Browse Forums Building A New House Re: Redink Yanchep - 1st time & Absent build 41Jun 10, 2014 6:44 pm Hi Everyone I have yet another question please! If we were to get our WIR fitted out by someone like Lifestyle Wardrobes, should we still ask for the doors? Incidentally - if someone would DM me what they've been quoted to fit it out I'd much appreciate it! I may have to wait with that for years if too expensive in which case doors it is anyway! Re: Redink Yanchep - 1st time & Absent build 43Jun 11, 2014 4:50 pm Just caught up on your thread! I definitely agree with everyone that option C is the best for your WIR! And really have a good think about adding it. I feel that a WIR is something that makes a house look and feel much more attractive. And you sure do have the space for it. If you want an accurate quote you could always email Wayne at lifestyle wardrobes your plan and he will draw something up for you with a quote in no time at all! As for the ceiling heights I also agree raising to 31c is a great choice. We are SO happy we did this, it really makes a huge difference! We raised the windows and alfresco/Master bedroom sliders to 28c and we are glad we did. It does look very grand and opens the space up a lot. Our block is quite small so anything we could do to create the feeling of more space was a plus for us. Its funny looking at our house going up now...as the top of our window frames are in line with the neighbours roof lines! Makes me feel like were building a mansion hehe Check out my pictures of the main living area if you want to get an idea of what 28c high windows look like with a 31c roof. Looking forward to following your build! Re: Redink Yanchep - 1st time & Absent build 44Jun 12, 2014 3:12 am Thanks Dee I did have a look and I still can't make up my mind lol - I'm the worst possible person to give a menu to Think you're right I should ask for a quote just to get a good idea of cost afterwards. We're now awaiting our initial quote - have asked for a quote with some extras up front so we don't have such a shock at prestart - so fingers crossed it isn't excessive! Re: Redink Yanchep - 1st time & Absent build 45Jun 12, 2014 9:21 am Definitley try to get everything included now that you want before you go to prestart. Its is better that this bit takes a bit longer and you are sure you have everything covered so that prestart is just a matter of selecting colours. My build: viewtopic.php?f=31&t=68002 Re: Redink Yanchep - 1st time & Absent build 46Jun 13, 2014 5:38 pm TGIF - my working day is just starting though - hopefully I can catch up a bit with all the threads later tonight! I'm still obsesses by windows I think - in the things people forget thread someone suggested standard sizes windows. This made me wonder about the size windows as shown on the plans/drawings. They all seem to be standard size (or what I imagine std size to be) with 10cm added. I assume this is for the frame, and that standard size window dressings would fit? So if 1810 then 1800 blinds would fit? I've seen it in the Georgia and Dee I think it is also in your house in a few places - a feature wall recess - what is it called and is it expensive? We're anxiously awaiting the PCQ - my OH even had a dream about how much it will be. Hope it isn't after the weekend!!! Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 47Jun 13, 2014 6:52 pm Windows were challenging. I had no idea what the numbers meant, couldn't visualize. in the end we chose a lot of what the display had. made eeastern and western a bit different to accomodate. we had a wall recess quoted on the wall at end of front foyer, behind pantry. it would have been 900 mm wide w sill at 14 course and head at 26 c. they quoted$744! we decided against it. we put $10k prestart allowance into our pcq and thought we'd already upgraded a lot in pcq, but that allowance went quickly and we had a lot of tough choices to make to stick to budget. so recess didn't make the cut. with electrical we still went over $3k:-( but in the long run worth it, we hope;-) Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 48Jun 13, 2014 7:05 pm Posting to follow. In awe that you are doing this from so far away. Just regarding window sizes I have always found that the end measurement is usually 15 to 20mm narrower. For example a 910mm wide window will be down to 890 to 895 after they have plastered/drywalled over the brick. Off the shelf blinds are always just that little bit too wide. Hope this helps and good luck with your build Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 49Jun 14, 2014 9:32 am No quote yet - it is 'in the system' I so hoped we could get the quote so we can make our decisions and get it signed off! Thanks again ardie, I'm starting to feel very poor indeed just thinking about all the things - they're all smallish numbers but they add up don't they! So a recess will probably not get any priority here either. I've asked about a bulkhead over the kitchen bit and was told that is around $1000 - wonder if that is worth it? I find it slightly ironic that you pay for higher ceilings then pay to have it lowered again haha. With the sweet home 3d thing I could more or less work out the size of the windows in relation to the size of the rooms, although I had them all on the wrong height I can't be bothered yet to move them! I really like the Georgia's window sizes and placing so I'll be a little bit envious of yours - my OH prefers even sizes for some reason! Hi asha I've had a look through your thread the other night - your previous house is absolutely beautiful I'm not sure I'd have wanted to move! Your new house is going to be amazing too - I think our home here in England would fit on your alfresco lol - bet you can't wait to move in grrrrr so off the shelf won't work - wonder who buys it if it doesn't fit the standard windows? Where do people get their window dressings from? Excuse any typos, it was a looooong day and I am now off to bed have a good 'un everyone! I have bought off the shelf roller blinds and cut them down with a hacksaw and standley knife before. So much easier and not much dearer if you wait for specials to get custom made. Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 52Jun 15, 2014 10:09 am Hi belzey - well so far it has been confusing more than anything else Spending every waking moment trying to figure out what terms mean and how things are meant to work. This forum and all the lovely helpful folks have been invaluable, I shudder to think what we'd have done had I not found it. We'd have been blissfully unaware of so many important things. Like soakwells lol! And with family there who has kept us up to date so far I'm sure (hope!!) we'll be fine. Asha I think I agree, makes much more sense to get made to measure. I was sort of hoping it was different in Aus from over here - none of our windows are standard sizes, and I always attributed it to the houses being old and built before 'standards'. But from what you say it would seem the same issues persist Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 53Jun 15, 2014 12:01 pm Hi Malsannie ... Just had a read through, wow I take my hat off to you, I live 2kms from where I am building and its stressful enough - you're in another country!! Love what you have done with your plan, I can see you've put a heap of thought into it. I'm with Asha on window treatments, pay for custom ones, they are done right to size and it takes the stress out of it all. Plus the choices and options are a 1000 more ... Off the shelf are pretty limited to white, beige, grey and black. Look forward to following how this goes for you, good luck! Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 54Jun 16, 2014 9:43 pm Thanks Marcia that really means a lot to me! I'm afraid I've done some more tinkering I'll upload some options tonight after work have lunch now! I guess the real panic will set in when we need to make proper selections and see real progress at this stage it is sort of still only theory I've also started using Pinterest to track some things I see all over it is a great resource isn't it? Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 55Jun 16, 2014 9:48 pm I love Pinterest! totally keeps me organized, since I see so many photos that I like I also love houzz, but it's addictive and everything looks expensive. Now is the time to tinker with the plans. We thought we had, and then it took ages to get to prestart and then felt panicky that we wanted to change more things. However, now that we're signing off on final variations I've sworn, no more changes. Re: Redink Yanchep - 1st time & Absent build - Awaiting PCQ 57Jun 19, 2014 6:52 am GRRRR feel slightly dejected tonight - we got the pcq - some things are just completely OTT. And it doesn't include all things we asked a quote for. Almost tempted to go back to the original plan and take it as is. I'm sure we'll feel better once we've had time to come to terms with some of the things we have to give up! grrrrr and this isn't even prestart yet! Re: Redink Yanchep - 1st time & Absent build - PCQ woes 58Jun 19, 2014 10:08 am Just make sure you check, check and check that they have quoted exactly for what you asked for. I say this because we too requested costs for everything before we signed, so we knew what we were up for. I put everything in writing. My wording 'overhead cupboards across entire length of back wall of kitchen' meant to the builder 'overhead cupboards across length of back wall EXCEPT fridge recess'. And wording 'extend laundry bench and add cupboards underneath, full length of under bench space, two to be pull out hamper drawers' meant to the builder 'extend bench and add two pull out hamper drawers'. This all meant when we got the working drawers to sign off, lo and behold, they were wrong and it cost us an extra $700. Lucky for us the builder wore some of the cost, because to fix was about $1400! I guess being where you are, everything is in writing anyway (email) but hold onto it all ... you never know when you might have to present it. Re: Redink Yanchep - 1st time & Absent build - PCQ woes 59Jun 19, 2014 11:29 am Definitely check the wording of the items, change it to make sure it says exactly what is included. If the prices are too high on certain things question it, ask them to relook at it, see if they can come up with a better price. My build: viewtopic.php?f=31&t=68002 Re: Redink Yanchep - 1st time & Absent build - PCQ woes 60Jun 20, 2014 3:43 pm Wow Marcia I'd have been a bit peeved by that! I'll definitely hold on to each email. Burnsfirstime, I've asked for some clarification for some of it - to give an idea, the quote for the cupboards in laminate and basin in the powder room came to $2531! That is not even with an essastone top What is the deal with hobless showers? Are they more expensive? Why would you go with them? I think we'd like to make the ensuite shower a bit wider as well as the WC - it seems very narrow. Hey everyone Not for me or anyone I know, just generally interested.
