The builder is doing the structural stuff and getting plaster on the walls & waterproofing / bathrooms. After that I take over and do all the flooring, architraves, skirting, kitchen, closets etc myself. I'm also managing my own electrical and hvac with my own contractors. I'm about to take these plans (or versions thereof) to our drafty for final drawings. I would love some feedback - you guys will see all the things I've missed, forgotten about or just plain left out! This will be my 2nd plan and owner build but the first one was an inner city warehouse so there were no external changes at all. Everything I did was internal, non-weight bearing or structurally important. This build's a whole new kettle of fun! ![]() We're gutting/renovating and extending a tiny existing 3bd brick veneer (north yard) house on a 7. slope on an acre block. (south east melb) the Kids Wing will be downstairs underneath the kitchen/loungeroom area. We're proposing to have large decks off the rear of the house and therefore a covered area for the kids to play outside downstairs on a rainy day. Here's a squiz at what I've designed so far. Did you intentionally want two toilets in that area - would it be worth "merging" them? Drying area - I'm guessing it is for hanging wet washing on clothes racks etc. It might be preferable to have the "drying" area with a window, so you can use the "glasshouse effect" to warm the room up?
