Yay! Another Barkly build! How far along your build journey are you, davidandrobyn? Where abouts are you building your Barkly?

We're building at Cornubia on the south side of Brisbane. We're almost done floors should be going in next week.

Wow, almost done!? Did you make any changes to the design? Which facade did you choose? How was your experience overall? I'd love to hear more or see some pics if you're keen to share?

So many of us building Barkly but other than Richandshez and another blog I found, there's little in the way of pics, and there are no display homes to visit.

Looky what I picked up yesterday!

A summary of our changes and costs if anyone wants to know roughly how much Metricon charge for them:
- Colorbond roof $2,755 + Colorbond rotary ventilator $275 + 4 x snap on eave vents $160 = total Colorbond cost $3,190
- Sarking - $1,655 (might remove)
- Off-white mortar - $1,440
- replace standard Axon Vertical cladding with Scyon Linea cladding $205
- Trilock front door lock and handle upgrade $145
- Ensuite wall extention including cavity sliding door $725
- Upgrade to frameless polished edge mirrors in bathroom and ensuite $100 each = $200
- ensuite shower niche shelf - $384
- Dorf Epic shower head in ensuite - $375 (might remove and replace with our own)
- Chrome waste to showers, ensuite, bathroom and laundry $45 each = $235
- Stylus Cadet chrome hand shower on rail for main bathroom - $190
- Double doors to rumpus room - $690
- CaesarStone kitchen benchtops - $2,735
- Technika 900mm upright duel fuel cooktop and oven - $725 + gas point for stove $435 = $1,160
- Clark Monaco kitchen sink with colander and basket wastes and bamboo chopping board - $375
- Glass splashback $1905 with metallic paint $175 = $2080
- Cold water tap to fridge space - $235
- Fujitsu ducted reverse cycle air con (4 zone, 10 outlet) - $11,985
- Block out roller blinds to all bedrooms - $775 (might remove and install our own)
- Upgrade to wash n wear paint - $520[/list]

How exciting Chaton!

I'd recommend you keep the sarking, it helps with insulation and noise control from the rain on the roof. But definitely remove the blinds, you can get way cheaper yourself and they're easy to install.

I was under the impression that sarking is not a good idea if your bathroom exhaust vents into the ceiling cavity? Our Sales fella is going to get back to me on how much it will cost to have the bathroom exhausts and rangehood vent to the atmosphere or eaves.

The final cost came in a couple of thousand cheaper than the initial quote, and that's AFTER our Studio M spend. There were a few things that were quoted that Metricon have kindly marked as "included" in the actual contract.

Yeah KEEP the sarking.
Have you lived with a metal roof before? Are you prepared for the sound of rain?
It's bloody loud!! Lol.
I LOVE metal roof (I use to fit colorbond roof, gutter and down pipes ), bug they are noisy without insulation.
We are getting ceiling batts that are standard with builder (as with most these days) and we are adding Anticon blankets. Should be cool and quiet ;-)

Ours are venting in to the ceiling cavity and no one mentioned it was a bad idea. I think because you have the whirlybirds it should be fine?

Just had a call from our sales guy and the reason he's been pushing us to sign is that he is leaving Metricon - his last day is tomorrow! So he won't get the commission for our sale, which is a bummer for him, but we aren't able to sign and pay the next installment until our house sells.

We'll have a new sales rep, though I guess there isn't much left to deal with in terms of sales.

Thats a bummer Chaton, the sales staff don't get paid their commission until the slab is laid either. Hope your new one is good.

Forgive me for sticking my nose in but I have an idea that I have done in our Barkly that you could still do.
See the wall that you have kept into the study?.
The wall that is thicker and has a void.
That void has room for 200mm deep shelving.....I have got recessed shelving going in my garage where the void is but thought I would mention is as you have a perfect spot in the study of all places for a really nice built in set of shelves.
It will bring the price down a few dollars too which is nice as less framing.
Just thought I would mention it.

Are your recessed shelves being done during the build? I don't remember seeing them in your photos?

No you need to get them made ,I am making my own of course being a guitar builder I have all the gear but it would not cost more than $200 or 300 dollars to just get an MDF shelf made and paint it yourself.
I could even make it for you for that.
I got the builder to remove the noggins in that wall so I had a clear run from floor to ceiling and I will just cut out the hole later and slip in the boxes.
It might we worth asking m to see what they would charge to do it for you.
If it's too much do it yourself later.
You could just do shelves like this

But I would not put fronts on the shelves as they are already only 200mm

Thanks Richard for the links, seeing it really helps. The last link, with shelves matching the floor, didn't work, but that's ok I think I'd rather plain white shelves.

I floated the idea to hubby and he's keen. Will email our M sales lady and see what they come back with, whether they can do the shelves or just the recess.

So grateful for the great idea!

Woo hoo! Our land settled this afternoon. Its all ours!

It was a comedy of errors leading up to settlement though, with a last minute rush to get the transfer and contract stamped prior to settlement, and on the way there (Caboolture) from our appointments with Stratus and Metricon Tile Studio at Robina, a truck flicked up a rock and cracked our windscreen, so we were delayed with an emergency window repair. Then found ourselves battling the long weekend leaving Brisbane traffic up the highway. Realised hubby hadn't signed the transfer and he was at home so had to get him to jump on a train to meet me there, 5 min before settlement, to sign before the docs could be stamped. Made it to settlement 5 min late, but all settled in the end.

Bathrooms/WC/Laundry tiles:

The larger charcoal tile will be the floor tile for all the wet areas. The glossy beige tile will be for the wall and bath in the bathroom and ensuite, laid brick bond. It will also be the laundry splashback. The stripey feature tile will go in the ensuite shower niche. I would rather use the same tiles as the rest of the shower, but as hubby is near blind without his glasses it will help him to find the shelf when he is in the shower trying to use shampoo/conditioner

Outdoor room tile:

We upgraded some of our grout and with the brickbond upgrade and feature tile it was only an extra $200 added to our contract at the tile appointment.

We spent up more than I'd wanted to at our electrical appointment, but less than hubby had planned. Though I'd previously sworn off downlights, we wound up with a dozen, but I must say the newer LED ones are much nicer than the old halogen ones and just suited some of the small spaces like the portico, WC, Bed 2 WIR and help add a bit more illumination to areas with feature lights like the kitchen and dining area. All up it was about $6,300, with $2,500 included so $3,800 added to our contract.

Great tile choice Chaton, did you get the pregnant lady? I found her really helpful. Love the brick bond lay it will look fab. The standard range isn't to bad hey. Hehhehe I laughed about you getting the down lights. They look much nicer than the older ones hey.
