Area is still closed with fences but we can drive through intersection of Vinny Rd and Poziers road. Wooden pegs have been placed at the start and end of LOTS making it more clear to know the start and end of each LOTS.
The swamp at the end of Sammarah Rd is fully levelled now and its hard to believe there was a swamp around. There is a dirt Rd at the end of Sammarah Rd (near swamp) leading to Poziers Rd and people can drive through that. Re: Village Square Edmondson Park Stage 16 448Oct 16, 2016 5:02 pm ss2211 So looks like the lots on sammarah and vinny wont be back to back, bit of a gap in between If your perception is based on the tall wooden peg and small (but thick) wooden pegs then let me make it clear as the small pegs are the actual LOT division and the tall pegs are where LOT numbers will be written, so I dont see any gap. LOTs facing Sammarah Rd's backyard will just end before the Rain Water Drainage shown in the pictures and the Water Drainage will fall under LOTS on Vinny Rd. I am happy as my LOT is facing Sammarah Rd. Re: Village Square Edmondson Park Stage 16 449Oct 17, 2016 7:47 am Hey Guys, anyone of your builders suggested Steel frames instead of Timber?. Apparently my builder giving an option of Steel/Wood composite. Not sure if this "composite" mix is any good. Re: Village Square Edmondson Park Stage 16 450Oct 17, 2016 7:52 am Hi, I'm just another owner of a land in stage 16. Frustrated by the delays, just found this. Any chance of we get the land rego before Xmas? I read few old posts, seems good for this month but that's been said since last few months.... cheers Re: Village Square Edmondson Park Stage 16 451Oct 17, 2016 8:50 am Rizz Any chance of we get the land rego before Xmas? I read few old posts, seems good for this month but that's been said since last few months.... cheers I doubt it will register by this month since the plans only went to LPI on October 11th, and it supposedly takes 3-4weeks to register (if things run smoothly). It's more likely stage 16 will register mid-late November. I guess that's a good thing as I'm pretty sure the only things that will happen between then and the Christmas shutdown will be slabs getting laid, giving them a nice amount of time to cure Re: Village Square Edmondson Park Stage 16 452Oct 17, 2016 8:54 am jonny90 Rizz Any chance of we get the land rego before Xmas? Don't think that slabs coming down anytime before Christmas. Your builder gotta get Basix, Nathers Certifications then CDC etc. After registration give atleast (if you r lucky) 4-5 weeks before you can even commence construction. Re: Village Square Edmondson Park Stage 16 455Oct 17, 2016 9:24 am jonny90 Oh snap lol! I completely forgot about that..ok then definitely won't be seeing anything physically happen this year lol Lol am as eager as you but darn the process. And on top of it am going through Council. For me it 8weeks on top of all this ****. Can't see my slab happening before April next year!. Re: Village Square Edmondson Park Stage 16 456Oct 17, 2016 9:29 am west_rocks jonny90 Oh snap lol! With so many things happening in the background and the holidays looming, I am expecting April 2017 start for anything related to construction. There are other blogs where ppl are still struggling to get through paperwork and approvals after June Rego. So guys not sounding too pessimistic but don't hold your guns ! Re: Village Square Edmondson Park Stage 16 457Oct 17, 2016 9:52 am This weekend went to a lot of builders for quote, every builder quoted me 30-50k extra for land fill and lifted slabs for land being a bit sloppy. Did you guys got the same quote from the builders? Did you guys got the same quote from the builders? Was in the same boat @sammarah Builders quoting from 15K to 70K. Did not know what to do and was really repenting the decision to build. Had arguments with vogue homes and CSB on the same. What may help you here is the contour map of your stage and then ask them the breakup of each item (like landfill, drop edge beam etc) and then take it and compare. I will be surprised if any of the builders will give you that having not locked with any one of them yet but worth a try. Let me know how you go. Also, if the land is really sloppy then can't help much but then try to check with ppl having similar slopes which might give you an idea. Dont forget retaining walls, cut and fill, excavation costs etc. Aint gonna n cheap!. No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6474 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn. Just the way it is. 1 9357 |
