There's black stuff on the road, I don't think it's the top layer yet though. My biggest problem at the moment is we are doing the main floors our self as well but can't decide between tiles and timber flooring! However we did get quoted about the same from both Accents blinds - a little cheaper and Sydney Blinds & Shutters a little more expensive our total cost was just over $20,000 for everything. As for driveway and walk ways we have a family member who said he can do it, even though he dosent really want so dont have a contact for that. Carix your right TFO are very good and well priced. I have a friend working at Beaumont tiles the tiles I liked are 600x600 porcelain RRP $49 per sqm she priced us $35 mates rates and at TFO they are $22 she did also mention though that while TFO is not a factory seconds store they do tend to stock or receive stock that might not be the right colour. In saying that TFO stock of this tile is whiter and Beaumont's tile more cream. Now it really comes down to what look we want to go for. So many decisions! I know it will cost a bit but I love underfloor heating under tiles. We have hardwood floors at the moment and it's good that it doesn't show dirt but we have dogs so I mop often and noticed that at some places the wood is getting blackish. Not sure if it is normal or just not sealed well.... But thought I'll go for tiles in the new one as it will show less wear. Definitely not light tiles for obvious reasons... If I can't find a wood look one I like then I'd like a textured oat colour... Almost like earthstone or something similar.... I'd go for a dark one but I changed the colour of our bedroom to black and beige last year. It was awful. We both noticed the black made us feel tired and "depressed". Luckily it is something you can change easier than floor tiles. But maybe dark floors with lots of lighter coloured walls etc will feel different... Who knows... Are they real hardwood floors or the engineered ones? What species are they? Any major issues with them? Were they installed raw or prefinished? I know it's timber and will scratch, mark and dent but in general how are they wearing? We were going to go with tiles but I really want hardwood floors but I'm scared and feel it's risky. Not sure how long it's been in either. I wash it with ammonia and put new polish on every few months as I like it shiny. It shows scratches if we move furniture. But when I wash it (with "mop and glo") the scratches goes away. It doesn't show marks from my heels or from the dogs toe nails. ( they are only sausage dogs so tiny). I am more concerned about the wearing it shows at the edges of some of the boards....
