Browse Forums Building A New House Re: Building our dream 41May 24, 2017 10:51 am Ok so after a couple of phone calls I have a quote from the bricklayers for $1200 for my feature fire brick wall. We are furious that they think it's ok to charge this sort of pricing and to think we would be stupid enough to just say yes. I get the feeling since I've had to do most of the groundwork myself as hubby is away a lot they think I'm b#*bs with a cheque book! Well nope sorry I'm not that stupid and you will be hearing about this if you ever answer your damn phone! Sorry to vent but boy oh boy we are ready to swap builders or just call the whole thing off!! Building our dream 42May 24, 2017 11:36 am Welcome to my world A!! Really think hard about everything now, it's your opportunity to access you situation and ask yourself does your builder have your best intentions at heart? Are they working hard to get you the best rates on products? Will they go above and beyond to achieve you dream?? Our new build is a hell yes to the above.
How is this for shocking!! I called a shed company to ask for a quote on a 6x9 shed, I also asked them to quote the shed slab, I told the guy I need a 125mm thick slab instead of a 100mm slab, I need a dropped edge beam to the perimeter and a pier in each corner as we have a E soil classification, you know what he said??? Oh you have kids?? I can hear them playing, yes I do I answered, he then asked me if hubby was available as he will discuss it with him and I can get back to looking after the kids. Right so because I don't own a pe*nis I can't discuss slabs and understand what I'm paying for?? Oh Lordy I hit the roof. Needless to say we are buying our shed else where. You are like me A, toddlers at home and a busy husband so the responsibility falls to you. My advise is get educated and ask questions, the more you know the better outcome you will get with your build. You don't have to brick at your fire place at all, there is a product called fyrchek which is used for heat related areas. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ As you can see the price is bugger all, builder gets it cheaper through trade but adds his builder margin to you and you will pay slightly more. To do a whole section in the fyrchek wouldn't cost a lot certainly not $1200. http://www.gyprock.com.au/Documents/GYP ... 201409.pdf Go to page 52 and read on from there, it explains how to use fyrchek, the framing system required and how to achieve the standard for building requirements with having a fire place. Time for the big girl pants A, I've been living in mine for months and they are helping so much now. If you need some help with anything please feel free to ask, one of us on Homeone will know Re: Building our dream 43May 24, 2017 11:56 am Tribe7 How is this for shocking!! Then you'll know if these ones are being realistic. Re: Building our dream 44May 24, 2017 6:44 pm That's terrible Tribe! I think it does pay to do your own research and pricing so you know you aren't being screwed over. I also think if you aren't too happy then switch or make it clear it's an option for you. Re: Building our dream 45May 24, 2017 11:35 pm Terrible, you'd think that some people can just show some respect and honesty sometimes. Stay strong ABuild! As I wasn't quite sure where hubby wanted his external door to go but having all other info shed man said please call me when the man who knows what he is talking about is home. It's a shame really. Got the big girl pants on, am happy with $1200 but it was the $15000 that we thought was crazy! Anyway after having a chat with the boss rather than the salesman we are feeling a bit better about it all! Re: Building our dream 47May 25, 2017 6:35 am shellu That's terrible Tribe! Definitely does! Am happy that it's still an option after checking it out as $15k just wasn't! Thanks am back to strong, gets you down a bit. But back on the rollercoasterand see what the rest of the week brings Re: Building our dream 50Jun 02, 2017 7:27 pm Tribe7 How's things going Abuild? Are you having a bit more luck with moving forward? Hello there, had a meeting today to get some more of the pricing and I think most is done. Waiting on energy raters and then I think contracts How is all of yours going? Building our dream 51Jun 08, 2017 11:32 pm Sorry for the delay ABuild. That's great news your wading through all the pricing and formalities you must be getting excited now. Any sign of a contract yet? I'm waiting on a truss quote and then we will have our pricing. Argh it's so painful waiting, I'm sure your feeling it too. Re: Building our dream 52Jun 11, 2017 3:08 pm Tribe7 Sorry for the delay ABuild. Argh it's so painful waiting, I'm sure your feeling it too. I think I will cry when the slab goes down! This has been such a long process and many a times we have nearly given up but I'm sure when we live there it will all become worth it! We got the last of the pricing, we should have working drawings that will go to the energy raters for final stamping as apparently rules change come 1st July in NSW. It has passed though so that's the main thing. And contract will be soon also now everything is done. Our next hurdle is the final approval from the bank. Hoping its gentle 😂😂 they are a bit harder on us as we have our own business. We are also fighting the council to lift our stop work order due to the earthworks (long story) I see the solicitor again on Tuesday so that is making me feel a bit better that there may soon be a resolution. Building is definitely not for the faint hearted 😂😂 Re: Building our dream 53Jun 12, 2017 11:03 pm Oh god me too Abuild, we wasted so much time with the first builder I was all but ready to throw the towel in. It's a draining and never ending process of choices and costs. Have you built before? Wow that's awesome the price is in, I hope it wasn't horrific. Ok a couple more hurdles to jump and your sorted. I hope the bank play nicely, I know what you mean about them being hard, they don't love us so much either. 