Do you know how far your handover would be from the final inspection day? Your pendants look really good... Thanks for mentioning about the PCI checklist... I will definitely check that and keep a copy handy during our inspection ... Thanks Harmelb, we have received the report from our Independent building inspector and oh boy!, he was very thorough, it is quite detailed and there is a lot of things to be fixed especially external like weep holes blocked, sisalation, sarking has defects, storm water pipes not below groung level, brick mortar blowouts, the list goes on and on ......, so the supervisor had next week he will get the tradies back in, then roughly 2 weeeks from now he will call us again for a final inspection to rectify what the building inspector and us have noted. I would recommend this guy to anyone without hesitation if you need a building inspector it was money well spend and we are in no doubt getting him again at the final inspection and at 6 months post handover. If anyone interested in Brisbane, Gold Coast, Ipswich area his name is David and the company name is All Inspect, their office is in Park Ridge. Great guy and does his job thoroughly. Highly recommended. Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 43May 21, 2015 3:59 pm Hi RU2014, I have been following this thread, thank you for sharing all the information. May I please ask the approx. cost of hiring an independent inspection at PCI? I saw you mentioned you used All Inspect, would you mind sharing how much it cost to hire their service? Thank you, Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 44May 21, 2015 4:04 pm Hi RU, Now that your house is complete, it would be great to see some pictures... Do you have any latest ones? Thank you, No worries, cost for hiring the independent building inspector was $450. It all depends with size of your house, ours is 41sqs. Also the inspection report comes back to you in less than 24hrs post PCI. PCI was 11am 20/5 and report came through 0726am today. Unfortunately i did not take any photos yesterday, was just busy with inspection but will take room by room on the final inspection so i can give a good glimpse of the whole house. Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 47May 21, 2015 6:22 pm Do you have to pay the independent inspector again during the final inspection, when he verifies everything or does this $450 cover that as well ? Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 48May 21, 2015 6:23 pm harmelb Do you have to pay the independent inspector again during the final inspection, when he verifies everything or does this $450 cover that as well ? He said we have to pay $200 for any following inspection. Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 49May 21, 2015 6:27 pm So we will only do one more either at final inspection or 6 months post handover. Still battling which one?, though 6 months post has the benefit on any other issues we find post moving in, can address them as well. Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 50May 29, 2015 11:16 am It has been 9 days post PCI and today i decided to drive down to see if Simonds have started rectifying things that came up on PCI report from our independent inspector and also us and i am so dissapointed. No one has been there since PCI day, when we shut the doors that day, that was it!. I feel like crying right now. We are very disapointed, the now SS who was the previous SS's Manager told us this week they will do all the bits and pieces that needed fixing and then next week they will replace chipped benchtops. Nothing has happened so far, i am absolutely guttered by Simonds i have no good words for them on Handover day except a very nusty email to their top boss. Hubby has just send an email to Simonds. Yesterday or day before left a voice message on his phone to call with an update and no reply till now. What are we suppose to do?,. Last day according to our contract is 15 June and we are so close yet so far. This built started way back in November, i am tired to be honest. Arrrgh. Wish this phase could be over!! Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 51May 29, 2015 2:19 pm Oh that's really disappointing... I guess after the Fixing stage, they slow down their work... Even In our case, it seems to be going very slow after the fixing stage ... Probably because they have got 90% of the money and they are least bothered about the pending stuffs... Our fixing stage progress payment was done almost a month ago , and not sure why it's taking so long for them for the minor stuffs that are left ... The garage door installation has taken for ever now... Hopefully your maintenance stuffs get sorted out soon...There's really not much we can do about it, isn't it? Yes you are right that they have 90% of their money thats why they slow down. Same as us our garage door took forever to be installed and our house was left exposed to the public that way because they did not put fence up at all with a reason that there has not been any theft reports in our acreage area whereas some builders around there still put fence up. It is not good hey because it is the word of mouth that gives them customers. Re: Simonds Sanctuary in Brisbane- Lock up stage-PICS! 55May 29, 2015 9:22 pm Congrats RU2014... Is there something left that you are planning to do after handover or is everything already done? Post handover jobs; -Concreting about a metre or 1.5m round the whole house. -Driveway booked in for the week beginning 8 June. - Electrician to be booked post concreting to come and finish installing our ducted heating & cooling. We went with Actron 23KWh with 8 zones and 2 controls ( one for main bedroom). All bedrooms are zoned individually. - Tiling to Alfresco and partico. Also complete tiling to rangehood area. For curtains i would like to do plantation shutters but need to save $$$, so we bought some eyelet block out curtains from Curtain Wonderland for $29 each for all bedrooms, theatre and sheer curtains for study. I left the sliding door to alfresco with nothing and will get it tinted and see how we go. Joe, it depends on your certifier but we are noticing the ones we deal with are really cracking down.
