Hey hsv... we didn't bother with the waterfall. We have a power point but it's sort of hidden on the side closest to the fridge.

Do you have caserstone waterfall on island bench and do you have a power point on side of it? We are going to have one but for some reason I just can't picture it looking good. I would push them on that. What have they rejected? For us the height of the facade exceeded the maximum allowed so we had to change the facade. Then there was an issue with the size of the portico and we had to apply for a dispensation which was luckily approved. Depending on the issue it could be something that you could apply for dispensation for. the story goes like this. first there wasn't enough rendering. easy fix. 4 weeks later i find that Metricon forgot to reapply for the approval again. so they apply for it 3 weeks later Peet asks for a smaller side window as i have a corner block and require corner treatment. 1 week later i get a call of metricon saying that they are having alot of trouble because they are being unreasonable about very minor things and we need to reapply for it again (another 4 weeks) at this stage im seriously contemplating walking into metricon and cancelling the whole thing. the guys have been useless. i really don't understand how these guys are one of the biggest commercial builders. i dont understand why the compliance team wouldn't have everything ready to go (after all it is the bloody job for Christ sake), its not like the developers requirements are a secret. i would seriously recommend anyone thinking of building with Metricon reconsider. No one that works there has a clue of hat is going on!! Hi D4mmo, We understand the relevant Department Manager has since called and spoken with you. We also understand a detailed description of the events that took place have been sent over to you for your perusal. We certainly concur that obtaining Developer Approval on your project took far longer than anticipated. And as Tracey K has offered, the home design can conflict with a developers guidelines coupled with the fact that the guidelines themselves can be subjective and open to interpretation. In relation to your project the Developer wanted render to continue down the side of a garage that would be hidden by the fence. The Developer guidelines indicate it is required when viewing from the street. If the garage was on the corner side and viewable from the street, then it is understandable that this would be required. However, we interpreted that to mean that a garage wall constructed adjacent to a fence, and not seen from the street may be excluded and you could save the cost of paying for the render that will not be seen. Unfortunately, the Developer disagreed and the end result is that an additional 3m of render is required. A dispensation submission was sent for the location of the meter box as the guidelines indicate that it is not to be visible to the street. Your block is a corner block and due to the fact that the garage is on the boundary you wouldn’t be able to access a metre box if it was installed on that side. Apart from the portico which is not ideal, there is no other position it could go apart from the left side of the home which required dispensation and Developer Approval.. The next matter was the horizontal feature window to the bedroom wall that you had chosen so that your bed would sit underneath it. This was a beautiful design choice you made and it would look great. It is also the only wall available in the room that accommodates a bed. However the Developer wanted you to change your preferred horizontal window to match the front facade windows which are vertical. This would mean a vertical window would run through the middle of the only wall available for the bed position. After numerous follow ups, the Developer finally saw reason and granted approval. The last area of concern for them was your boundary fencing. They wanted your boundary fencing to stop short of your ensuite window. Understanding you are on a corner block, in order to provide you with privacy, we proposed a wing fence constructed past the ensuite window at 90 degrees. The Developer disagreed and wants the side fence to adhere 100% with the guideline and angle the fence on a 45 degree angle. Logically a 90 degree wing fence would have been far more practical than the now required 45 deg angled fence. We feel it also contradicts the vision for the streetscape appeal. However, we had no choice but to comply and changed the plans to reflect the Developers requirements and this item has now has been satisfied. Unfortunately, all these matters were addressed by the Developer in isolation. Every time we changed the plans to comply with an issue a new one was raised which prolonged the overall process. You will see from the detailed e-mail that we have sent you, that Metricon continually worked hard to achieve approval on your original design. We also proactively followed up for the approval on the dispensation. We replied promptly to their communication at every juncture. We are pleased that we finally received a verbal overall approval with the dispensations required for your home. We understand you have the contact number of the manager with whom you have been liaising. Please continue to contact her if you have any concerns. I have had a massive 5 days here after finishing work, life packed jnto boxes, truck left with all our belongings. I have been camping out in my room on a camp bed like a squatter. We haven't even put our house on the market yet and Lo and behold 6 pm last night got a phone call from a friend and they put in an offer on out house. SOLD! Talked about the last possible moment, I was on my way to real estate agent with the signed contract to hand to them to sell and no need! Relieved much! All the nitty gritty hasn't been done but I have no doubt it'll be sorted. Our house in Aston is coming along, I think ill pop in tomorrow to have a stickybeak I believe the hebel should be starting. DH Is down and has seen a couple of things which aren't right the main being the fridge cavity isn't the correct size but all that can be completed. Look forward to actually seeing you all around. Great news ES... you guys are coming down the straight like Black Caviar !! ![]() Mainly paint imperfections and tradie-related laziness essentially. If your SS is on the ball you'll find he picks most of it up before you. Just don't get too worried when your home looks like it has chicken pox !! Hope its all going good with ur finishes guys. Simonds is being nice to me we had for our both slide doors nylon mesh and I was going to change it to metal but forgot about it. When we went to sign the contract they made an enquiry about it as bot the BAL rating but it was fine as nylon only windows had to be metal mesh. But got an email today that they will upgrade them to metal for no extra charge so that worked out good. I am shopping around for last two months to get quotes for fencing, retaining walls, concrete paving and blinds etc .. I guess retaining walls are the most tricky part, and very expensive too .. It's completely different to when I was last down in June! There are houses everywhere. AB, I found your house, looks great. Emptyspace and Tracey still not too sure on where you are. I loved walking around our house for the first time the other day. I can't believe how big it is, I think getting a cleaner will be the first thing we do. I think we will be at lock up by the end of the week. All the doors are locked just waiting on a couple if extra windows to go in and were good to go. Can't wait to start seeing some fixtures.
