We are thinking of building Madison 39 but need approx. costs of their facades ( with/without render)...Thanks Hi We are doing the gallery on a madison39. From memory just for the facade it is $21k. But that is just plain bricks, no render, and just sliding doors onto the balcony. Re: Just starting - building the Madison 37 with Clarendon 44Sep 30, 2015 3:22 pm THANKS A lot for approx. cost of facades Re: Just starting - building the Madison 37 with Clarendon 45Oct 02, 2015 9:48 pm Hey madisonites... Hubby and I are trying to work out our budget. We will prob be building a Madison 39-45... Not confirmed yet as waiting to see if a triple garage is possible. In your experience, do you think $85 in provisions is enough... I want ALOT of upgrades. Here's what I'm thinking- Facade 25k Electrical 15k Stairs 10k Kitchen 25k Misc 10k (doors, paint, aircon) Am I way off? We are doing a KDR and also building a Madison 37 with Clarendon and I wish we had your budgets. lol. We are trying our best to keep everything to a minimum and do only anything that would be best done during the build stage such as in wall lighting in the staircase and lighting downstairs. Upstairs can be easily accessed from the roof cavity. We did go for the big alfresco and the prescott facade in render and because we have a corner block they wrapped the facade around to the other street side which actually looks nice. With floor plans we didn't move any walls and turned Bed 4 into a WIR. We flipped the WIR for that room so it can be the WIR for bed 3 with a cavity door, combined the bed 3 WIR with the WIL and used part of the space created to make a 600mm deep study nook for bed 2 the rest is the new WIL. We have our colour appointment this Wednesday and it would be interesting to see how minimalist we will be with so many options. lol. With LMI looming and the market changing we have to behave. I have been following you guys for a long while on here and in the clarendon thread and just want to say thanks for sharing your experiences which has helped us to make some decisions. We are hoping for a smooth build and everyone from Clarendon has been very good to us. I wish you guys luck on your forever homes and if I find anything useful I will share. Re: Just starting - building the Madison 37 with Clarendon 53Oct 27, 2015 7:51 am Hi Lou! Good luck with your colours! I like the idea of the wrapped around facade, especially on a corner block! It will give it a really nice streer frontage. The money adds up quickly even when u think you are being 'smart' with the options!! Once you get through colours you will be well on your way! I know what you mean. so far we have done Zurcorp and we signed for $1700 for a HUB, 2 alarm remotes and an extra foxtel outlet. $800 for a cavity door for WIR and shower nooks in the other showers. We put a shower downstairs aswell for my mom. The hard part is coming up with a nice combination of the included stuff. I must admit the Clarendon inclusion for sapphire is very good. My brother is building with Eden Brae and they have upgraded a few things already including bricks. who did you have demolish your old home? We are going with Democorp. Re: Just starting - building the Madison 37 with Clarendon 55Oct 28, 2015 7:27 am We used Scott Thompson demolitions who are based in brisbane. They were ok but took it took longer than I expected for it to be demolished.
