My dad just pointed me to this recent radio broadcast which talks about losing 50% of insulation caused by just 5% gaps in insulation, by sub-standard builders. Specify the location and HEIGHT of external light (sparkies will just wing it and next thing you know the light bayonets are so low than what you thought it would be.) We had a water tap and gas negus point installed at the back, since the symbols for the tap and negus point are quite big on the floor plan, the gas fitter fitted the negus point close to the room window and farther away from the alfresco (as shown on the plan). Now we need to have a longer hose for the barbi. Like i said, specify the location (have the draftsman put measurements in the plan so that the tradies would know where to put these points instead of winging it. Measurements llike how high off the ground/floor, distance from corners, etc. smorgzzz ItalianGlassDecor I think that the only thing that saves people from the little mistakes which are normally due to the hectic lifestyles we lead, is to sit down and go over and over plans with your partner in intricate detail until there simply isn't any chance of forgetting things. Easier said that done I know but this works for us Dean This is what we did, I'd look over it, he'd look over it, we'd look over it and repeat... I picked up things that he didn't think of, like adding a broom part to our laundry cupboard, there were only shelves, no room for ironing board, broom, mop! A simple variation that cost nothing to change, but peace of mind when you want a tidy home. Another thing my husband didn't pick up, our laundry door opened up onto our laundry cupboard, so to access the cupboard, you'd have to shut yourself into the laundry. We have had this changed to a cavity slider, with a lovely translucent door. I also find this more practical being a cat owner and having a litter tray in the laundry, you can have the sliding door ajar without everyone being able to see the litter tray, but the cat can come and go as he pleases. (Can you tell, the cat rules the house!) The "gaps" are required for fire safety, even if you have a more expensive fire-safe downlight you still need an insulation gap, its just a smaller insulation gap. I was more worried about heat loss as that can be a large cost In regard to external taps. Having one in the alfresco is great, but also consider having one on the opposite side of the house for watering the garden. Finally, in regard to external lighting do consider if you want lights on the outside of your garage / pillars outside the house. Or considering getting capped end-points fitted. Measurements llike how high off the ground/floor, distance from corners, etc. the problem is when you have one trade set the height say 200mm AFL (Above Floor Level) then all other trades that come in they need to match... 200mm is very low .. 300mm and above is best..
