Browse Forums Building A New House Re: Building Henley Manaco Q3 - Heritage hill berwick waters 41Jan 23, 2014 10:13 am That's pretty good. You can see all this happening. Most of workers should be back by now. Did you ask for extra wood in walls to mount tv or dryer? Re: Building Henley Manaco Q3 - Heritage hill berwick waters 42Jan 23, 2014 11:00 am Na didnt bother with that as We arent going to be hanging anything up.. I like the look of a tv on a unit etc. Also our laundry isnt the biggest and we will be having the Washing machine on the floor. Re: Building Henley Manaco Q3 - Heritage hill berwick waters 43Jan 24, 2014 11:00 am They have delivered our plaster board! I have a feeling they are going to be bricking it and plastering it all next week! So looks like we may be catching up! They have also installed all the handles and locks onto all the doors ready to be locked up!! I am going to assume that they will have us at lock up end of next week start-mid of the following week! Fingers crossed! Re: Building Henley Manaco Q3 - Heritage hill berwick waters 44Jan 24, 2014 6:18 pm That's a great news. Re: Building Henley Manaco Q3 - Heritage hill berwick waters 46Jan 25, 2014 9:46 am Yah! Did u have to upgrde ur insulation at all? Second Build, this time with Carlisle 2016, can't wait! Was great reading through your read and keen to see the bricks on and the progress Question - when did u have to upgrade ur insulation? Was this at tender appt? Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=68375 Re: Building Henley Manaco Q3 - Heritage hill berwick waters 49Jan 26, 2014 7:41 pm Hey Jase! Yep we went to tender and they advised that due to the way they had to cut our block we were unable to have a waffle pod slab, so we ended up having a raft slab. This then had to go back to their engineers to advise of what needs to be done to meet the 6 star rating. This was meant to be an additional cost to us, but we ended up getting this at no extra cost! So we were pretty stoked about that! They advised that this may be the case, but we didnt find out until they sent us the final sign off drawings. Then 1 week later they were out at our site cutting it out! Have they told you which slab you require yet? Or havent gotten to that stage yet? Re: Building Henley Manaco Q3 - Heritage hill berwick waters 50Jan 26, 2014 8:51 pm Yep we are getting the waffle pods! Have had our tender and they didn't say anything extra about achieving the 6 star rating so I assume we are fine.. Well done in getting it for free! Nice job Build Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=68375 Re: Building Henley Manaco Q3 - Heritage hill berwick waters 51Jan 26, 2014 9:36 pm Ahh sweet!! Yea ours came through as that after tender! But we had to rush through our contracts due to an issue with the bank and bailing on our original builder! Was a massive headache!! But in the end it all worked out Re: Building Henley Manaco Q3 - Heritage hill berwick waters 52Jan 26, 2014 9:55 pm That's cool you got the upgrades for free! We have a raft slab too (building on clay) so had to do a couple of minor adjustments. It was WAY after tender though, because the council took forever to register our title. I think it may have even gone through as a post contract variation because it was so late! - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013. Our thread: viewtopic.php?f=31&t=67954 Re: Building Henley Manaco Q3 - Heritage hill berwick waters 53Jan 26, 2014 10:01 pm Jase_Dave Yep we are getting the waffle pods! We received our final drawings with the variation for the energy report. As we already upgraded for energy purpose at tender our post variation came back as zero. We received 6.1star lol Second Build, this time with Carlisle 2016, can't wait! Re: Building Henley Manaco Q3 - Heritage hill berwick waters 55Jan 27, 2014 7:58 am Haha I dont know what the inital energy came back to be. They told us at tender cause of the siting of the house we had to upgrade plus they gave us extra silar panel as well Second Build, this time with Carlisle 2016, can't wait! So our bricks are meant to start today... However its another heatwave week here I am hoping that they can get them started in the mornings Re: Building Henley Manaco Q3 - Heritage hill berwick waters 57Jan 28, 2014 10:11 am it seems like sit, and wait approach is the way to go with insulation before making an upgrade call. stayxtrue, can feel for you mate. after all that sorted, now this heat wave, just terrible. Re: Building Henley Manaco Q3 - Heritage hill berwick waters 58Jan 28, 2014 11:00 am HI stayxtrue, we are thinking of doing only, one door to the Living area and we have worked out the wall wooden art, so will advise our admin to the tender to keep the space there on wall, so can be fitted later Also my cousin is building his house at Williams Landing, with Portar davis, and he did the inspection with independant inspector, and did not come out good, lot many things were not up to the standard so he went back to PD and they are rectifying that he did this inspection just before hand over, and now it has pushed the handover for another 3 weeks and his building contact time line was 6 months, PD has already used that 6 months and now paying $1000/month back to my cousin for delay, are you planning to do that at some stage? i highly recommend you doing it, i think he paid around $800 for that but worth paying Re: Building Henley Manaco Q3 - Heritage hill berwick waters 59Jan 28, 2014 11:18 am Yea well it would depend on when your land was titled as well. As sometimes they are unable to do the soil survey before your tender etc.. It seems to be different for everyone!! Yea I have a feeling they will be starting ealier in the mornings as they really cant afford to have too many more weeks of delay! So far we have had our house sit with roof and frame for quite some time and no bricks, but there is a bonus to that! It means that in this extreme heat our frame has had time to settle and dry out!! One of our family friends who is a builder has said that even though nothing has happened, in the long run its a good thing! As we cant have this sort of thing happen to us. You spend so much money building a house and the last thing you want is a lot of issues! Did he do it a few weeks before handover? Howdy all.