5 kids and a single income doesn't put us far up the favorites list. A council stop work order, mmmm that sounds very interesting. I hope everything swings your way and you can get everything happening this week. Has anyone given you an idea on when you might get a site start? Has anyone given you an idea on when you might get a site start? No this is our first build but have owned and sold a couple of established homes. It has been a long drawn out process with blocks falling through and our first builder going broke. If nothing else it has taught me patience 😂😂 this is your second build yeah? What made you want to do it again so quickly? I tell my hubby I will die in this house 😂 Yeah it was scary but we added most things at the start so we won't have too many variances at choices time as most have been made. Also we are doing the flooring and air cond through our own trades as this saved us a stack! We employed our own earthworks as it was also about half the price and they started doing the driveway and site pad, even though we haven't cut further than what is allowed on the council exempt codes we still got shut down. So have been battling that. They admit we didn't really do anything wrong but they still don't like it so stood us down. I could imagine finance would be tough, I had a friend going for finance for her home when she was pregnant with number four, it was a race too get finance over the line before bubs as they decided with four children they wouldn't approve it but since bubs was still inside it wasn't considered a fourth child!! How ridiculous!! Anyway good luck with it all can't wait to see your amazing home come together Re: Building our dream 55Jun 17, 2017 6:06 pm Wow I appreciate you sharing your experiences! And hope it works out well! It's a shame when councils stick their nose in when you know you are in the right... then look the other way and possibly lead to crazy things like the London flat tower disaster! Finance is always scary.. and same with building! Not for the faint hearted for sure! Will look forward to seeing updates! Solicitor sorting it out for us now so hopefully have some good news soon. Ridiculous what they turn a blind eye to. We have been tempted to drive around taking pictures of just that but didn't want to get anyone into trouble. Just felt a bit trapped for a bit. But onwards and upwards, we will build our home and it will be perfect 😊 Contracts next week and have just signed off final plans. Besides trying to find a much deeper bath as it doesn't look like I can get any longer we are about sorted. I will head over to your thread for a quick squiz I'm sure it's been going ahead in leaps! How's the little ladies? Building our dream 59Jun 18, 2017 6:34 pm I just had a really good look at your plans, they are fantastic Abuild, I love all the storage and WIRs I have done the same with our new plans. Your kitchen is beautiful too, I love the windows, you get so many different outlooks from one space. Your kids bedrooms are massive at 4m wide Your external elevations are stunning I adore all those verandahs, what is the floor to the verandahs? Concrete or decking? I honestly can't wait to see your roof go on, a 30 degree roof pitch!!! OMG Abuild it will look gigantic! A normal roof pitch is 22.5 degrees, we have a 25 degrees pitch and our roof is coming in at $28k I was to scared to ask for a 30 degree pitch. How many m2 is your house plan? It looks about 390m2 with all those verandahs?? Have you got any selections to post up? I'm so excited to see this house start . In regards to your friend being pregnant with her 4th and having to rush the paper work before the birth, yeap that was us too. Crazy and very stressful, we made it by 12 days. Good god Abuild a broke builder, land falling through and all this council drama is enough to make you want to run away screaming!! Hubby changed jobs from an environments manager in a coal seam gas company to a regional council. He has spent so much time away from us we moved for family and lifestyle. Hence we sold our first build quickly and are queuing up like sheet to the slaughter to do it again . Agree about doing things yourself, I've been pushing back on suppliers for better rates and it working, the builders don't drive a hard as deal as we do . Wow that council sounds very painful I don't think I would be so patient and understanding, if your within the regulations they have no right to interfere on private property. I hope your solicitors kicks there bums and you can move forward. Slowly getting everything together over here too , pricing came back a bit shock worthy so am slashing that down now thank god. Should know what's happening this week Re: Building our dream 60Jun 18, 2017 7:04 pm Just came across your thread ABuild. Love the design of your house can't wait to see how everything comes together for you Keep looking at those verandas! Hubby would have loved to if had something similar! When we first got together we had always said we would build a house with verandas all the way around lol that may be our next build though Following along 1 4847 Thank you so much everyone.
